• Pets are allowed for a fee of $100 per pet. Please notify the host in advance if you are bringing a pet.

• No parties or events allowed.

• No smoking or vaping inside the unit! A $500 cleaning fee will be charged if smoking is detected inside. This rule is strictly enforced.

• Check-in is at 4 PM and check-out is at 11 AM, unless early check-in or late check-out is approved by the host. Unauthorized late check-out is charged at $50 per hour.

• Follow all condominium rules. Any violations during your stay will result in fines deducted from your deposit.

• Lost or unreturned electronic fobs will result in a $250 replacement fee. This is the only fob available, so be sure to leave it in the unit upon checkout.

• Potential water shut-off occurs on the 1st and 3rd Tuesday of each month from 9 AM to 12 PM for maintenance.

• If the unit is on the ground floor there could be a ramp or stairs to access the unit. Please ask to be certain. There are no stairs inside of the listings.

Heating & Cooling System Information

This building has a seasonal heating and cooling system.

• Winter months: Heat only, no air conditioning.
• Summer months: Air conditioning only, no heat.
• The system switches based on outdoor temperatures, and guests do not have control over this change (nor does the host).
• Generally, AC turns on around late February to early March, once overnight temperatures consistently warm up.
• If the unit feels warm and AC is not yet available, use the provided fans and open the patio and front doors for airflow.
• Portable heaters can be provided if it feels too cool in the colder months and the heat is not turned on yet.

Pool & Spa Rules (Monitored by CCTV)

• No food or drinks within 4 feet of the pool/spa (even in plastic containers).
• No drinks inside the pool—keep all beverages on the poolside tables.
• No jumping or diving into the pool.
• Do not climb or jump the pool/spa gate.
• Do not allow non-registered guests into the pool or spa. If another person’s fob isn’t working, do not let them in—this is a condo rule violation.
• Pool and spa are closed from 10 PM - 8 AM. Security is on-site, and trespassers will be removed.

Building Amenities

• Pool, spa, gym, and clubhouse are managed by the HOA/building maintenance. The host does not control their operation.
• No refunds will be issued if amenities are closed during your stay. If you need specific amenities, please ask before booking to check for any scheduled closures.

Final Notes

• Any violations issued by the HOA will be passed on to the guest.
• As long as you follow the rules, there should be no issues.
