Property Boundaries (approximate)

Out of respect for our neighbors, please don't venture beyond the property. Most boundaries are marked with pink-flagged stakes.

Septic system protocol

Berrywood Farm handles waste via four septic fields located throughout the property. If you're not accustomed to septic systems, please be aware that there are some important guidelines:

In bathrooms, only flush waste and toilet tissue

In kitchens, no solid food waste (scrape dishes into the trash instead). Kitchen sinks have white strainers to prevent food waste from entering the drain. Please do not remove the strainers except to clean them.

Onsite Groundskeeper

As a large property with lots of landscaping, Berrywood Farm needs lots of TLC to keep looking its best. Joe is the groundskeeper, and he’s typically onsite Monday through Saturday, roughly 10 AM - 3 PM ET, depending on the weather.

Joe respects the privacy of our guests. If you’d like him to attend to something or if his outdoor work is detracting from your experience, please contact us.

Coming and Going

The Cottage has one main entrance with a screen door. There’s no need to close the heavy wooden barn door; it’s purely decorative.

The sliding doors leading to the deck can be left screened to promote cross-ventilation.

Sleeping

Linens are provided for the lofted queen bed.

The Cottage features a sleeper couch in the living room. Bedding is located in the TV stand.

Drinking water

• Berrywood Farm operates on well water. Tap water is chlorinated periodically and is perfectly safe for cooking, personal hygiene, and dishwashing.

• For drinking, we recommend relying on the supply that has been purified by reverse osmosis. The filter is located on the kitchen sink on the right side.

• The refrigerator ice maker is offline. To make ice, use water from the treated tap in the provided ice cube trays.

To ensure a safe and compliant stay, all guests are required to complete identity verification prior to check-in. A valid government-issued photo ID will be collected and verified, and the name on the ID must match the credit card used for payment. When applicable, a background screening may also be required as part of the booking process.

All guests are required to review and sign Juniper Holiday + Home's Guest Occupancy Agreement prior to check-in. While we understand that events can affect your trip, it is our policy to stick to the agreed-upon cancellation policy in the listing. We recommend purchasing vacation travel insurance if you suspect you may need to cancel your reservation.

The minimum age to rent this property is 25.

Pets are not allowed at this home.

Out of respect for our staff and their families, we do not permit check-ins or check-outs on Thanksgiving Day and Christmas Day. Thank you for your understanding.
