HOUSE RULE #1 - Maximum overnight occupancy is 6 guests including infants and children under 2 years of age. There is a per guest, per day charge if you have more than 4 guests. If extra people are discovered on the property, the group will be immediately ejected from the premises. ABSOLUTELY NO MORE THAN 6 OVERNIGHT GUESTS DUE TO FIRE CODES.

HOUSE RULE #2 - No parties or events of any sort are allowed on premises. Day visitors are allowed with the following restrictions:

1. At no point shall there be any more than 10 total guests - overnight and daytime combined - at the property.

2. Daytime visitors may only visit between the hours of 8am and 10pm.

3. If there are any noise complaints of any kind by other guests or neighbors, daytime visitors will be banned for the remainder of the stay.

4. At no time shall daytime visitors or any other guests take up more than the allotted parking spaces.

HOUSE RULE #3 - No illegal or unlawful activity will be tolerated on the property at any time for any reason. This includes violation of the Jacksonville Beach noise ordinance which strictly prohibits noise and amplified music after 10pm. If your neighbors complain to us or to the police about noise after 10pm, you and your group will be immediately ejected from the property. This also includes underage drinking and illicit drugs of any sort. Any evidence of underage drinking or illicit drug use will result in immediate ejection of the entire group from the property.

HOUSE RULE #4 - Please read the following and pay particular attention if you have anyone under 21 in your party:

1. Valid Government issued photo ID is required for all guests 18 and older. ID must be provided prior to check in or CHECK IN WILL NOT BE ALLOWED. ID may be emailed or texted.

2. If any minors under the age of 18 are guests of the reserving party, the reserving party or one of the other adult guests must be the parent, grandparent, or legal guardian of the child/children.

HOUSE RULE #5 - Up to 2 pets (dogs only) are allowed with a non-refundable $50 fee per pet. Please contact us to make arrangements if you plan to bring a pet. Reserving guest is also responsible for all pet waste clean up in the yard. Failure to clean up pet waste will result in a pet waste clean up fee of $50 that will be claimed against the damage deposit.

HOUSE RULE #6 – Absolutely NO SMOKING or vaping of any substance inside the unit. Smoking or e-cigarettes only allowed outside if other guests are not bothered. Guest is responsible for disposing of all smoking related items (cigarette butts, etc). Any evidence in smoking will result in a $250 smoke removal fee.
