PRE-CHECK-IN PROCESS
Upon booking confirmation, you will receive a link from Akia that will allow you to complete the pre-check-in process, which includes the following:
- Providing names of all guests
- Approximate arrival of your time to the home so one of our team members can conduct a welcome walk-through.
- Secure location to upload your ID. (Required by city law in the Desert and HOA in HI)
- Agreeing to terms of your reservation (Example: check-in, check-out dates, number of occupants, etc.)
After the pre-check-in process is complete, you will have access to an individual guest area that is accessible through the web and contains all the information needed for your stay. Such as home address, access codes (Available within 24 hours of check-in), access to team members, details about the property, etc. (No app download required).
HOUSE RULES
- Must be 25 and over to book
- No loud music/noise is allowed outside at any time. STRICT NO MUSIC ALLOWED AT ALL past 10 PM to comply with City Ordinances
- Respect the house and report all damages during your reservation. If you break or damage something, please let us know so we can arrange for its replacement
- (4) Vehicle strict Maximum in CA, (2) in HI
- No street parking
- No parties or events are allowed
- No smoking/vaping/drugs permitted on the premises
- No pets
- No outside visitors and no daytime/overnight guests are allowed. Only guests on the reservation will be given access to the property.
OTHER THINGS TO NOTE
We provide initial supplies of hotel-size shampoo, conditioner, and body soap. However, we do not offer spices, cooking sprays, cling wraps, zip-loc bags, etc. If you need a resupply, we can provide a list of local stores, and Yelp is an excellent tool for finding them.
For other essentials like towels, kitchen towels, paper towels, toilet paper, and dish soap, let us know if you need more, and we'll arrange delivery.
POOL HEATING (CA ONLY)
Pool and spa heating costs $100/day, and Spa heating alone costs $25 a day. No pool cooling technology is available. Pool heater can be heated to 88 degrees, Spa heater can be heated to 104 degrees, both pool and spa cannot be heated at the same time.
SUNSCREEN, TANNING LOTIONS & SPRAYS (CA ONLY)
Suntan lotion is crucial for poolside relaxation, but it can cause issues with the pool water. Applying sunscreen correctly, waiting for it to sink in, and quickly showering before swimming can prevent this. Sunscreen's oil-based nature can lead to gunk buildup and affect the pool's chemical balance, resulting in slimy walls and greenish water.
Please be so kind as to wait for 20-30 minutes after application to reduce oil entering the pool and save potential problems significantly.
POOL SERVICE (CA ONLY)
The pool is serviced three times a week for a clean and usable pool at check-in. Leaves may fall due to desert winds and backyard trees, but we provide a skimmer for guests. You must arrange and cover payment with the pool vendor for additional professional cleaning.
Emergency service calls for faulty pool equipment are covered. However, weather-related issues and problems with sunscreen and self-tanner are not considered emergencies and are beyond our control.
CANCELLATIONS & REFUNDS
If the Guest must cancel a reservation, please notify the Owner/Landlord in writing as soon as possible. The policy of the booking website will be applied in all circumstances.
REFUNDS
No refunds for post-stay or 24-hour before check-out issues.
Leaves falling into the pool due to natural habitat do not qualify for a refund. Check the pool policy for details.
In case of accidental property damage during your stay, please email the Owner/Manager. Guests cannot charge back repair costs unless approved in writing by the Owner/Agent.
Furniture is replaced twice a year due to wear and tear, but we ensure quality replacements. Scratches, chipped paint, markings on walls, and ordinary wear during your stay do not warrant a refund.
These are private residences, not hotels. Set realistic expectations; no daily pool cleaning or personal butler/maid service. Contact us for health, safety, or mechanical issues.
LIABILITY WAIVER
Swimming involves inherent risks, and you accept full responsibility for any bodily injury that may occur while swimming or using the pool slide (if applicable). You agree to hold the owner and property manager harmless. You also acknowledge potential dangers to unsupervised children, intoxicated individuals, those with health risks, or pregnant individuals. You assume all responsibility for any accidents that may happen. By confirming below, you and all Airbnb guests in your party agree to this waiver, forming a binding contract between you and the host.
