Household Supplies: We provide an initial supply of hand soap, dishwashing detergent, laundry detergent, paper towels, toilet paper and garbage bags. The kitchen is stocked with pots, pans, and utensils for your use. Clean linens and towels will be provided upon your arrival.

Children: All children shall be supervised at all times and not be allowed to occupy the balcony, enter the pool, or any other water near on the property without constant adult supervision. Severe injury or death could result from failure to properly supervise the children. This home is NOT CHILD PROOF and requires children to be constantly supervised.

Occupancy: There shall not be any "house parties" on the Premises. There shall never be more than 6 persons on the Premises at any time without written approval.

Smoking: Smoking/vaping/smokeless tobacco is strictly prohibited anywhere in the condo, on the balcony or in Braemar Towers common areas including pool. Violation of this rule and a complaint from the management office to landlord is cause for immediate eviction. There are marked smoking areas on the beach as well as the end of 132nd street.

Pets: There are NO pets allowed in the condo or on Braemar Towers property for renters. Failure to follow this rule is cause for immediate eviction.

Locked Owner's Closets: It is expressly agreed that the locked closets are private and for the sole use of the owners and should not be tampered with.

Cleanliness: That the premises shall be kept in as clean and orderly condition by tenant. All garbage must be tied in trash bags and deposited in the trash chute outside the unit. NO cardboard, pizza boxes, or any other trash not sealed in a trash bag should be placed in trash chute.

Pool: There are 6 pool passes that will given to you by C21. You are supposed to have a pool pass with you when you're in the enclosed pool area. Please return them to C21 when you check out. Loss of a pool pass shall result in a fee of $50 per lost pass.

Keys: Entry instructions will be given to you by C21 when you check-in.

CONDOMINIUM ASSOCIATION RULES – violations of any of the below may result in eviction.

USE OF ENTRANCES AND ELEVATORS

1. The lobby entrances in the North and South buildings are designed for use by occupants only as a means of egress and ingress.
2. Since there is no service entrance and the lobby entrances must be used for the delivery of furniture and packages, proper care must be exercised to avoid damaging walls, flooring, furnishings and any items of decor.
3. Dripping bathing suits and towels are not permitted inside the building.
4. As a courtesy to others and to help maintain the appearance and cleanliness of our property, please wash and dry all sand from the body and beach articles before entering the building. Outdoor showers are located off the walkways from the beach.
5. Luggage carts are provided in the lobby for the use of occupants for the transport of items to their unit. They must be returned to the lobby by the user immediately after use and not left in the unit, corridors or on the elevators. This is not just a rule, it is a common courtesy.
6. Luggage carts are not to be rolled into the unit. Please unload your items in the hallway.

USE OF COMMON AREAS

1. Entrances, lobbies, corridors, stairways, parking areas, the sun deck, tennis/pickleball courts, swimming pool, swimming pool deck, exercise room, game room, restrooms opposite the Owners’ lounge and under the pool deck, and any other common element are to be used only in the manner for which they were intended.
2. All exterior entrance doors to the building and to gated common elements must be access with a key fob or a 4 digit code given to you by C21 when you check in.
3. Use of skate boards, roller blades and bicycles is prohibited in all common areas. Bicycles, however, may be ridden between the bike storage areas and the parking lot entrances.
4. No alcohol is to be consumed anywhere on Braemar Towers Common Element property by persons under 21 years of age.
5. Sun Deck – Smoking, including the use of electronic cigarettes, or the use of smokeless tobacco is not permitted. No pets are allowed on the sun deck. Throwing or kicking balls or other objects on the sun deck is prohibited. No radios or noise making instruments may be used on the sun deck after 10 p.m. The Site Manager or his/her representative can, at their discretion clear the sun deck of occupants at any time deemed necessary.
6. Owner’s Lounge -- Only Unit Owners may reserve or use the Owner’s Lounge for personal use.
7. Game Room - Available for occupants and their guests only between 9:00 a.m. until 11 p.m. or such other hours as the Board of Directors may designate. Persons using the game room must do so in a responsible manner that is not destructive. Persons using the game room may not destroy property or deface it in any way or they may be permanently barred from further use. No alcoholic beverages, smoking, or profanity will be permitted in the game or recreation rooms.
8. Exercise Room – No one under age 13 is permitted in the exercise room. Those between the ages of 13 to 17 may use the exercise room equipment and be in the room only under the supervision of an adult. The use of the room and equipment is at your own risk and the Braemar Towers Condominium Association accepts no responsibility for any resulting injury or damage. The user and/or responsible adult assumes all responsibility and liability. All posted rules must be followed or the offending user will be required to leave the exercise room.
9. Use of the exercise room, tennis/pickleball courts, and pool areas require that each user have in their possession at all times a valid activity pass.
10. Barbecuing or charcoal broiling is not permitted in any common area.
11. Management has the right to close or discontinue the use of any common area or facility when deemed necessary in their sole and absolute discretion.

DAILY USE OF UNITS

1. Condominium living requires that each occupant regulate the occupancy and use of the unit so as not to unreasonably or unnecessarily disturb any other occupant.
2. Each occupant must exercise due consideration at all hours in the operation of radios, televisions, musical instruments, or any other items in the unit so that the sound therefrom will not unreasonably or unnecessarily disturb any other occupant. If it is ever felt that the Ocean City Noise Ordinance is being violated and occupants refuse to respond to the Site Manager or designee, Ocean City law enforcement will be called in to resolve the matter.
3. All garbage must be drained and securely wrapped, preferably in plastic bags, before it is carried to the trash chutes. The trash chutes may not be used after 10 p.m. or before 8 a.m.
4. The shaking from unit windows, balconies, terraces, or in corridors or stairways mops, cloths, rugs, mats, sandy towels, brooms, etc. is prohibited. Under no circumstances may dirt, debris or water be swept over or off the edge of any balcony.
5. The use of portable gas or charcoal cooking appliances anywhere within the Condominium property is strictly prohibited by these Rules and Regulations and by the Fire Code and Fire Regulations of Worcester County, Maryland and the Ocean City Fire Department.
6. Unit entry doors may not be left ajar.
7. No aerials or outside antennae may be utilized on or attached to the building facade, balconies or balcony railings.

POOL RULES

TENANT is solely responsible for the safety of all guests when on the property.

Used linens should be placed in the bag that they arrived in. Please leave them inside the unit by the front door.
