Late Check-ins between 6PM and 10pm: If your arrival is after 6pm there will be a late check-in fee of $60. Check-ins after 10PM Check-ins after 10pm will incur a late check-in fee of $100. Late Check-Outs: In order to provide our cleaning and maintenance staff adequate time to prepare for the next check-in we ask that you plan to check-out at the designated time stated in the agreement unless prior arrangements are agreed upon with the Property Manager. The only exceptions provided may occur in the event there is no scheduled check-in the same day. It is possible we will not know this information until very close to the date you are scheduled to check-out. If no prior arrangements have been made and you fail to check-out at the designated time, there will be a charge of $75 for the first hour past the check-out time and $100 for the second hour and every hour thereafter. We hope this will not be necessary but please understand we incur additional costs in order to ensure the house is ready in time for the incoming guests.

Security Deposit:

“Tenant” agrees to pay a refundable Security Deposit which will be on hold until 3 days after departure. In the event there are charges in an amount more than $1000 US, then “Tenant” agrees to promptly pay the difference to “Property Manager” for such charges by credit card or cash prior to departure. In the event there are damages which cannot be determined at the time of departure, then “Tenant” will be charged following departure after damages, or the cost of missing items have been determined. Actual cost to repair or replacement of items will be provided by the “Property Manager” to the “Tenant” prior to charging the card.
