Please review the full listing, including Listing Notes, before booking. Only amenities specifically stated as included are included in the base accommodation rate. Optional add-on amenities and services are available at an additional cost and may require advance arrangement. All optional add-on pricing is disclosed in the listing and available for review before booking. Add-ons are arranged and billed directly by Zukaland and are payable in cash at check-in.
-
GUEST REGISTRATION & WAIVER
Once the booking is confirmed, guests are required to complete our online Guest Registration Form and Liability Waiver before arrival. The link is automatically sent in the Welcome Message after booking confirmation. Completion of the registration and waiver is a condition of the stay.
-
CHECK-IN & CHECKOUT
Check-in is from 1:00 p.m. and checkout is by 10:00 a.m. Early check-in or late checkout is available only when pre-arranged and confirmed by the host.
-
CEDAR HOT TUB & SAUNA
The wood-burning cedar hot tub and sauna are optional add-ons and are not included in the base accommodation rate. They are subject to availability and must be reserved at least 48 hours in advance. Once preparation has begun, the amenity cannot be cancelled and the fee is non-refundable. Unauthorized use is prohibited.
Spa facilities are privately booked for the guests who reserved them. When a spa facility is reserved by another group, please respect their privacy and do not enter or use the spa area during their reserved time.
-
REGISTERED GUESTS & VISITORS
The cabin base rate includes 2 guests, with a maximum occupancy of 4 guests. Each additional guest beyond 2 is $25 per person, per night. The reservation must accurately reflect the number of overnight guests. Unregistered overnight guests or visitors require prior host approval.
-
PRIVATE CABINS & SHARED PROPERTY
Your log cabin is private and secluded for your group. Zukaland is a large forest property with two separate log cabins and the Riverhouse. The other cabin may be occupied by another group, and the Riverhouse may be occupied by other guests or the property owners.
Please respect everyone's privacy and do not enter or approach another accommodation or its private area. Zukaland staff may be present as needed to prepare or service booked amenities, maintain the property, and provide guest assistance.
- BEACH, WATERFRONT & WASHROOM FACILITIES
The beach, waterfront and watercraft are shared areas. Please respect other guests and leave shared areas clean and ready for everyone to enjoy.
Each log cabin has its own designated private washroom in the washroom trailer. Please use only the washroom assigned to your cabin.
The Cinderella cabin, which includes an incinerating toilet and changing area, is a shared facility available to cabin guests.
- KITCHENETTE & DISHWASHING
As described in the listing, the cabin kitchenette does not have a sink. We provide complimentary dishwashing service once daily.
Place used dishes in the provided dish basket and leave it on the front porch of the main Riverhouse for washing. If the Riverhouse is occupied by other guests, please follow the alternative collection instructions provided by us and do not disturb or enter the Riverhouse.
- CABIN HEATING & A/C
The wood-burning stove is the cabin's primary heat source and will be preheated for your arrival when heating is required. Please follow the provided instructions and keep the stove going as needed during your stay to maintain a comfortable temperature.
Wood for the indoor wood stove is provided. This wood is reserved for cabin heating and must not be used for outdoor campfires.
An automatic electric heater in the loft provides supplementary heat and will turn on when the temperature drops. The heater is remotely controlled for temperature and safety — please do not unplug, cover, move, or adjust it.
The forest setting generally keeps the cabin comfortable in summer, so A/C is not usually required but is available upon request.
- CAMPFIRES & FIREWOOD
Use designated outdoor fire pits responsibly and never leave an active fire unattended. Outdoor fires must be fully extinguished after use and are permitted only when local regulations and fire restrictions allow.
Campfire wood is not included in the base rate and is available as an optional add-on. Please do not take additional wood from the woodshed or use the wood provided for the indoor stove for outdoor fires.
-
SMOKING
No smoking or vaping inside the cabin or washroom facilities. Smoking is permitted outdoors only. Please use provided ashtrays.
-
PETS
Pre-approved pets are welcome with a $25 pet fee. Pets are not permitted on beds or furniture. Pets must be kept on a leash whenever other guests are present on the property. Owners must clean up after their pets and are responsible for any pet-related damage or additional cleaning.
-
RIVER, WATERFRONT & WATERCRAFT
The river is a natural environment with changing water levels, currents, depths, slippery surfaces, underwater obstacles, and other inherent risks. Swimming, boating, use of docks and watercraft, and all waterfront activities are undertaken at your own risk. Life jackets must be worn when using watercraft, and children must be supervised at all times.
Watercraft are shared with other Zukaland guests. After use, all watercraft must be returned to the designated racks. Do not leave watercraft on the ground, shoreline, dock, or near the water.
-
NOISE & COURTESY
Please be mindful of other guests and neighbouring properties. Our property is large and designed to be enjoyed, but we ask that excessive noise and amplified outdoor music be kept to a reasonable level, particularly during quiet hours (10:00 p.m.–7:00 a.m.).
-
SECURITY CAMERAS
Exterior security cameras are installed in certain common/property areas for safety and security. Covering, disconnecting, repositioning, obstructing, damaging, or otherwise tampering with security cameras is prohibited.
-
FOREST, TRAILS & WILDLIFE
Zukaland is surrounded by beautiful Muskoka forest, and wildlife, birds, insects, mosquitoes, and other little forest creatures are naturally part of the environment — this is their home too! You may occasionally encounter them around the property. Please enjoy nature respectfully, keep a comfortable distance from wildlife, and never approach or feed wild animals.
To avoid attracting curious visitors, please do not leave food, food scraps, coolers, pet food, or garbage outside or unattended.
Our natural setting also means uneven terrain, rocks, roots, slopes, stairs, and forest trails. Some paths to the river, cabins and amenities include steep and uneven sections. Please use designated paths, stairs and handrails where provided and walk carefully. Use of the trails, grounds, waterfront, docks, and natural areas is at your own risk.
- GARBAGE & PROPERTY CARE
Please properly separate garbage, recycling and organics. A designated garbage container is located behind or beside your cabin. Please place all waste in the appropriate container and keep it securely closed.
Do not leave garbage, food waste, or bags outside, as they may attract wildlife.
Please treat the cabin, furnishings, equipment, shared facilities, and grounds with care. If any indoor or outdoor furniture is moved, all furniture must be returned to its original location before checkout. Guests are responsible for damage, missing items, or excessive cleaning.
- REPORT ISSUES DURING YOUR STAY
Any issue, missing amenity, damage, or concern must be reported promptly and before checkout, so we have an opportunity to inspect and address it. Concerns first reported after departure may not qualify for refunds or compensation when we were not given an opportunity to resolve them during the stay.
