STRICT RULES / POLICIES / FEES     This list is a reminder to our guests that this is NOT a motel. The home has been set up with lots of care and love so guests like you can enjoy while on holiday or traveling for work. This is not the place for you to book if you are in search or having a party or for activities you otherwise wouldn't perform in your own house. The house must be treated with respect; all others will be subject to fines (deducted from your security deposit) and will get a negative review on their profile (subject to account deactivation from Airbnb).  Please read below all the rules and policies together with any fees associated with breaking them. These rules are enforced to ensure the best guest experience not just for yourself, but for all our future guests as well as your host and our staff members. Booking this property means you agree 100% to every rule and section stated in this listing.      

CLEANING (EXTRA FEES)     This house is cleaned thoroughly and disinfected before each new check-in. All bedding and towels are washed and all our dishes are machine washed at high temperatures to maximize cleanliness. While you are paying a cleaning fee, this does not include any cleaning of a "trashed" property. If the house is found in need of cleaning outside of regular use, extra cleaning at a rate of $100/hour on top of the cleaning fee will be billed to your account.  Here are some examples that will cause you to have to pay for additional cleaning: piles of dishes with food left around the house or sink, trash around the house instead of inside the trash bin, smoking inside the unit or outside with door open (causing smell to come inside), towels stained with make up or other non - removable stains, food or other stains on sofa or bed (eating only allowed in kitchen/dining area). In other words, treat this like you would your own home. Again, this is not a motel. Nothing to worry about if you are a responsible traveler.      Tips to being a 5 star guest without added fees:     - Eat only at the dining table / kitchen area. Do not eat on the couch or bed.  - Do not smoke inside the house.  - Do not disturb neighbors.  - Do not use towels to wipe off your make up or clean anything except drying your body. You will be charged for a new towel if stained or damaged.   - Make sure your trash is in the trash bin and everywhere on the floor and around the space. Let your host know if you need additional trash bags.  - Treat this home the way you would like your guests to treat yours.    

SMOKING     Smoking of any kind (vape, sage, cigarettes, cannabis, etc) is NOT ALLOWED anywhere on the property. Smoking inside any unit will incur a fee of $500 to cover for expenses relating to removing the smoke smell from the unit professionally.    

PETS    Pets are not allowed at this property. Emotional Support Animals and Service Animals are welcome free of charge, however there is a $250 fee per pet to remove allergens from the property. Bringing pets or unannounced animals will incur a fee of $250 per pet and could also result in immediate removal of the property (you will not be refunded for the rest of your unused booking dates, and we will not liable for any relocation fees, travel fees or any other type of fees). Any damage caused by your pet or ESA will be deducted from your security deposit. Keep in mind there are security cameras on the outside the property.      

STAYING WITH MORE PEOPLE THAN MENTIONED AT BOOKING This unit fits only up to the amount of people stated in the ad comfortably and legally, it is crucial you select the correct amount of people traveling with you when placing your booking. Breaking this rule and bringing more people than specified will result in additional fees and/or eviction from the property. Keep in mind there are security cameras in the property. You will not be refunded for any used / unused nights for a cancelled booking related to this rule.  

PARTIES / NOISE    Parties or social events are completely forbidden in this property. You may have guests at the house only up to the advertised capacity, and only that amount of people can sleep at the house at any given time during your stay. Breaking this rule will incur a $100 fee per guest per night and could also result in immediate removal of the property and a cancelled booking (you will not be refunded for your used or unused booking dates, and your host will not liable for any relocation fees, travel fees or any other type of fees). Keep in mind there are security cameras in the property.  Quiet hours are from 9:00pm - 8:00am every day. The house is equipped with impact windows and doors and they do a great job at keeping sound blocked from bothering other guests as long as they are all closed. Guests are encouraged to contact the authorities as well as contacting us in case another guest is being loud during quiet hours. If there are complaints about people in your party being loud during quiet hours, this could result in immediate removal of the property (you will not be refunded for the rest of your unused booking dates, and we will not liable for any relocation fees, travel fees or any other type of fees).    

BOOKING GUEST (ADULT) MUST BE PRESENT DURING ENTIRE RESERVATION     The guest that places the reservation agrees to be present during the entire stay. Guests are not allowed to place a reservation for someone else. No minors shall stay in the property without the presence of the booking guest. Keep in mind you (the booking guest) are responsible 100% for any damages or issues that might occur during the dates of the booking. Breaking this rule will result in immediate removal of the property (you will not be refunded for the rest of your unused booking dates, and we will not liable for any relocation fees, travel fees or any other type of fees).    

DISCRIMINATION     Discrimination, homophobia, racism, or hate speech/crime of any kind is 100% not welcome at our units. This is extremely important to us and our community. We want to make sure that anyone that stays with us can feel safe and at peace. Our guests are encouraged to report any discrimination or mistreatment directly to us and local authorities. Breaking this rule will result in immediate removal of the property (you will not be refunded for the rest of your unused booking dates, and we will not liable for any relocation fees, travel fees or any other type of fees). Keep in mind there are security cameras in the property.    

DAMAGE / MISSING ITEMS / LITTERING     The house is photographed in detail before a check-in. This includes general pictures as well as up close photographs of furniture, electronics, appliances, fixtures, doors, etc. Once you check out, new photos are taken by our staff and any new damage or missing items are reported to us directly. If damage is reported then we will do our best to work with you to resolve the issue by charging you the cost to repair/replace the item damaged. This also applies to any damage done to the exterior of the property. Keep in mind there are security cameras in the property. We encourage our guests to contact us if they have caused any damage either intentionally or by accident so we can try to resolve the matter as diligently and efficiently as possible without having to involve other parties.  If any item is reported missing then we will try to work with you by charging you the cost to replace the item. If you deny to pay for the repairs/replacements, we will need to contact Airbnb to involve them and that could result in them charging you the entire amount of your booking's security deposit which will most likely be more than the amount of the repair.   Littering is unacceptable. We please ask that you dispose of any garbage or cigarette butts in the trash bin inside your unit. Breaking this rule will incur in a $250 fee. Keep in mind there are security cameras in the property.    

PARKING     Only the parking spots designated in your check – in message for your rental at the property can be used. Please do not park in any other spaces at any point or for any reason as you will possibly be towed at your own expense. Parking on the street may be available at your own risk please read posted signs to avoid citations.   By confirming a reservation, you accept the house rules of the property and promise to abide by their terms.
