Loma Vista is a permitted short-term rental in a quiet desert community, and following these rules helps protect the home, our neighbors and your stay. Please make sure everyone in your group is familiar with them. By booking Loma Vista, you agree to follow these House Rules, all posted property rules and applicable San Bernardino County short-term rental regulations.
COUNTY REGISTRATION + REQUIRED FORMS
San Bernardino County requires short-term rental guests to receive and acknowledge the property's STR regulations, including occupancy requirements, nuisance rules and restrictions on prohibited uses. After booking, the primary guest will receive the required County registration + renter acknowledgement forms. These forms are required and are not optional. Please complete them immediately after booking or within 24 hours. Your reservation is not considered complete until the required forms have been submitted. Failure to complete the required forms may result in cancellation of the reservation, as we cannot host a stay without completing the County-required registration and acknowledgement. The primary guest is responsible for making sure everyone in the group understands and follows the rules during the stay.
OCCUPANCY + REGISTERED GUESTS ONLY
Loma Vista is limited to a maximum of 8 guests at any time, including children. Only registered guests included on the reservation are permitted at the property. Daytime visitors and unregistered guests are not allowed. Please make sure your reservation accurately reflects everyone who will be at the property. Exceeding the permitted occupancy or bringing unregistered guests onto the property may result in termination of the reservation and removal from the property.
NOISE + QUIET HOURS
Quiet hours are 10 PM–7 AM. Sound carries much farther than you might expect in the open desert. During quiet hours, please keep voices and all outdoor activity especially quiet. San Bernardino County prohibits loud, excessive or intrusive noise that disturbs the surrounding neighborhood at any time of day or night. This includes loud voices, shouting, singing, musical instruments, music and amplified sound. Noise complaints are taken seriously. Violations may result in County enforcement and fines, as well as termination of the reservation when appropriate. Guests will be responsible for any violations or fines imposed by the County. Please enjoy yourself—just remember that the desert is quiet and people live nearby.
PARTIES, EVENTS + COMMERCIAL USE
No parties, events or gatherings. San Bernardino County prohibits short-term rentals from being used for commercial activities without appropriate County authorization. This includes weddings or receptions, corporate retreats, business meetings or conferences, filming, professional photography shoots and similar activities. Unauthorized parties or events are subject to a $500 fee and may result in immediate termination of the reservation without refund. Unauthorized professional or commercial photography or filming is subject to a $5,000 fee. If you'd like to use Loma Vista for an approved professional or commercial shoot, please contact us before booking. Written approval is required and additional permits, agreements or fees may apply.
POOL + HOT TUB
There is no lifeguard on duty. Use of the pool and hot tub is at your own risk.
For everyone's safety:
✦ Children must be actively supervised by a responsible adult at all times around the pool and hot tub. Never leave children unattended or under the supervision of another child.
✦ No glass in or around the pool or hot tub.
✦ No diving, jumping, running or horseplay in or around the pool.
✦ Do not use the pool or hot tub while impaired by alcohol or drugs, or if you are ill.
✦ Pool toys and other inflatable items should never be relied upon as safety or flotation devices.
✦ Please enter and exit the pool carefully.
✦ Please rinse off oils, lotions and other products before entering the hot tub.
✦ Keep the hot tub covered when it isn't being used.
✦ Do not use the hot tub immediately following professional servicing while chemicals are balancing.
✦ Do not tamper with pool or hot tub equipment, controls or service settings. The pool and hot tub are professionally serviced every Tuesday. If your stay falls on a service day, the technician will briefly access the outdoor area. Pool heat must be arranged at least 24 hours in advance and is $100/day. Pool heat runs from 8 AM–9 PM and may be set up to 90°F.
FIRE PIT + FIRE SAFETY
The outdoor fire pit is wood-burning. Guests provide their own firewood + fire starters. ✦ Never leave a fire unattended.
✦ Keep fires contained entirely within the designated fire pit.
✦ Fully extinguish the fire when finished.
✦ Do not use the fire pit during unsafe weather conditions, high winds or whenever local fire restrictions prohibit its use.
✦ No fireworks, explosives or open flames elsewhere on the property. Guests are responsible for complying with any fire restrictions in effect during their stay.
SMOKING + VAPING
No smoking or vaping inside the house or casita, or near open doors or windows. Please dispose of smoking materials safely. Never discard cigarettes, cannabis products or other smoking materials on the ground. Smoke odor, residue or other evidence of smoking that requires additional cleaning or remediation will result in a minimum $500 charge, with additional charges applying when remediation or damage exceeds that amount.
PETS
Loma Vista is not pet-friendly due to owner allergies. Please do not bring animals onto the property except where required by applicable law. Additional cleaning or remediation charges will apply for unauthorized pets.
DESERT + PROPERTY BOUNDARIES Loma Vista sits on 5 acres, but the entire property is not fenced. Please remain within the property boundaries and do not enter neighboring parcels. The desert is home to wildlife, cacti, uneven terrain and other natural hazards, so please stay aware of your surroundings and supervise children outdoors. Keep exterior doors and screens closed to help keep desert wildlife outside.
SECURITY CAMERAS
Ring security cameras face the road, property entrance and front door. When turned on, the front door camera captures the pool area. The cameras are used to monitor the exterior while Loma Vista is vacant and may be turned off by a switch inside the home once you arrive and during your stay. Please do not damage, remove or otherwise tamper with security equipment. There are no cameras inside the house.
LOCKED + RESTRICTED AREAS
Locked owner, housekeeping and supply areas are not available for guest use. Please do not attempt to access locked closets, cabinets or other restricted areas.
TRASH
Please place all trash in the designated containers and keep container lids securely closed. Do not leave bags or loose trash outside the containers. This is especially important in the desert, where unsecured trash can quickly attract wildlife.
CHECK-IN + CHECKOUT Check-in: 4 PM
Checkout: 11 AM
Early check-in or late checkout must be approved in advance. When our schedule allows, we're happy to accommodate requests.
Unapproved late checkouts disrupt cleaning and incoming stays and are subject to the following fees:
✦ More than 30 minutes late — $50
✦ More than 60 minutes late — $100
✦ More than 90 minutes late — full additional night's rate
✦ More than 2 hours late, or a departure that disrupts or prevents an incoming reservation — 2× the nightly rate Payment of a late-checkout fee does not grant permission to remain at the property beyond the scheduled checkout time.
DAMAGES + PROBLEMS DURING YOUR STAY
Accidents happen. If something is damaged, broken or isn't working properly, please let us know as soon as possible. Giving us a heads-up allows us to help during your stay and address anything that needs attention. Guests are responsible for damage beyond normal wear and tear and for additional cleaning or remediation required as a result of a House Rules violation, in accordance with the booking platform's applicable policies.
RESPECT THE HOME + NEIGHBORS
Above all, treat Loma Vista, the surrounding desert and our neighbors with care. San Bernardino County requires STR guests to avoid nuisance behavior and respect the peace, quiet, privacy and security of surrounding residents. If an issue arises during your stay, please respond promptly to communication from Matt + Jeff so we can resolve it quickly.
Thanks for helping us take good care of Loma Vista and the little corner of the desert it calls home.
