Hello there, we look forward to hosting you!

Please familiarize yourself with our rules – we update these frequently and are often written in response to specific incidents or recurring issues. They are written for the protection of the home, its owner, our Co-host Team, and of course our Guests.

Please know that although these rules are formed with protection in mind, we are understanding, reasonable, and above all wish for all involved to be happy at the end of their stay : )

If you treat the home and our team with respect and clarity, we will do the same!

• No smoking, drugs, or illicit substances of any type are allowed on the property. Any violation of house rules, including smoking, vaping, or hookah may be subject to a fine of up to $1000 house rules per offense. We certainly hope it does not come to this, but any attempt to conceal activity (covering the doorbell cameras), deceive the host in any manner, or any violation of house rules may also subject the guest to being removed from the property.

• No parties or events - gatherings of a family nature are welcome, but the Host must be informed in advance : )

• Occupancy is to remain exclusively with those in the designated party that booked the reservation unless direct permission from the host is approved.

• Quiet Hours are from 10:00 PM to 8:00 AM (noise levels are monitored).

• Check-out is no later than 10:00 AM. This is critical to our operations - if you foresee issues, please communicate with us in advance, but late departures that cause a delay in follow-on guest arrival may be subject to an additional charge.

-Please keep all food in the kitchen and living areas. Food in the bedrooms is not permitted. This is an issue of health and safety for the home and all of our guests.

-As stated in Airbnb's Guest Reliability Standards - Guests should not leave the listing in a state that requires excessive or deep cleaning (ex: with soiled carpet, moldy dishes, excessive trash, etc.). Cleaning fees are only meant to cover the cost of standard cleaning between reservations (ex: laundry, vacuuming, etc.) We do not allow food and drinks in bedrooms. Any stains found in the bedroom will be at the guest's expense.

• No open food or loose garbage (not in a bag) shall be left after check-out. There are explicit instructions on trash disposal for each property we manage. All properties strictly monitor proper garbage disposal. Please make sure to follow the signage posted near the trash bin or the garbage disposal. ALL TRASH MUST BE BAGGED AND TIED IN 13-GALLON KITCHEN TRASH BAGS - NO LOOSE TRASH. Guest may be subject to a fine of up to $50 to $100 for loose trash and spillage found.

• Physical damage to the property shall be reported immediately. Guests will be responsible for damaged items.

• Please DO NOT use the white bath towels to remove make-up or to clean up spills/dirt. Use provided makeup towels or paper towels.

• Please return the Pool Towels to the home if you take them to an amenity space for the community. These are inventoried after every stay, and guests will be responsible for replacements.

• There is absolutely no running by the pool and no diving at any time. There is no lifeguard on duty so please swim at your own risk. Guest’s use of any pool, pool floats, hot tubs, spas, saunas, slides, or any other equipment or amenity that may be within the Accommodations or available within the Building shall be at Guest’s sole risk and Guest hereby indemnifies The Owner and their representatives and agrees to hold them harmless from all claims, actions, costs, and expenses, including reasonable attorneys’ fees, arising from any personal injury to the Guest or Guest’s invitees, visitors or guests, and Guest shall be solely responsible for any damage caused by Guest or Guest’s invitees, visitors or guests.

-If the property has a private pool, the pool temperature needs to remain between 80 and 85° unless pool heating is requested. This ensures long-term optimal performance & safety during your stay as recommended by professionals.

• Everything in the home is inventoried before & after every stay, including but not limited to room decor, dishes, cleaning supplies, soap, remotes, power cords, and attachments, etc. Anything missing (without prior notification or agreement with the host) will be replaced at the guest's cost.

• Keep the home clean & treat it with respect - have an awesome stay – if the Golden Rule is followed, all will be good!
