Who’s There? The minimum age to rent is 28 years. The names of any and all guests who will be staying overnight on the property must be included on the guest list. Written approval is required to exceed the standard occupancy of 6 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of six (6). NO COUCH SLEEPING Standard Occupancy: 6

Fake News Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money; the party may not be permitted to check in; and removal from rental.

Consumption This is a SMOKE/MARIJUANA/TOBACCO - FREE property. If evidence of any of these is found on the premises, INSIDE or OUTSIDE, guest may be subject to immediate eviction without refund. This includes but is not limited to cigarettes, cigars, pipes, marijuana, vapor and e-cigarettes. If evidence of any of the above is found after check-out, guest may be charged a minimum of $250 for remediation services.

Furry Friends Pets of any variety are NOT permitted in rental home or on premises under any conditions, even for brief periods.

Whispers Home and community are for quiet enjoyment only. No parties, gatherings or loud noises permitted. Code-enforced neighborhood quiet hours are from 10:00 p.m. – 8:00 a.m. Your neighbors will contact the authorities.

Sunny Southwest Guests are responsible for proper care of any outside furniture. In the event of wind, secure any cushions or loose items. If your unit has a patio umbrella, please securely close the umbrella when not in use. Any damage to furniture or caused by unsecured furniture is considered guest responsibility.

Double Dipping
 Do not leave children unattended in yard or anywhere near pool. Swim at your own risk. The pool is routinely serviced by a professional who comes once a week during the day. There is an additional daily charge for heating the pool. When you pay for pool heating, the temperature is never set higher than 80°F. Only an authorized representative is permitted to turn on the pool heater or set the temperature to more than 80°F. Unauthorized pool heating or adjusting of temperature will result in additional daily charges.

Wheels Parking is limited to the garage and driveway Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Trailers of any type and commercial vehicles are prohibited. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Home Owner Association is very strict and will tow violators.

Tool Time Guest shall allow Homeowner and/or their representative access to the property for purposes of repair and inspection. Homeowner and/or their representative shall exercise this right of access in a reasonable manner.

Who You Gonna Call? The owner does not provide a landline. Verify your mobile coverage with your provider.

Binge Watching Primary internet supplier in the greater Phoenix area does not offer unlimited residential service. Use of more than 256 GB of data per week may incur overage charges.