By agreeing to these Terms & Conditions, you waive any claims against the Owner/property manager for damages or injuries during your stay. You are responsible for the safety of your valuables and supervising your children.
SECURITY DEPOSIT/ ADDITIONAL COSTS
The Security Deposit will be fully refunded within 7 days after departure if all terms and conditions are met. The deposit may cover restoration costs for the property beyond normal wear and tear, such as excessive cleaning, garbage removal, or repairing/replacing damaged items after check-in.
PARKING AGREEMENT
Park all vehicles in the driveway or garage spaces. Violating this agreement's terms and HOA rules by parking on-street or outside designated areas will incur fines passed to the Guest. Vehicles left overnight on the street will be towed. The property can accommodate up to four cars.
SECURITY CAMERAS (CA ONLY)
Exterior cameras cover the entire outer perimeter for liability and safety reasons. For any questions or concerns, please ask the host.
GUEST RESPONSIBILITY
The Guest is responsible for maintaining the property during their stay, and they agree to replace or repair any breakage, damage, or loss caused by themselves or their visitors. Guests are liable for violations or citations, including fines or penalties resulting from their stay or disruptive behavior.
If applicable, guests are responsible for refilling the BBQ propane tank as needed.
NO GLASS NEAR or INSIDE POOL
Please use solo cups for beverages in glass bottles or containers to avoid broken glass near the pools, as it poses a significant liability. Wind may occasionally blow drinks over. If broken glass is found in or near the pool, the renter may be charged up to $1000. Please immediately notify the property owner or manager if you find any glass during your walkthrough. By agreeing to these terms, you waive any claims against the owner for accidents or incidents related to swimming or being on the property.
SPECIAL NEEDS GUESTS
Our properties are inclusive, and if you have special needs, please contact the Owner/Landlord in advance for reasonable accommodations to ensure a convenient and accessible stay for everyone in your party. Vacation rentals are considered private homes and are not subject to the Americans with Disabilities Act.
NATURAL HABITAT
Pests are common in the Coachella Valley. The property receives monthly professional preventative treatments. If you have any issues, inform the host; refunds are not provided for pest presence.
REPAIRS AND MAINTENANCE
Owner/Landlord cannot guarantee against mechanical failure of amenities. Any known issues will be communicated beforehand. Promptly report faulty equipment to the Owner/Agent. Efforts will be made for quick repairs, but no refunds for failures, interruptions, or maintenance issues.
NON-SMOKING AND NON-RECREATIONAL DRUGS POLICY
No smoking or recreational drugs are allowed inside or in the backyard—violation results in deposit loss and damage liability.
CONFORMANCE WITH LOCAL LAWS
Guests must comply with local ordinances, gated community rules, and Vacation Rental Rules. Violations may lead to immediate termination of occupancy and loss of payments, including security deposits.
OCCUPANCY LIMITS
Rates are for a maximum of two persons per bedroom, including children. Over Occupancy violates the Terms & Conditions and may result in denial of access or eviction without a refund.
NO EVENT/PARTY POLICY
Events are not permitted at the property without written authorization from Owner/Landlord. Holding an unauthorized Event breaches the Terms & Conditions and leads to immediate termination of occupancy, forfeiting all payments, including security deposits.
NO HOLD OVER/STAY OVER POLICY
If the Guest overstays without approval, the Owner/Landlord may remove and lock them out. The Guest agrees to allow the removal of belongings to a designated location for retrieval.
SHORT-TERM RENTAL
You must be at least 25 years old to book this property. Under California law and the California Civil Code Sections 1940 et seq, your occupancy is as a lodger, not a tenant. This booking is subject to termination by the host or homeowner without recourse to eviction proceedings under the California Code of Civil Procedure 1161 or any other formal or informal processes. Guests and all individuals in guests reservation agree to follow the Rental Rules during their stay.
By reserving the home or signing an agreement, you acknowledge that you have read and will comply with all rules.
