Before your stay, please complete a quick verification and choose one of the following options: a) Damage Waiver (non-refundable): $25 + transaction fee. b) Security Deposit (refundable): $200 + transaction fee (refund processing takes 5–10 business days).

While these options provide added peace of mind, we kindly ask that you care for the property as if it were your own. Leaving excessive trash or causing avoidable damage is discouraged to avoid any additional fee and maintain a welcoming space for everyone.

• All pre-booking questions must be answered to ensure a good fit and proper preparation for your stay, even on instant bookings.

Please ensure that the spa cover is placed back on before you leave. Leaving it off could cause damage to the spa. A $50 fee will apply if the cover is left off. Thank you for your understanding!

• Occupancy limited to 8. Violations such as noise complaints or more than 2 vehicles without prior approval may result in forfeiture of reservation/ immediate eviction with no refund and a ban from the booking platform.

• ID required for reserving party (the person who made the reservation), all guests must be approved, occupancy rules must be followed. The reserving party is responsible for the entire group.

• Early/late check-out requests cannot be accommodated. Please respect set check-in/out times for proper turnover of property.

• By booking this reservation, you agree to pay a $100 fee if guests do not check out by 11:30 AM, with an additional $50 for every half hour after that.

• We allow one dog with a $200 pet fee to be paid upfront. Guests must bring a kennel and clean up after the pet. Extra cleaning charges may apply if necessary. Pet fee is not an additional cleaning fee.

• (If) Emotional support animals will have a pet fee of $150.

• We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.

• No smoking inside the home or within 15 feet of doors/windows. Fine of $750 for violation. If you plan on smoking outside, please dispose of any butts in the trash or there is an additional cleaning fee.

• NO smoking on the premises. Violation fee: $750.

• Please do not throw any solid food or oil in the sink to avoid clogging. Violation fee: $250.

• If house rules are broken, the entire reservation will be forfeited, and additional fees are applicable. Examples of rule violations include disturbing neighbors, hosting a party, exceeding maximum occupancy, having unauthorized guests, smoking, and bringing additional vehicles without permission.

• Use of pool is at guest's own risk. Owners and management not responsible for accidents or injuries. Pool doesn't need a vacuum because it has in-floor cleaning.

• Surveillance cameras at property entrance/exit. May be used to detect unauthorized parties or rule violations.

• Check in is at 4pm. There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.

• Please inform us of any issues upon check-in, we will resolve them within 24 hours. We cannot control acts of nature and occasional equipment breakdowns (such as HVAC, water heater, power outage) but will act on them immediately. No discounts or refunds will be offered for such issues.

• This house may have a BBQ grill, and the cleaners brush the grate/coils of the grill. However, it is not deep cleaned for every arriving guest. If you plan to use the grill, please use the provided brush. If it's missing, kindly purchase one from the store, and we will reimburse you. Alternatively, please message us, and we will deliver one. Thank you.

** How to use the projector?

1. Press power button on the remote label projector.
2. Press S (source) to HDMI 1, then use Roku remote.

Please kindly refrain from tampering with or playing around with the projector. If you need assistance with operating it or require instructions, feel free to reach out, and we’ll be happy to help.

Please note that if the projector is damaged and requires repairs, there will be associated fees. If it is beyond repair, you will be responsible for covering the cost of a replacement. Thank you for your understanding and cooperation.

WHEN YOU CHECK-OUT

• Late check-out fee: $100 for every additional hour beyond the check-out time.

• Early check-in is subject to approval and incurs a fee of $100 for every hour before the check-in time.

• Please note that we implement this to ensure our cleaners have sufficient time to clean the property.

• Return any physical keys to the lockbox (if you've received one) to avoid a $250 charge for a missing key.

• PLEASE make sure to put the temperature of AC to 80 degrees.

• HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation.
