By making a reservation, Guest agrees that Guest, other members of the rental party, and Guest’s invitees will abide by the following Rental Rules, as well as any other rules posted on the Property:
a. Noise / Noise Monitors: Guest understands and agrees that they, and all members of their rental party will be respectful to the neighbors, including, driving slowly on the road to the Property, not creating any noise (including music) which the neighbors can hear, especially in the evening and during the night. Any serious or repeated violation of this rule may result in immediate termination of the rental and removal from the Property, without refund for unused rental time. If quiet hours are violated and complaints are received by the HOA or neighbors, then a $250.00 fine will be accessed after the first warning. The next occurrence will result in eviction without refund. To ensure a peaceful experience for all guests and our neighbors, this property is equipped with a noise monitoring device that measures decibel levels (but does not record audio). The device is used solely to detect excessive noise levels that may indicate a party or disturbance. Please keep noise to a respectful level, especially during daily quiet hours (10 PM – 8 AM). If excessive noise is detected, you may be contacted to reduce volume. Continued disturbances may result in fines or eviction without a refund.
b. Use of Property: The Property is intended solely for quiet residential use. Guest shall not use the Property for commercial purposes, large gatherings, receptions, or other events unless expressly approved in writing by Manager prior to the Check-In Date. Any excessive noise, disturbances, or unauthorized guests may result in immediate termination of this Agreement and removal from the Property without refund
c. Minimum Rental Age: Guests must be at least 21 years of age to book this property. The individual making the reservation must be present during the stay and is responsible for all members of the rental party. Valid government-issued ID is required to verify age at any time.
d. Children: Guest agrees that no children will be left unattended when on the Property.
e. Pets: For health and safety reasons, no animals of any kind are permitted on the property. The host's family has severe allergies to pet hair and dander, so this home must remain 100% allergen-free. No exceptions. Evidence of a pet will be grounds for immediate termination of the rental agreement. Evidence of a pet will result in an additional $800 cleaning fee.
f. Smoking: Smoking is NOT allowed on the Property, either inside OR outside. Evidence of smoking will result in an additional $800 cleaning fee.
g. Lost Belongings: Manager and its agents are not responsible for the loss of personal belongings or valuables of Guest.
h. Check-In/Check-Out: Check-In Time is 4:00 p.m. Mountain Time, and Check-Out Time is 10:00 a.m. Mountain Time, unless Manager otherwise agrees in writing.
i. Furnishings: Guest promises to keep the Property and all furnishings in good order and to leave the Property in the same (or better) condition than when it was rented. Guests shall not remove any furnishings from the Property.
j. Appliances: Guest promises to use appliances on the Property only for their intended uses.
k. Maintenance: If any issues arise with the functionality of the vacation rental, please contact the Manager immediately. We will arrange for qualified vendors to assess and address the problem as promptly as possible. Please note that no refunds or rate adjustments will be issued for maintenance-related issues, including but not limited to failures of heating systems, hot water, appliances, grill, cable, Wi-Fi, or hot tub.
l. Right of Entry: Guest(s) acknowledge and agree that the Manager, or contractors/vendors authorized by the Manager, may enter the property at reasonable times to investigate disturbances, verify occupancy, conduct real estate showings, assess for damages, or carry out necessary repairs, maintenance, or improvements as deemed appropriate.
m. Off-Limits Areas: Guest shall not enter any areas marked ‘private,’ including but not limited to locked storage closets, the basement, and attic areas. All such areas shall remain locked at all times.
n. Disturbances: Manager is not responsible for any noise, disturbances, or interruptions that occur during your stay and are beyond our reasonable control, including but not limited to construction, neighborhood activity, or facility closures. Guests will not be entitled to refunds or relocation due to such disruptions.
o. No Deliveries: Guest may not have packages or mail delivered to the Property unless Manager otherwise agrees in writing.
p. Parking: Guests may park one vehicle directly in front of the garage and one additional vehicle in the parking area directly across from the garage. Guests are prohibited from parking on the street, in the grass, or in any manner that blocks traffic from entering or exiting the parking lot. A parking pass must be displayed in all vehicles while on the property; parking passes are provided at the property for guest use. If the guest checks-out of the property and does not leave the parking passes, garage door opener, or house keys at the property a $200 fine will be charged to the guest's card on file.
