HOUSE RULES
IDENTITY VERIFICATION & BACKGROUND CHECK – To complete your booking, the primary guest is required to submit a government-issued photo ID for basic identity verification and criminal history check. You will receive instructions for this process after your reservation is conditionally approved. This step is required for all bookings and is in place to ensure the safety of our homes and guests.
We reserve the right to terminate your reservation if verification is not submitted within 72 hours of booking.
AGE RESTRICTIONS – All guests must be 22 years old or older or accompanied by a parent or legal guardian.
NO 3RD-PARTY BOOKINGS— To comply with the rental platform’s terms and policies, the person making the reservation must be the primary guest staying in the Home. If the person making the reservation will not be staying at the Home, you must let us know. In this case, the account of the guests staying in the Home should be added to the reservation as an “additional guest.”
UNLISTED GUESTS—Your reservation details must include all adult overnight guests staying with you. Each additional unlisted guest will incur a $100 fee per night, and any other costs associated with remediating the situation. Housing unlisted guests violates the platform’s terms and policies and puts the guests at risk of uncovered liability. The reserving guest is solely responsible for all damages and costs.
GUESTS WHO LIVE LOCALLY— We do not permit reservations from guests residing within a 60-mile radius of the Home without written approval. If you live locally to the Home, you are required to notify us at the time of making your reservation and request explicit permission from us in advance. Failure to obtain authorization will result in the immediate termination of your reservation without a refund.
AMENITY USAGE— Community and home amenities are reserved only for guests listed on the reservation. Amenities such as community pools and gyms are unavailable to the reservation holders’ friends or family. Violating this may result in the termination of your reservation, community fines, and you will be responsible for any other costs associated with resolving the situation.
NO PARTIES OR EVENTS—No parties or unapproved events are allowed in the Home or the community. Any number of friends, family, or visitors exceeding the Home’s advertised occupancy must first be approved by the hosts. Violating this policy will result in the immediate termination of your reservation, forfeiture of any opportunity for a refund, and a $200 fine in addition to any repair costs.
Hosting any guests not listed on the reservation during the community quiet hours will automatically qualify as a party/event and incur the full stated penalty.
If the police, community courtesy officer, community leasing office, or any other relevant authority is contacted as a result of any disturbance created by you or your guests, it will automatically qualify as a party/event and incur the full stated penalty.
TRASH AND WASTE HANDLING—Most of our properties offer a valet trash service or a similar option for easy waste disposal.
You should NOT place trash outside during the day, or the community may levy a fine against us. All fines will be passed on to the guest.
All trash must be put in a trash bag and fit inside the trash bin with the lid closed.
Upon check-out, the housekeeper will handle up to two trash bags. If you have more than two trash bags, you are responsible for taking the additional bags to the community dumpster. Leaving behind more than two trash bags will result in a $25 fine to cover extra housekeeping costs.
NO FURNITURE MOVING - Please keep furniture in its original location. Any rearranged furniture must be returned to its original location before check-out.
NO FOOD OR DRINK IN BEDROOMS—Food and beverages other than water are prohibited in the bedrooms. Any stains or damages will result in additional charges.
CLEANING - At the sole discretion of the hosts, if an unreasonable mess is found after your check-out, you will be charged an additional cleaning fee of $90.
TOWELS AND LINENS - Use the provided towelettes and washcloths labeled “Makeup” to remove makeup, foundation, face creams, medication, tanning products, etc. If you accidentally stain any items, please inform the hosts. Any items that cannot be cleaned or repaired will incur a charge to the guest of $20 per damaged item. Any attempt to conceal a stained item will result in an automatic charge.
LEASING OFFICE – The community leasing office and property management staff are not affiliated with CNM Accommodations Inc. and hold no responsibility for your reservation. They will most likely be unable to assist you. Our agreement with the community states that all guests communicate directly with us.
