By booking Nestled in Downtown Tampa you agree to the following rules at all times. By booking you agree to these house rules. They are strongly enforced.

• For Now: There is no canopy over the hot tub. At least not for right now. No date on when we will have it but update will be provided.

• Reservations require further guest verification to prevent credit card fraud for both you and the Host. Your booking platform does not share your personal information with your Host. Because of this, we do require the responsible booking party to provide a valid photo ID. Your personal identification is not stored and is protected from distribution or use for any other purpose than identification, in accordance with Federal information security guidelines.

• Must be 25 years old to rent. No locals. No 3rd party bookings. • Travel Insurance is highly recommended. Hurricane season is from June 1st - December 1st in Florida. • Check in at 3pm / Check out at 12pm. Early check in and/or late check out can be requested at booking, however it is not a guarantee. Unapproved late check outs will incur a $100/hr fee. • Occupancy limit for this property is 6 and any additional guests on the property will be automatically vacated for trespassing. • No parties or events. • Quiet hours: 10pm - 8am Please be respectful of the neighbors. • No illegal activities. • Pets are not allowed. Pets on property will terminate your stay immediately without refund and a fee of $500 will be charged for cleaning. The owner and property manager have severe allergies. • No smoking inside the home or on the property grounds. Fees will be assessed at $200/day. If smoking is noticed after you check out you will be charged for the entire stay per day. If you are found to be in violation on day 2 (for example), then your stay will be terminated and you will be charged for the 2 days in fees and forfeit the rest of your stay. • This home is not suited for children as the home is not safety proofed. • Broken, damaged, or missing items will result in additional charges. • We are happy to provide makeup towels. Any stains, makeup, dye left on the white towels/sheets will result in additional charges. • Do not use this address to conduct your business or address needs. Shipping of packages to this address is not recommended. • Do not unplug anything in the home, including the WiFi, or move the furniture. Please keep indoor furniture inside and outdoor furniture outside. • Parking is in the driveway or in front of the home on the street. Plenty of parking. Do not block other peoples driveways. Garage is not available to use for parking. • Please refrain from putting anything down the toilet that is not organic from your body. Any plumbing issues will incur the service fee from the plumber. • The refrigerator and pantry may have consumable items left behind by other guests. These items may be condiments, snacks, etc. and are left over and may be open or unopened. They are for anyone to use and the Host does not take any responsibility for these consumables or any allergies a guest may have. • Florida may be the Sunshine state but we do get rain, sometimes daily. The property may have some pooling of water in the back and side yards when it rains really hard, along with some water into the garage. This is normal and will subside with some time. This will not effect the home at all. Just informational. But along with rain come some bugs. Yes they too look for shelter and unfortunately they may find their way into the home. Rest assured the home has regular pest control management and we do our best to ensure the home is bug free. • If the home is damaged or dirty, in a condition beyond what is a reasonable & courteous manner; additional cleaning fees will be assessed at $100/hour. This includes excess amounts of sand, dirt, glitter, et al. • Hot tub: The hot tub is a privilege provided to our guests for free. Please respect the instructions and rules for the hot tub that are in the home. Failure to follow the rules will result in additional fees which could be as high as $1500, dependent on the damage and servicing needs. • Security: The home has 4 exterior cameras and a Ring doorbell at the front door. The 4 exterior cameras are only for the outside of the home, view the outdoor spaces of the front, back, and side yards. They do not record or listen to the inside of the home. A Ring camera is positioned at the front door and records audio and video. Tampering with the cameras or the wires will be grounds for removal and will be charged additional fees. Violation of any of these rules is grounds for immediate termination of your stay without refund.

Fees: • $200/per day for Smoking • $100/hour Late Check out Fee • $200 Smart Lock (Front entry door) replacement if damaged • $100 Lost Side door keys • $100/hour additional cleaning fees • $10-$50/item for stained, dyed, or damaged sheets or towels. Price dependent on replacement cost. • Up to $1500 per damaged/service needed for Hot Tub • $250 Security camera fees for each camera damaged or needs servicing.
