Set upon thirty-three acres of orchards, ponds, and open farm landscapes, this space seamlessly blends modern comfort with historic character for a truly serene getaway.

This thoughtfully designed studio features 1 bedroom with 1 bed and 1 bathroom, accommodating up to 4 guests. The sleeping area is a warm, restful haven with a Queen bed set beneath vaulted ceilings, offering soft sunlight and treetop views. For additional guests, a double pullout sofa provides extra sleeping space, all complemented by layered rugs and understated lighting that enhance the room's elevated comfort.

The main living area is bright and inviting, characterized by natural light, timber beams, and refined seating. The adjoining kitchen is a highlight of the space, featuring a wide farmhouse sink, a broad island for meals, and a charming mint-green refrigerator. For a polished touch, the bathroom pairs rustic character with modern updates, including a geometric-tile walk-in shower, matte-black fixtures, and a deep farmhouse-style sink.

Outdoor living is central to the experience. The Loft includes a private garden patio with a smokeless firepit. Guests also have access to the broader estate's amenities, including wooded trails for exploration and ponds perfect for fishing or canoeing. The grounds feature a bocce court, broad lawns, and a historic barn that reflects the farm's long history. Please note that the farm's pool is open from Memorial Day through early October, and full access to the outdoor grounds is available during the summer season only. Certain outdoor areas are shared with guests in two other residences on the property.

Located close to Three Oaks, the property provides easy access to the Harbor Country region. You are within reach of Union Pier, Lakeside, New Buffalo, and Sawyer for dining and shopping, while Town Line Beach and Warren Dunes State Park are just short drives away. Local wineries, galleries, and markets further enrich the area for day trips.

Out of respect for our neighbors, please don't venture beyond the property. Most boundaries are marked with pink-flagged stakes.

Septic system protocol

Berrywood Farm handles waste via four septic fields located throughout the property. If you're not accustomed to septic systems, please be aware that there are some important guidelines:

In bathrooms, only flush waste and toilet tissue

In kitchens, no solid food waste (scrape dishes into the trash instead). Kitchen sinks have white strainers to prevent food waste from entering the disposal. Please do not remove the strainers except to clean them.

Onsite Groundskeeper

As a large property with lots of landscaping, Berrywood Farm needs lots of TLC to keep looking its best. Joe is the groundskeeper, and he’s typically onsite Monday through Saturday, roughly 10 AM - 3 PM ET, depending on the weather.

Joe respects the privacy of our guests. If you’d like him to attend to something, or his outdoor work is detracting from your experience, please contact us.

Joe drives a beige Chevy Silverado pickup truck.

Coming and Going

Please use the mudroom door (far left as seen from the driveway) to enter and exit the Farmhouse. The Dutch door in the kitchen is very old -- it looks nice, but doesn’t operate well. Plus, the mudroom has plenty of places to stow shoes and hang towels.

The atrium door in the Farmhouse is great for going to and from the screened porch, but please use it with the mudroom as your main entrance and exit to the Farmhouse.

Sleeping

Linens are provided for each bed in the Farmhouse.

Drinking water
- Berrywood Farm operates on well water. Tap water is chlorinated periodically and is perfectly safe for cooking, personal hygiene, and dishwashing.
- For drinking, we recommend relying on the supply that has been purified by reverse osmosis. The filter is located on the kitchen sink on the right side.
- The refrigerator ice maker is offline. To make ice, use water from the treated tap in the provided ice cube trays.
To ensure a safe and compliant stay, all guests are required to complete identity verification prior to check-in. A valid government-issued photo ID will be collected and verified, and the name on the ID must match the credit card used for payment. When applicable, a background screening may also be required as part of the booking process.

All guests are required to review and sign Juniper Holiday + Home's Guest Occupancy Agreement prior to check-in. While we understand that events can affect your trip, it is our policy to stick to the agreed-upon cancellation policy in the listing. We recommend purchasing vacation travel insurance if you suspect you may need to cancel your reservation.

The minimum age to rent this property is 25.

Pets are not allowed at this home.

Out of respect for our staff and their families, we do not permit check-ins or check-outs on Thanksgiving Day and Christmas Day. Thank you for your understanding.
