1. Noise Level: 'Quiet Time' in this city is from 10 PM to 8 AM. Loud parties in the home or on the premises are prohibited and grounds for immediate eviction. The registered guest/licensee and their guests and visitors agree there will be no disturbance, annoyance, endangerment, or inconvenience to the neighbors. Due to the properties' proximity, using vile or obscene language outdoors is likely to disturb and annoy the neighbors. 2. Parking: Parking is limited to the garage, driveway, and street. Parking at this house is available for 6 cars maximum, 2 in the garage, 2 in the driveway, and 2 on the street. All vehicles must be parked parallel, not horizontally, or you will be fined. RV campers and/or tents on the premises or parking area are forbidden, and you will be fined. All fines and/or towing charges are the responsibility of the registered guest. Garage doors are to be closed when not in use.

3. Neighbor Complaints: Actions by Tenants and/or guests that result in neighbor complaints or Police being called to this property will result in a minimum of a $500 charge to deal with potential HOA and legal issues & fines, which is payable by the registered guest.

4. Reporting Damage To Agent: The licensee agrees to keep the Property in good condition, and upon Licensee's check-out, the Property will be left in a good and habitable condition. Any damage to furnishings, fixtures, furniture or other notable condition found upon check-in will be reported to the Agent within two (2) hours of Occupancy.

5. Damage Policy: Licensee shall be responsible for all damage, breakage, and/or loss to the Property, except for normal wear and tear and unavoidable casualties (as deemed by the Agent in its sole discretion) which may result from Licensee's occupancy. Licensee agrees that all pipes, wires, glass, plumbing, household contents, and other equipment and fixtures will be in the same condition upon check-out as it was at the time of check-in, reasonable wear and tear and damage by unavoidable fire and casualty of the only exceptions. The licensee understands that the Property will be inspected before to Licensee's check-in and upon Licensee's check-out. You acknowledge any loss and/or damage to the Property that will result in a charge or charges for repair and/or the replacement value.

Licensee hereby confirms that he/she understands these charges may be posted to the credit card on file, or if agent is unable to charge the credit card, he/she will promptly (and in no event more than 10 days) submit the moneys due for full cost of the replacement or repair.

6. Smoking: This is a non-smoking home. You are permitted to smoke outdoors on the patio or courtyard. Butts must be disposed of properly and not left anywhere on the property. Any smoking policy violation will incur a $1,000.00 Additional "Smoke Damage" Cleaning Fee to remove smoke odors from the house and/or linens.

7. Minimum Age: I am 25 years or older and staying in this reserved property for the duration of the above-reserved dates.

8. Usage Of Utilities: The Total Occupancy Rate assumes and includes a reasonable usage of utilities. If the thermostat(s) is(are) adjusted below 74 degrees Fahrenheit in cooling mode, there will be a penalty of $100 per degree per day for the total duration of the Licensee's reservation and/or above 74 degrees Fahrenheit in heating mode there will be a penalty of $100 per degree per day for the total duration of the Licensee's reservation. Running the air conditioning system at a temperature below 74 degrees Fahrenheit will use excessive electricity and could freeze the unit. Pay-Per-View movies and other premium services are not included, and if ordered during your stay, they will be charged to the credit card on file. All Penalties are due right away.

9. Pool Heating: There is a 50 dollar fee to heat the pool to 78 daily please reach out to the host in advance to set this up. There is no fee to heat the spa during your stay. If you want the pool warmer then 78 it is an extra 5 dollars per degree per day. Any questions please ask host.

10. Video Surveillance & Noise Monitoring: We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe, and memorable stay with us. We use smart home technology to improve your experience. This Property has a security camera located on the front doorbell. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests disregarding the maximum occupancy allowed, and in no way infringing upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the devices is prohibited and will result in the guest being evicted without a refund. The Licensee will also be asked to leave the property immediately without any returned money.

11. Agreement: A House Rules Agreement ("Agreement") must be electronically signed to confirm this reservation/booking. The Agreement will be emailed to the guest after the initial booking. If the House Rules Agreement is not signed within 24 hours of receipt, it will be considered a breach of the house rules, and the guest will have to cancel the reservation or have Airbnb Support cancel on their behalf without penalty to the host.

12. I give permission to the property manager to use a third-party to verify my identity and check criminal databases to confirm my reservation. Complete terms regarding the guest verification can be provided by the property manager. You may receive an email to complete your screening. 13. Noise Outside Of Short-term Rental: Occupants of the Short-Term Rental shall be prohibited from using all outdoor amenities and/or engaging in outdoor games or any outdoor activities that create noise between the hours of 9:00 PM to 8:00 AM Sunday through Thursday and 10 PM and 8 AM Friday and Saturday.

14. The Pets are allowed policy refers to dogs only and all pets must be authorized prior to arrival, in which an additional fee of 100 for 1 pet and 150 for two pets is required.
