House Rules:

• We are happy to cover your electricity and water bills at our expense, but we kindly ask you to consume mindfully, as sometimes the monthly electricity bill can be up to 10,000 baht (never bother to switch the air conditioners off);

• We are happy to provide weekly bedding and towel replacement free of charge if you stay with us for longer than 12 days. Please note that the apartment is equipped with a washing machine, a vacuum cleaner, a mechanical mop, and all other necessary equipment to keep the place clean. If you wish to order extra cleaning with a change of bedding and towels, we can arrange it for an additional 1,000 baht per time;

• Check-in time is after 3 pm, and check-out time is before 11 am; however, if possible, we are quite flexible and happy to give a few hours free of charge if the next guest is not waiting at the door; ***Please note: check-in after 10:00 PM is only possible if you use our transfer service!

• If you failed to request additional rental inventory, such as a baby cot, high chair, or an extra bedding set for the sofa bed at least 2 days prior to your check-in and we need to arrange additional transportation of the inventory after your check-in, there is an additional delivery fee of 500 baht paid directly to the driver who delivers the inventory;

• Airport transfer is available. Our driver will meet you at the airport's arrivals section. The rates are as follows: Daytime (5:00 AM - 9:59 PM) rate is 900 baht; Nighttime (10:00 PM - 4:59 AM) rate is 1,100 baht. We are also happy to arrange a minibus for an additional 200 baht. We highly recommend ordering the airport transfer service from us. Our rates are almost the same as if you took a taxi from the airport. But the address system in Thailand doesn't work the same way as in other countries, and the vast majority of taxi drivers are not familiar with GPS or any maps. That's why many of our guests, who decided to arrange transportation themselves, complained that they spent hours in a taxi cruising around and trying to find the villa. If you still decide to organize transportation by yourself, please make sure you save the location to your smartphone with GPS to show the way to the taxi driver. Normally, the taxi driver would ask you for the hotel's phone number, but we are not a hotel, and very often we are not available to provide explanations by phone on how to find the building. Please do not give our phone number to a taxi driver unless there is an emergency, and please remember that we sleep at night :)

• We love pets, but they are not allowed by the complex rules;

• Smoking is not allowed in the apartment (the penalty fine is 20,000 baht). Please use the balcony;

• We are happy to offer a weekly change of linen with towels for free for longer stays longer than 12 days. The apartment has all the cleaning utensils – a washing machine, a vacuum cleaner and a mop. We can offer additional cleaning with the replacement of bed linen and towels for 1,000 baht;

• Check-in after 15:00, check-out before 11:00. If we have the opportunity, we are always glad to give you more time for free, provided the next guest is not already waiting at the door; ***Please note that check-in after 22:00 in the evening is possible only when using our transfer service!

• If you did not request a crib, high chair, or extra set of bed linen for the sofa bed at least 2 days before check-in, we can arrange for them to be delivered after check-in for a separate fee of 500 baht.

• We are happy to arrange an airport pickup for you. Our driver will meet you at the exit with a sign in your hands. Rates: Day time from 5 am to 9:59 pm - 900 baht; night time from 22:00 to 4:59 am - 1,100 baht. We are also happy to arrange a minibus at an additional cost of 200 baht. We recommend ordering an airport transfer from us! The cost of our transfer is almost the same as that of a taxi at the airport. Usually drivers don't know addresses and don't use navigators or maps. Therefore, many of our guests who arranged the transfer on their own experience great difficulties in finding their way to the villa. If you decide to get to the apartment yourself, save the location in your phone using GPS to show it to the driver. Taxi drivers usually ask for the hotel's phone number, but we are not in a hotel and often cannot explain over the phone how to find us. Please do not give our phone number to the driver except for emergencies and also remember that at night we are resting too:)!

• No smoking in the apartment (fine - 20,000 baht), please use the balcony;
