Perfectly positioned for outdoor exploration, this home is just a short drive from Zion, Antelope Canyon, Bryce Canyon, the Grand Canyon North Rim, and Coral Pink Sand Dunes.

This inviting home features 4 bedrooms and 2 bathrooms, comfortably accommodating up to 10 guests. The primary bedroom serves as a private retreat with a King sized bed and an ensuite bathroom complete with a shower and a soaker tub. On the opposite side of the home, you will find a versatile office featuring a desk for laptop use and a sofa bed that sleeps two. The additional bedrooms include one with a comfortable Queen sized bed and a third bedroom equipped with two twin beds (including one trundle bed for a third twin mattress) and an oversized chair that converts into a sleeping pad. A second full bathroom with a tub/shower combo serves these rooms.

The heart of the home is a large and spacious living room featuring a comfortable couch, flat screen Smart TV, and a fireplace. This area flows seamlessly into the dining space and a fully appointed kitchen with upgraded appliances, cookware, and all necessary utensils. For added convenience, a laundry room with full size machines is located just off the kitchen. A standout feature is the sunroom, which boasts full glass walls to enjoy the views, additional seating, a dining table, and a pellet stove for year-round enjoyment.

Step outside to the back porch to grill dinner or soak in the private hot tub. The backyard is perfect for telling stories around the gas fire pit under the famous starry skies of Southern Utah. There is also plenty of room for parking vehicles and ATV trailers.

Located in the family-friendly Kanab Creek Ranchos neighborhood, you are minutes from downtown Kanab, Ranchos Park, and Jacob Hamblin Park. Local hikes like Squaw, Bunting, and K-hill offer wonderful views. Easy access to Hwy 89A/89 makes reaching Best Friends Animal Sanctuary and regional national parks a breeze.
