Rental Agreement

-Entry Code- this property has an secure electronic lock on the front door. 72 hours prior to your check-in we will send you your "unique" access code for access.

-Check-in is 4pm & check-out is 10am. Early check in- must be requested minimum 24 hours in advance, if we are able to approve we may not be able to confirm until day before commencement of your stay due to cleaning schedule. Regretfully, due to cleaning schedules we are Not able to accommodate late check-outs.

-We care about our neighbors- Guests (also known as renters) agree to respect the quiet enjoyment of the neighbors. No parties, events, receptions or loud music allowed. Please drive cautiously and respect the speed limit. Quiet Hours from 9pm to 8am

-Number of occupants- the number of occupants delared when booking the property is the number allowed. Additional charge of $100 per day per un-registered guest (guests above the number declared at time of booking) will be due from guest immediately.

-Guests agree to abide by all local, state and federal laws while staying at this property.

-ATTENTION SUNDAY NIGHT STAY OVERS- If staying over on a Sunday night please put black trash can from garage on the curb for pick up for pick up Monday morning, do not place out the night before or the local animals (Javelinas) will make a mess.

-No Smoking- Rental is NON-SMOKING. Smoking is only permitted 20 feet away from any open door or window. If there is an extremely high fire warning, the city will ban all smoking anywhere outdoors. In this case, no smoking is allowed anywhere on the property. Minimum charge for smoking in the property is $500, if there is evidence of smoking inside the rental, guests will be responsible for all costs of cleaning including but not limited to the cleaning of the walls, rugs, mattresses, upholstery. These costs can run in excess of $1000.

-Travelers Insurance - Highly recommend that guests purchase travelers insurance especially for advanced bookings. Travelers insurance reimburses trip costs and financial obligations under the rental agreement if you have to cancel the trip in the event of an emergency.

-The property is fully inspected after each guest's stay. Upon check in (as damages to the property are the sole financial responsibilty of the guest) you are advised to report any visible damages immediately to the host. Payment for damages are due upon presentation of the charges by the hose.

-Check-out- 10am is check out. Due to cleaning schedules we are unable to offer late- check out.

Complete check out procedures as posted on the inside of the door to the garage, the guest reference book and as follows:

• Check all drawers for personal items -Return all remotes, furniture and keys to their original position, turn off the lights and lock the front door. -Please place the air conditioning thermostat in the off position -Please do not strip the bed sheets -Place all white bath towels (especially wet ones) in the bathtub -Place any used colored, hot tub towels on the floor next to the washer -Pick up all trash & throw out/remove all food/ personal items from the kitchen- trash bags are located under the kitchen sink -Remove trash bags & place in the large black garbage bin located in the garage -Load the dishwasher with soiled dishes and start the load set to a 1 hour cycle - dishwasher soap is located under the kitchen sink

-Pets- Pets are allowed with agreement of pet rules. We require a $75 pet fee for 1 or $125 for 2.

-Hot Tub- Guest(s) understands and agrees if a hot tub is on the property the guest assumes any and all risks associated with use of the hot tub and there is no implied nor provided guard or supervision. Use is restricted to adults and supervised minors(not recommended for use during pregnancy or children under 12) No foreign substances allowed in the hot tub. Please shower prior to use. Hot tub MUST BE LOCKED AT ALL TIMES WHEN NOT IN USE AND AT MOVE OUT.

Hot tub is serviced weekly and checked between each guest stay. Additional Hot tub has a sanitizing "Ozone System" at work at all times.

-Lost Remotes/Hot Tub Key- Charge for lost remote or hot tub key $150, each please replace where found on check in. (Sorry lost keys and remotes are a big pain and a huge inconvenience to us and the next guest).

-Attempted holdover by guest- guest understand that the rental agreement is not a lease, and that they have no rights beyond the agreed upon stay dates. Staying beyond the agreed upon move out date/time shall be construed as trespassing.

-Guest(s) agrees by booking this property to abide by all rules. Guest(s) willfull violation of any rule voids rental agreement and thereby guest(s) right to stay shall be immediatey terminated for non-compliance and guest/renter agrees to immediate moveout upon notification of owner/manager without refund.

BY BOOKING THE PROPERTY- YOU (guest/renter) and your guests are agreeing to abide by the rules, which you agree you have read and understand. You are responsible for all actions of your guests during the term of your rental agreement.
