All properties are strictly smoke-free environments; smoking anywhere on the premises, including balconies, may result in immediate termination and recovery fees starting at $500. Parties are prohibited. Guests must observe quiet hours from 9pm to 8am.

Pets are welcome (max 2 pets, 40lbs combined; no Pit Bulls, Bull Mastiffs, or similar breeds) with a separate pet fee of $100-300 based on stay length. Pets must remain leashed outside.

To comply with HOA and legal requirements, a valid government-issued photo ID is required, and guests must pass a verification portal (criminal background checks may be required). A minimum age of 22 is required for the primary booker. A $150 security hold or a $35 non-refundable damage waiver is required. Weapons and drugs are strictly prohibited.
