-All guests will be required to sign the renter agreement and share a working email that will be used to send important trip communications. Agreement attests to the following: -Guest is an adult over the age of twenty-five (25) years old and assumes responsibility for those occupants or others who are under the age of 25, unless specifically agreed in advance with Company. -Guest will keep the Property as clean and safe as the conditions of the Property permit. -Guest will not cause unsafe or unsanitary conditions in the common areas and the remainder of the Property that the Guest uses. -Parties and large gatherings of any kind are strictly prohibited in or around the Property, or in any common areas or facilities. Guest will comply with all noise restrictions and local ordinance restrictions as posted at the Property and on the booking platform. -Guest agrees not to use the Property for any commercial activities or purpose that violates any criminal law or governmental regulation. -No smoking is allowed in, at, or around the Property. If the Guest violates this “no smoking” rule, additional cleaning fees of $150-$400 for carpet and upholstery cleaning will be charged through Airbnb's 'Aircover' program. -No pets are allowed in, at, or around the Property without permission. If the Guest violates this “no pet” rule, additional cleaning fees of $150-$500 for carpet and upholstery cleaning will be charged through Airbnb's 'Aircover' program and Guest will be asked to immediately remove the unauthorized animal and / or terminate the occupancy immediately. -If a dog is considered a “Service Animal” the Guest must notify the Company in advance with the appropriate certification. Many HOA's require additional registration to be completed before a service animal can be permitted to stay. Guest agrees to provide documentation for such registration as required. If this notice / cooperation is not provided, Company will assume that any animal occupancy is a violation of the contract and will be charged as such. Guest also agrees to be liable for any damage to the Property caused by such Service Animal.

In addition, -If listed, please check ahead for pool and other specific facility opening times in Spring and Fall.

1. Collect all personal items. I can return things for a fee of $45 plus postage if necessary. 2. Load / start dishwasher and wash all pans. 3. Take all trash & recycling out to dumpster in the parking lot. 4. Make sure all furniture is left where you found it. 5. Let me know if there were any breakages / spills / items needing attention.
