By confirming this reservation, guests acknowledge and agree to comply with the following house rules. These rules form part of the booking agreement and are designed to ensure a smooth stay, protect the property, and comply with building and platform requirements.

✅ Mandatory Online Check-In & ID Verification To ensure a smooth and secure check-in process:

• The primary guest who made the reservation is required to complete the online check-in form sign a rental agreement and provide a valid government-issued photo ID prior to arrival.
• This requirement is outlined in your booking confirmation and is mandatory in order to receive check-in instructions. Failure to complete online check-in and ID verification may result in delayed or denied access, and refunds will not apply in these circumstances.

🚫 Prohibited Activities

• Smoking inside the apartment is strictly prohibited.
• Parties, gatherings, events, or additional visitors are not permitted unless explicitly approved in writing prior to booking.
• Excessive noise is not permitted at any time. Quiet hours apply between 11:00 PM and 8:00 AM. Noise & Occupancy Monitoring: Minut sensors are installed in all apartments. These devices do not record audio or video, but monitor:
• Excessive noise levels
• Cigarette and vape smoke
• Guests remaining in the apartment beyond approved check-out time Breaches of these rules may result in fees or immediate termination of the booking without refund.

🐾 No Pets Pets are not permitted on the property under any circumstances.

🛠 Reporting of Issues (Very Important) To help us provide the best possible stay, guests are required to inspect the property upon arrival.

• Any concerns relating to cleanliness, maintenance, damage, missing items, or setup must be reported within the first two (2) hours of check-in.
• All issues must be reported via the Airbnb message thread, with photographs where relevant. This timeframe allows us to promptly investigate the concern and verify whether the issue was pre-existing prior to guest entry. Issues not reported within the first two (2) hours may be difficult or impossible to verify as pre-existing, as we cannot reasonably confirm whether they occurred before or after guest arrival. Accordingly, issues raised outside this timeframe, or after check-out, may not be eligible for refunds, discounts, or compensation, as we must be given a reasonable opportunity to assess and address concerns during the stay.

🧴 Consumables & Starter Supplies To help keep our nightly rates competitive and affordable for all guests, we provide a starter pack of essential consumables upon arrival. This starter pack typically includes a limited supply of:

• Coffee and tea
• Basic toiletries (such as soap)
• Laundry and kitchen products
• Toilet paper Please note:
• These items are not replenished during your stay.
• For longer stays, guests are expected to purchase additional supplies as required. We are happy to recommend nearby supermarkets and convenience stores.

🧹 Housekeeping & Use of Beds

• Please report any cleaning concerns promptly upon arrival via the booking platform with photographs.
• Guests must only use the beds included in their reservation.
• Use of additional beds without approval will incur an additional cleaning fee. 🧺 Linen & Towel Provision Towels & Linen For each guest, the following are provided:
• One (1) bath towel
• One (1) pool towel (inside wardrobe) A washing machine and dryer are available in the apartment for guest use during the stay. Additional towels are not automatically provided and must be requested in advance. Where additional towels are approved, extra linen and laundering fees will apply.

🧳 Departure Instructions Before check-out, guests are required to:

• Return used cookware, cutlery, and utensils to their original locations
• Remove all personal belongings
• Sort waste appropriately (schedule provided)
• Secure all windows and doors and switch off lights
• Return all keys Fees may apply for:
• Lost keys or lockouts
• Leaving the property unsecured
• Excessive mess or additional cleaning We cannot accept responsibility for items left behind.

🔄 Booking Changes & Requests Requests for:

• Early check-in
• Late check-out
• Shortening your stay Must be submitted prior to arrival and are subject to availability. Please note:
• Shortening a stay may result in partial or no refund, depending on the cancellation policy in effect.
• Early check-ins or late check-outs may incur additional charges if they impact cleaning schedules or other reservations.

🔧 Damages, Breakages & Losses

• Any damage or breakage must be reported immediately.
• Removal or relocation of property contents without approval is not permitted.
• Non-compliance may result in damage or replacement fees.

🚭 No Smoking Policy This is a strictly non-smoking property.

• Smoking is not permitted inside the apartment at any time.
• Evidence of smoking (including odour, residue, ash, or cigarette butts) will result in a $500 cleaning and deodorisation fee, charged via Airbnb.

📍 Location & Platform Disclosure

• Airbnb displays an approximate map location prior to booking to protect host privacy.
• The exact address is provided after booking confirmation.
• The property is accurately described as being located in the stated suburb and building. Booking confirms acceptance of the location, surroundings, and building type as described in the listing.

✔ Acknowledgement Failure to comply with these house rules may result in:

• Additional charges
• Loss of security deposit (where applicable)
• Cancellation of the reservation without refund
