BY BOOKING THIS HOME, YOU AGREE THAT IF YOU OR ANY OF YOUR GUESTS FAIL TO FOLLOW AND ADHERE TO ANY OF THE RULES AND TERMS, YOU WILL PAY THE ASSOCIATED FINES AND MAY BE EVICTED WITHOUT REFUND.

YOU MUST CLIMB A STEEP LADDER TO GET TO THE LOFT.

ABSOLUTELY NO STREET PARKING. ABSOLUTELY NO TRAILERS ALLOWED. Parking is available in the driveway, 2 of the garage bays, as well as an oversized carport ONLY, and is strictly enforced. (Owner items in the garage are NOT for guest use). If you require additional parking you may park at the parking lot(s) on Hwy-89, just north of McCoy Creek (1 mile away) or at the entrance to Bridger Teton National Forest (5 miles away). This is also an appropriate location for trailer parking. Overnight parking is permitted.

DO NOT drive your toys in the community, neighbor yards, etc. The large meadow behind the property is privately owned. The owners generously make it available for foot traffic. NO MOTORIZED VEHICLES are allowed. With hundreds of miles or recreational trails in Alpine, trail maps are available at most establishments. Please follow all posted signs in the community.

FIREWORKS ARE PROHIBITED in the subdivision. YOU AGREE TO PAY A $1000 FINE IF WE FIND ANY EVIDENCE OR RECEIVE ANY COMPLAINTS OF FIREWORKS BEING SET OFF ON OR NEAR THE PROPERTY.

WATER USAGE: The Broken Wheel subdivision is in the process of upgrading the well system. It has been a multi-year project. The summertime is a very difficult time frame. Please do your best to conserve water while on site. Although we are in the process of increasing the well capacity we still occasionally have to truck water in. Water use is only for indoor domestic use. No portable pools or hot tubs are permitted, no washing cars, etc.

ANIMALS: THIS HOME IS NOT ANIMAL FRIENDLY! YOU AGREE TO PAY A $1000 FINE IF WE FIND ANY EVIDENCE OF AN ANIMAL ON THIS PROPERTY. NO EXCEPTIONS.

SMOKING: THIS HOME HAS A STRICT NO SMOKING POLICY ANY WHERE IN OR ON THE PROPERTY, INCLUDING, BUT NOT LIMITED TO, PATIOS, PORCHES, AND DRIVEWAY. YOU AGREE TO PAY A $1000 FINE IF WE FIND ANY EVIDENCE OF SMOKING ON THIS PROPERTY.

WINTER: 4 WHEEL DRIVE, SNOW TIRES, AND HIGH GROUND CLEARANCE RECOMMENDED IN SNOWY CONDITIONS. If your vehicle has minimal ground clearance or highway tires, even if it's an all-wheel drive vehicle, you MAY get stuck. We are not liable for driving conditions or guests getting stuck if they are not driving appropriate vehicles with appropriate tires and/or do not follow our driving directions. We can certainly refer you to a tow or plow company at your cost and tow/plow company's schedule/availability, should you need it. Please look at updated weather and road conditions/closures. We will do our best to have the driveway plowed after every 6+ inches of snowfall. Please note that we are at the mercy of the snow plow company’s schedule. We highly recommend bringing a shovel for emergencies. Please know that we will do our best to accommodate your needs, but we cannot be held liable for driving conditions.

We do not refund for anything outside of our complete control.

**CHECK-OUT INSTRUCTIONS: Each property will be inspected, sanitized and cleaned after your departure. The cleaning fee you have paid will provide for normal cleaning so that you can enjoy your vacation up to the last moment. You agree to pay $50 per lost key, and $300 for a lost key fob, electronic key, garage door opener, or parking pass.

DEPART ON TIME. Check out time is ABSOLUTELY NO LATER THAN 10:00 a.m., unless a different time has been previously agreed upon. You agree to pay a $75 fee for each 1/2 hour past the required checkout time that you depart, as we often have guests leaving and arriving the same day, while leaving our team a small amount of time to clean.

DO YOUR DISHES. If there is a dishwasher, put all used dishes in the dishwasher, add detergent, and turn on. No dishwasher? Then please wash them by hand. Do NOT leave any dirty dishes!

TAKE YOUR GARBAGE OUT. Garbage is picked up once per week. Bag all trash, place in garbage can outside and secure lid. Move can to end of driveway MONDAY night, move back up to property Tuesday night. There are 2 garbage cans in kitchen in roll out cabinet to the right of the sink. There is no recycling pick up at the house. The closest recycling is outdoors at Hoback Junction. Excess trash must be taken with you upon departure. This includes all trash and leftover food in the fridge and cupboards, yard, and house. NO TRASH LEFT BEHIND!

GATHER USED TOWELS. Put all used towels in the laundry room. Start at least one load of laundry. Leave the used beds unmade, and our housekeepers will take care of that for you.

COVER HOT TUB. If there is a hot tub, put the cover back on so the water stays warm, MAKE SURE IT IS SECURELY LATCHED CLOSED, and leave the temperature at 104 degrees.

TURN OFF LIGHTS/APPLIANCES. Turn ALL lights and small appliances OFF. Make certain a burner or hazardous condition doesn't exist.

LOCK DOORS/WINDOWS. Make sure the home is locked up and secure.

PUT KEY IN LOCKBOX. If you used a lockbox key, put it back in the lockbox and put all other keys/fobs on the counter. Do NOT leave the house key inside the home upon departure.

GRILLS OFF/FIRES OUT. Make sure all propane grills are turned off, and charcoal grills and firepits are fully extinguished.

You are required to leave the property in the same general condition that you received it, furniture in original placement, and the rooms generally picked up and ready to be vacuumed, dusted and sanitized. Each property will be inspected, sanitized, and cleaned after your departure. The cleaning fee you have paid will provide for normal cleaning so that you can enjoy your vacation up to the last moment.

We are not looking for a reason to fine you, but additional fees will be assessed to cover additional labor hours/costs if check-out instructions are not followed. These rules help ensure the well-being of the home, as well as positively attributes to helping all guests have a memorable experience. The list is quite simple and nothing extraordinary. These are probably the same things you did to your own home before you left for vacation!