PACKAGES AND MAIL—Guests are not permitted to order mail or packages to this location. If you attempt to have something delivered to this address, the front office will reject it. We are not responsible for the whereabouts of any attempted deliveries to this location. You can locate Amazon lockers, P.O. Boxes, UPS, and FedEx locations nearby.
BEHAVIORAL CONDUCT—We reserve the right to refuse accommodations to rude, disrespectful, or discourteous guests. Any aggression or incident with neighbors, CNM staff, Community Staff, or any other person on community property may result in the immediate termination of your reservation without refund.
LONG-TERM STAYS—Hosts may require additional cleaning for reservations lasting more than 14 days, which will incur a standard cleaning fee.
NO PET POLICY – Pets are not allowed, and we are contractually unable to do so. Boarding facilities are available nearby for guests who wish to bring their pets. Please be aware that pets are not allowed inside the Home. If any pets or evidence of pets are found, a fee of $350 will be charged, in addition to any necessary cleaning and repairs. Furthermore, your reservation will be terminated immediately without refund.
NO OPEN FLAMES—For the safety and well-being of all guests, open flames, including candles, are strictly prohibited inside or outside the property, including the patio area. This rule prevents fire hazards and ensures the community’s safety.
NO SMOKING —This is a Smoke-Free community. Smoking, including the use of vapes, e-cigarettes, and similar devices, is strictly prohibited anywhere inside the Home, outside the Home, and on community grounds. Each infraction will result in a $200 repair fee, in addition to any other fees/fines levied, i.e., lost revenue due to canceled bookings, community-issued infractions. Smoking will result in the immediate termination of your reservation without a refund.
MAINTENANCE & REPAIRS —The community’s maintenance team handles most repair requests and is available Monday through Friday. We cannot guarantee exact timing because we do not control their schedule. We appreciate your patience when scheduling non-emergency repairs.
Scheduled Repairs: The hosts reserve the right to schedule necessary repairs and preventative maintenance during your stay. We will provide advance notice whenever possible.
Guest Responsibility: Guests are responsible for promptly notifying the host of any broken items or needed repairs. This helps prevent mistaken accusations. Any unreported items will be assumed to be the responsibility of the current guest. Additionally, delayed reporting can lead to more extensive damage, particularly in cases involving water, temperature control, or electrical issues. Addressing problems early helps avoid costly repairs and ensures a safe, comfortable stay.

Any immediate threats to personal health or safety
LEGALITIES—Engaging in illegal activities or possessing illegal substances before, during, and after your stay is strictly prohibited, including, but not limited to, theft and vandalism of private or community property. Violations will result in immediate contact with law enforcement authorities, termination of your reservation without refund, and immediate departure from the premises.
Should any disturbance necessitate a police visit, guests must immediately vacate the property and forfeit the remainder of their stay without refund.
FIREARMS AND WEAPONS— For the safety of all guests and community members, firearms, weapons, and any hazardous materials are strictly prohibited on the property, regardless of possession permits or licenses. Violating this rule will result in the immediate termination of your reservation without a refund, and you will be required to vacate the premises immediately. Additionally, law enforcement will be notified if necessary.
RETURNING OF KEYS/FOBS/PASSES—Please return all provided keys, parking passes, gate remotes, and amenity fobs by check-out time. If these items are accidentally taken or lost, we kindly request that they be returned by midnight on the day of your check-out. After this time, a $10 daily fee will apply until the items are returned. Any items not returned will incur an $85 replacement charge.
LOCKS/ACCESS—You’ll receive keys and access codes for the property at check-in. To maintain security:
Do not copy keys, fobs, or passes.
Do not re-key or change locks.
Do not change, add, or remove access codes or reprogram the lock.
Do not block/prevent the host’s access to the property in any way.
Any violations will result in immediate termination of the stay without a refund, a $200 fine, and any additional costs incurred in returning the Home to its original condition.
QUIET HOURS and NOISE VIOLATIONS—Please be considerate of our neighbors in all directions and keep noise levels to a reasonable volume. Community Quiet hours are from 9 PM to 7 AM, during which stricter noise standards apply.
