LIABILITY WAIVER --

By booking the home, all guests and participants in events must agree to waive all liability for injury related to use of equipment including but not limited to pool, spa, grill, kitchen and gas appliances; and assume all risk for use of facilities. If this is not agreeable, the booking is void, the organizing guest must cancel immediately and notify the host.

GUARANTEES AND REFUNDS

By default, we do not issue refunds due to ordinary wear or temporary malfunction of equipment. We will make every attempt possible to ensure working appliances with appropriate communication. However, hosts make no guarantees of functionality of all amenities (pool heater, furnace, fridge, grill, etc.).

HOUSE RULES

1. Absolutely NO PARTIES. 10 guests maximum, all must be accounted for at time of booking. No outside visitors unless express permission is given. You will be monitored on camera. Follow noise rules below.

2. NO SMOKING, NO VAPING, NO MARIJUANA AND NO DRUGS anywhere on the premises. No excess alcohol; no alcohol at all in pool or spa.

3. Observe Henderson City QUIET HOURS: 10 PM - 7 AM weekdays, 10 PM - 10 AM weekends. NO NOISE OR LIGHTS IN BACK YARD, NO USE OF POOL OR SPA, NO VISITORS DURING QUIET HOURS.

4. NO LOUD NOISE per Henderson City ordinance. Keep noise levels under 70 Db during the daytime, under 60 Db during quiet hours. No outdoor music at any time.

5. NO PARKING ON STREET. Use the parking space inside the house and park in the 3 spaces in the driveway. This applies both day and night. Any more than 4 cars must ask special permission, otherwise will automatically be considered a house rule violation.

6. NO TAMPERING WITH MONITORS OR WIFI per Henderson Ordinance. Noise monitors are in the living room and outside pergola; outside camera is on the southeast corner.

7. USE POOL, SPA AND HOUSE AMENITIES AT OWN RISK. No alcohol in the pool or spa. No running, jumping or diving, due to risk of injury, paralysis or death. Stay off the waterfall. Turn off all gas appliances when not in use, use caution with gym equipment. Follow instructions on the pool panel; leave in “auto” mode with heater turned “off” when not actively in use. Heat the spa only when in use. $50/day charge for pool heat, up to 85 degrees maximum. Please inquire before running the heater.

8. CLEAN UP AFTER PETS. Please inquire before bringing pets. Clean up any animal hair and waste (south yard). Close the dog door on checkout.

9. TRASH DAY is Friday morning. If staying on Thursday night, move trash (black) and recycle (blue) bins from the garage to the outside curb. Return bins to south yard behind the gate after collection.

10. DO NOT FLUSH HEAVY ITEMS. We have delicate sewer lines. Only flush toilet paper. No wipes, cotton balls, tampons. Guests will be held liable for damages.

11. CHECKOUT: Checkout time is 11 AM. Leave items in the house as you found them. Clean and put away dishes. Leave dirty towels on floor and used beds unmade, so we know what to clean. Lock and deadbolt the back door and lock the front door combination lock on exit. Late checkouts will be charged $50 for every 15 minutes after checkout time, unless agreed to by host.

12. TREAT THIS AS YOUR OWN HOME AND NEIGHBORHOOD. If monitors show a violation or if a neighbor someone complains, you will be asked to stop. On repeat you will be asked to leave, at the behest of police if necessary. Violation of rules 1--6 is grounds for immediate eviction and loss of booking fees. Guests will be held responsible for any additional Henderson City fines incurred or damages to the home.