q. Housekeeping: Linens and bath towels are included in the Rental Fee. A washer/dryer is provided for Guest’s use. Mid-stay maid service can be arranged for an additional charge, if requested in advance by Guest. Manager would greatly appreciate if Guest would start the first load of towels on the morning of the Check-Out Date.
r. Trash Disposal: Trash is collected on Monday mornings. The trash bin is located in the garage. Please roll it to the end of the driveway on Monday morning with the lid securely closed. If you forget, no problem—our cleaner (if available) will check whether the bin is out. If it isn’t, they’ll roll it out for pickup. After it’s been emptied, we kindly ask that you return the bin to the garage. This helps deter wildlife—especially important in bear country. Additional garbage bags are provided at the property for guest use. Any excess trash left on the Property may result in an additional cleaning fee.
s. Winter Weather: The Property is located in snow country. Local roads may be covered with snow. Guest shall be responsible for shoveling their car out should the Property receive significant snow during Guest’s stay. Manager highly recommends four-wheel drive and/or chains during the winter months. Manager will not issue any refunds due to road conditions. For this reason, travel insurance is strongly recommended. Please be advised that during the winter months, porches, walkways, and driveways may become slippery due to snow or ice accumulation. The property’s snow removal contractor will provide service once three (3) inches of snow have accumulated. In the event that snow or icy conditions occur between contractor visits, a shovel and ice melt are provided in the garage for guest use. Guests are encouraged to exercise caution when walking outdoors, as conditions may change rapidly during winter weather.
Disclaimer: The property owner and management are not responsible for any accidents, injuries, or damages resulting from weather-related conditions, including snow or ice on walkways, porches, or driveways.
t. Alcoholic Beverages & Drugs: Guest agrees that there will be no illegal activities on the Property, including but not limited to: possession, serving or consumption of alcoholic beverages by anyone under the age of 21; or the possession or use of any illegal drugs. Additionally, Guest accepts full responsibility and liability and hereby indemnifies Manager and their agents for anything that happens in relation to Guest and/or Guest’s party partaking of any alcoholic beverages or drugs on the Property.
u. Wood-Burning Stove: Guests may use the wood-burning stove but must follow the provided safety guidelines. Only property-provided firewood is allowed. Do not burn paper, cardboard, or synthetic logs. Do not leave the stove unattended while burning and extinguish fully before leaving or going to bed. No one under 18 may operate the stove. Cooking on the stove is prohibited. The Manager is not responsible for any damage caused by improper use of the stove or failure to follow these fire safety guidelines.
v. Hot Tub: Guests may use the hot tub at their own risk. Children under 12 must be supervised. No glass containers, soaps, or oils allowed. Please shower before use and keep the cover on when not in use. Misuse resulting in damage or extra cleaning may incur a fee. Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND ON THE HOT TUB COVERS, they will break and guests will be charged for a replacement cover. Please remember to cover hot tub when not in use to maintain temperature. If at any time the hot tub looks cloudy or dirty, guest will cease further use of the hot tub and call Manager immediately.
w. Fireworks: Although fireworks may be legal in Montana, they are not permitted on the Property at any time.
x. Game Room Disclaimer: Guests are welcome to enjoy the game room, which includes darts, ring toss, air hockey, and table tennis. Please use all equipment responsibly and at your own risk. By entering and using the game room, you acknowledge and agree to the following, the use of all games and equipment is voluntary and at your own risk. Children must be supervised at all times by a responsible adult. The property owner and management are not liable for any injuries, accidents, or damages that may occur from the use of game room equipment. If you notice any damaged or unsafe equipment, please report it immediately.
y. Ski Access Disclaimer: Manager cannot guarantee snow conditions at the time of any guest’s scheduled rental and is not responsible for any limitations or restrictions to ski access resulting from weather or snow conditions. Additionally, Manager is not liable for any injuries or losses incurred during skiing or related activities.
z. Assignment/Subletting: Guest shall not assign this Agreement or sublet the Property in whole or part.
Manager may immediately terminate Guest’s stay at the Property for any violation of these Rental Rules, and no refund shall be due to Guest in such event.
