Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guest obligations include, but are not limited to, keeping the premises clean, safe, and in good condition, and not causing unsafe or unsanitary conditions in any part of the property. Guests agree not to use the premises for any unlawful purpose, commercial activity, party, or event, and must comply with all applicable laws and regulations. OCCUPANCY & BOOKINGS In no event shall the Rental Property be occupied by more persons than the number stated on the booking confirmation, unless prior written approval is given by the Owner. No unauthorized guests are permitted. The person making the booking must be part of the staying party. Third-party bookings are strictly prohibited and will result in immediate cancellation or eviction without refund. RENTAL AGREEMENT & IDENTIFICATION Guest is required to sign a rental agreement and provide valid identification prior to check-in for security purposes. Failure to comply may result in cancellation of the reservation without refund. QUIET HOURS / NOISE / PARTIES Quiet hours begin at 11:00 PM. Excessive noise, parties, or disturbances are strictly prohibited. A $100 fine may be charged for verified noise complaints, and serious violations may result in eviction without refund and possible involvement of local authorities. NO SMOKING / NO DRUGS Smoking of any kind and illegal drug use are strictly prohibited on the premises. Evidence of smoking will result in a $200 fine. NO PET POLICY Pets are strictly prohibited. Evidence of a pet on the property will result in a $100 penalty. Service animals are permitted but may not be left unattended in the property at any time. CHECK-IN / CHECK-OUT Check-in and check-out times must be strictly adhered to. Unauthorized early check-in or late check-out may result in cancellation without refund or a fee of $50 per hour unless prior approval is granted. PROPERTY USE & CARE Guests agree to maintain the property in good condition. Any damage, missing items, or excessive cleaning required will be charged accordingly. Missing linens or towels will be charged at replacement cost. THERMOSTAT USE Thermostat settings may be limited to protect HVAC systems. Guests agree to comply with set limits and to leave the air conditioning set to 76°F upon check-out. REPORTING ISSUES Guests must report any issues, damages, or concerns within the first hour of check-in. Failure to report issues promptly may result in responsibility for damages. CLEANING & VERIFICATION The property is inspected after each stay with time-stamped photos and videos to verify condition and ensure quality standards. SECURITY DEPOSIT A refundable security deposit of $1,500 is required for stays exceeding 30 days. This deposit is collected separately via a secure link prior to check-in and refunded after checkout, subject to inspection and any applicable deductions. PAYMENTS & CANCELLATION Please check the reservation for when payments are due and cancellation policy that applies. OWNER ACCESS & RIGHT OF ENTRY Owner reserves the right to enter the property at any time in case of emergency, or maintenance issue, or if there is reasonable belief of rule violations or damage. LIABILITY & FORCE MAJEURE Owner is not responsible for any accidents, injuries, or loss of personal belongings. No refunds will be issued for interruptions due to appliance failure, utility outages, weather events, natural disasters, construction, or other circumstances beyond Owner’s control. LOST ITEMS Owner is not responsible for lost or forgotten items. If items are recovered, return shipping and handling costs, including time, will be charged to the Guest. Items will be held for a maximum of 30 days. FLORIDA CRITTERS Despite our meticulous cleaning practices & our routine pest control efforts, bugs & critters are a part of life in Florida. As part of our routine pest prevention services, our licensed exterminator has placed a few discreet glue traps in select areas of the home. These are purely preventative and help ensure a clean, pest-free environment for our guests. If you have any questions or concerns, please don’t hesitate to reach out! SEWERAGE Do not flush anything down the toilets other than toilet paper! TERMINATION Violation of any terms of this Agreement may result in immediate termination of occupancy without refund. Guest agrees to vacate the property immediately upon notice. LEGAL This Agreement shall be governed by the laws of the state in which the property is located. Any disputes shall be resolved in the applicable local jurisdiction. If any provision of this Agreement is found to be unenforceable, the remaining provisions shall remain in effect. By booking and staying at the property, Guest acknowledges and agrees to all terms outlined above.
