This official exemption is due to severe, documented respiratory and medical health risks/allergies of the on-site primary residents who personally handle 100% of the property turns and cleaning. To protect the health and safety of the hosting family, this listing maintains an absolute, zero-exceptions animal-free environment. In accordance with Airbnb policy, any reservations booked for this listing by a guest traveling with an animal must contact us prior to arrival so that Airbnb can facilitate a penalty-free cancellation and assist you in finding an alternative accommodation that meets your needs.

📝 BINDING RENTER AGREEMENT & AGE RULE:

Guests must e-sign our mandatory private Renter Agreement within 24 hours of booking. To ensure seamless compliance, we are happy to send a full copy of our rental agreement prior to booking upon request via messages.

The primary booking guest must be at least 25 years of age and personally stay at the property.

🚗 ARRIVAL, PARKING, & PROPERTY BOUNDARIES:

Access: The cottage is located at the rear of the property. Follow the driveway through the gate to the right of the front house's garage.

Standard Parking: Guests may park standard vehicles anywhere in the secure, fenced rear lot, including the carport.

Heavy/Commercial Vehicles Notice: To protect our residential underground water lines and property structures from weight damage, guests are strictly required to notify the host prior to arrival if traveling with heavy or commercial vehicles, box trucks, car hauler trailers, moving vans, or large towed trailers. Unauthorized heavy rigs or trailers are strictly prohibited from entering the main rear guest lot and must be directed to our alternative side-lot parking instructions.

Privacy: We live in the main house at the front of the property. Guests enjoy private, exclusive access to the entirety of the walled pool enclosure, guest swing set, horseshoes, cottage patio, grills, and rear parking. A separate side yard section is marked as our private family area; we kindly ask that guests do not enter this zone.

🔒 SECURITY, CAMERAS, & PRIVACY MONITORS: For the safety of our estate, the security of our guests, and to protect our utilities (such as the cottage rear AC units), active outdoor security cameras are located on the driveway, the main parking area, and the exterior rear of the cottage. There are absolutely no cameras inside the private guest cottage, the guest patio, or the private pool enclosure. Additionally, the property utilizes county-required noise decibel monitors. These devices are 100% privacy-compliant, do not record audio or conversations, and strictly measure volume levels to ensure compliance with county quiet hours.

Check-In Info: Ensure your Airbnb account phone number is current, as it is used to generate your secure door access code.

🏊 SEASONAL POOL & PLAYGROUND RULES (USE AT YOUR OWN RISK):

Liability: The swimming pool, playground equipment, swing set, and outdoor amenities are strictly use at your own risk.

Pool Limitations: The pool is seasonal (typically May–Sept), is NOT heated, and is cold outside of peak summer months 🥶.

Pool Safety: Swim at your own risk. Only use the pool if you know how to swim. Children must be actively supervised by an adult at all times. Pool hours are sunrise to sunset.

Glass Ban: Absolutely NO glass is permitted inside the enclosed pool area. We provide patio-safe, shatterproof options inside the cottage.

🏡 PROPERTY CLEANLINESS & UTILITIES:

Septic System: We operate on a sensitive septic system. Please flush ONLY toilet paper. All wipes, feminine products, and trash must go in the garbage. Do not rinse food or grease down the bathroom sink.

Smoking: Smoking inside the house is strictly prohibited and subject to a heavy deep-cleaning remediation fee. Smoking outside is perfectly fine, provided cigarette butts are placed in the outdoor ashtrays and trash goes in the cans.

🤫 NO PARTIES, NOISE, & FIRE SAFETY:

Occupancy: Your reservation must accurately reflect the exact number of guests in your party so we can prepare properly. Unapproved parties or outside visitors are strictly prohibited.

Quiet Hours: County quiet hours are strictly enforced from 10:00 PM to 8:00 AM.

Fire Safety: Open fires inside the fire pit are strictly forbidden for safety reasons when windy conditions are present. Per Nye County law and licensing regulations, the discharge of fireworks on any private property is strictly prohibited. Guests wishing to use fireworks must utilize the town's designated, legal fireworks launch facility.
