Disclosure Regarding Rental Agreement and Security Deposit

By booking this property, you acknowledge and agree to the following:

Rental Agreement Required – A signed rental agreement is required to finalize your reservation. You will receive the agreement electronically after booking and must complete it prior to check-in. Failure to sign the agreement may result in cancellation of your reservation.

Security Deposit / Credit Card Hold – Some reservations require an additional security deposit or a hold on a valid credit card prior to check-in. The deposit/hold is fully refundable after checkout, provided there are no damages, violations of house rules, or outstanding charges.

Condition of Stay – Completion of the rental agreement and payment of any required security deposit are conditions of stay. Failure to comply may result in cancellation without refund.

Locals Must Contact Us Before Booking: If you're local to Salt Lake or the surrounding area, you must message us prior to booking and explain why you're booking our home. No exceptions. Local guests are subject to pre-approval and may face cancellation at any time based on previous reviews or concerns about misconduct or illegal activity.

Occupancy Limits: The maximum capacity for this home is 10 guests, and this limit must not be exceeded. Violating this rule will result in immediate removal of all guests and possible fines, with no refund. Unauthorized guests will incur an additional fee per guest, per night, at the extra guest rate listed. Unauthorized house parties or exceeding capacity will incur a $500 fine. Parties involving excessive alcohol or intoxicated guests will incur a $1,000 fine. We have zero tolerance for house parties; please inform us of any visitors in advance to avoid misunderstandings.

Self-Check-In: By booking, you agree to follow the check-in instructions provided through the house manual or check-in guide.

Fees: A $350 per day fee will be charged if smoking or vaping occurs anywhere on the property. Smoking/vaping must be done at least 20 feet from doors and windows, and all cigarette butts must be disposed of properly. A $50 late checkout fee applies if you stay beyond your authorized time. You agree to cover any financial losses incurred due to rule violations.

Unauthorized Animals: A $500 fine will be charged for each unauthorized animal, including ESA/service animals, brought into the unit. The unit complies with Fair Housing laws regarding disabilities. Any accommodation requests must be made before booking. Due to host allergies, not all ESA animals can be accommodated—please contact us beforehand. Guests are responsible for any damages or cleaning costs related to pets/ESA/service animals.

Retaliation Clause: You agree to book in good faith and not attempt to damage the host's business over any perceived dissatisfaction. In the event of legal action, you will cover all legal fees.

Quiet Hours: Quiet hours are from 10 PM to 7 AM. Please be respectful of neighbors

Liability Waiver: By booking, you waive any rights to pursue legal action against the owner or host for injury or harm during your stay and accept full liability.

Cleaning Responsibilities: Guests are expected to clean up after themselves. The cleaning fee is not for excessive messes; additional charges may apply for extra cleaning.

Security Cameras: Security cameras are in place outside the property. Tampering or obstructing the cameras will result in police involvement and immediate cancellation of your reservation without refund. We have a zero-tolerance policy for parties or suspicious behavior.

Condition of Property: You have 2 hours after check-in to report any pre-existing damage. After this period, you accept the condition of the property. Any damages found after checkout will be charged to you. Please report damages promptly so we can resolve them.