Our properties are equipped with a ‘Minut’ noise-monitoring device that measures humidity, window-breaking sounds, smoke, and decibel levels. Please note that the device is unable to record or recognize speech. In the event of a noise violation or a neighbor’s complaint, you will receive a warning. If there is a third violation, your reservation will be terminated immediately without a refund, and you must leave the premises immediately.
CHECK-IN - Standard check-in hours are from 4 PM to 10 PM, in compliance with community quiet hours and security protocols. If you anticipate arriving after 10 PM, you must notify us in advance. Checking in after 10 PM is often possible. However, you must request it explicitly and receive written approval from us via email, text, or messenger. Failure to inform us in advance may result in delayed access to the property until the following morning after 8:00 AM. Early Check-In may be an option at 3 PM or 2 PM. However, we can only submit requests for schedule changes 72 hours or more in advance. While some booking platforms may allow you to request a specific check-in time when submitting your reservation inquiry, the final approval is at the host’s sole discretion. Acceptance of your booking inquiry does not constitute a recognition of an Early Check-In request and does not guarantee early check-in. You must message us directly with your request.
CHECK-OUT—Standard check-out is 10 AM. Failure to vacate the property by the scheduled check-out time without the host’s approval will result in an automatic charge equivalent to the listing’s full nightly price for the next night. Immediate evacuation of the premises is still required. The authorities will be contacted for non-compliance. Late Check-Out may be available at 11:00 AM or 12:00 PM. However, we can only submit requests for schedule changes more than 72+ hours in advance. You must message us directly with your request.
ADD-ONS, REQUESTS, CHANGES, AND NON-STANDARD SERVICES - We are happy to accommodate special requests to enhance your stay. Please note that a minimum of 72 hours’ notice is required for any non-standard items or services. Examples include, but are not limited to:
Early Check-In (ECI) or Late Check-Out (LCO)
Twin Rollaway Mattresses
Pack ‘n Play
For any other unlisted requests that fall under this category, please contact us in advance, and we will do our best to assist you.
SECURITY/SMART DEVICES—Our properties are equipped with various smart devices, exterior cameras, smoke and humidity detectors, monitoring equipment, door locks, and thermostats. Tampering with, inhibiting, or damaging any of these devices will result in an automatic $200 fine for each incident, as well as any costs associated with restoring the Home to its original state.
UTILITY USAGE—Reasonable utility usage is included in the cost of your reservation. We kindly request that you use water and electricity responsibly and reasonably. For instance, please avoid leaving water running unattended, using the washer and dryer excessively, or leaving windows and doors open while the HVAC system is operating. Any unreasonable use of utilities will incur a charge to cover the usage and may result in the termination of your reservation.
AC/HEAT: The home thermostat should be set between 64°F and 82°F. Setting it any higher or lower will not heat or cool the Home any quicker and could potentially damage the HVAC system if pushed too hard all at once. If you want to save electricity while away from Home, please do not turn off the HVAC system altogether. Instead, use the Eco-Mode feature or adjust the temperature by 5-8 degrees. Keeping the system on helps maintain air circulation and offsets humidity variations. It uses less energy overall by making minor adjustments over time rather than one significant adjustment when you return.
The Home is “As-Is” - Our Home is offered in “As-Is” condition. While we strive to keep the property in excellent condition, normal wear and tear may have occurred since the photos were taken. There are also things beyond our absolute control, such as inclement weather, possible construction nearby, occasional noise from nearby landscaping, or the presence of a bug or two. We take preventative measures to stay top-in-class in pest control. However, we reside in an area known for its humidity, and guests are occasionally known to leave doors and windows open for extended periods.
If you encounter any issues with the property during your stay, please report them immediately. By not reporting a problem immediately, you acknowledge and accept the Home’s condition and waive any claims related to it in the future. We aim to help you enjoy your stay and are here to help make that happen!
