Unless otherwise approved by your HOST, occupancy over the indicated capacity may result in eviction and forfeiture of amounts paid RESERVING GUEST + REGISTERED GUESTS -Reserving guest must be 21 years of age or older to reserve the home and must provide government issued ID. The reserving guest is responsible for communicating all rules to the registered guests. No unregistered guests without prior approval. -Quiet Hours 9pm-8am. -Please review all of check in and check out procedures. -Be a good neighbor! We ask that you respect our neighbors. Park in designated parking spaces, obey posted neighborhood rules and respect the community. FIRES -Absolutely no wood burning or charcoal fires during seasonal burn bans. If there is evidence of burning during a locally mandated burn ban, a $500 fine will be assessed. PROHIBITED ACTIVITY -Smoking of any kind, illegal substances and illegal activity of any kind are prohibited. Evidence of prohibited activities will result in fines and/or law enforcement. -Criminal Activity Prohibited. Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to use of the Property’s internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the Property during your stay. -Parties and other events are prohibited at the Property. Commercial photography and filming are also prohibited at the Property without our express written permission. (If approved, applicable occupancy limits and other rules under Airbnb's Party and Events Policy will apply, and additional conditions and fees may apply.) No tents or other structures may be erected on the property. NO PERMANENT RESIDENCE -Guests agree that use of the property is on a temporary and transient basis only; that guest may not use the property as a permanent residence; and that guest’s permanent residence is and will remain elsewhere than at the property. HOT TUB GUIDELINES: You are to use hot tub at your own risk. Pregnant women, persons with heart disease, diabetes or high blood pressure problems and elderly people should not use without dr.s content. We do not advise young children to use the hot tub. In the event you allow a minor to use the hot tub, they may be supervised at all times. FIREPLACE / FIREPIT POLICY : Fireplace – Please use only wood designated as fire wood. Do not pick up wood laying around as it is not properly dried out and sap could cause mini explosions. GUEST is responsible for properly opening the flu and not allowing smoke and soot to come in to the house. Keep the protective screen closed at all times especially when in use. GUEST will clean up any ashes that are outside of the firebox that could cause soiling inside the house. Firepit (wood burning) – Please use only wood designated as firewood or fire logs. No scrap wood burning allowed. Do not leave a fire burning unattended. No use of outdoor fire pit during Chelan County Fire ban (check online for dates. Typically June-October) The GUEST is responsible to inform all individuals in their party to use only Scott or septic safe toilet paper, and no other items will be flushed in the toilet even if it says "flushable". Any damage caused by GUEST to the septic or sewer system will be the full responsibility of the GUEST. These terms are subject to change at the HOST’S discretion.

 REPORTING OF TRAVEL ISSUES: GUEST agrees to report any issues of unsatisfaction to HOST immediately upon finding said issue but no later than 24 hours after finding it. GUEST will cooperate with HOST and allow for a reasonable solution. INCLEMENT WEATHER, UNINHABITABLE or ACT OF GOD POLICY: Should the premises be destroyed by fire or other casualty, extreme weather, pandemic or act of God to become unfit for human habitation or to prevent travel to the property then these presents shall thereby be ended with NO refund to the GUEST for any rent term unused. We highly recommend you purchase travel insurance to cover any losses. 
 EVENTS POLICY: The premises may not be used for parties, receptions, weddings, or any type of function which would cause abnormal wear and tear or mess, or exceed the maximum number of occupants specified in this lease without written permission. **Evidence of these activities will result in a fine for up to $1.000 Guests accepts and assumes all risks involved in or related to being by a body of water. Any water related activities features on the property, activities participated in during your stay on or off the property, amenities provided at the property, or third-party transportation vendors as applicable, whether or not disclosed in the listing. GUEST agrees to hold HOST harmless of any injuries or claims caused by or contributed to by accidents, allergic reactions, illnesses or any other casualties or health problems, including viruses, which may arise during tenancy or as a result of said occupancy. NDEMNITY You agree to hold harmless and indemnify Host. and Owner, and their respective affiliates, for and from all claims for property damage, personal injury, or monetary loss resulting from your actions or omissions, and the actions or omissions of other occupants, during or relating to your stay LEGAL ACTION: If any legal action or proceeding be brought by either party to this agreement, the prevailing party shall be reimbursed for all reasonable attorney’s fees, court filing fees or any other expenses incurred in such proceeding in addition to other damages awarded. Due to the fees that can be charged by attorneys, it is agreed by the parties that both sides will waive their right to a jury trial and will first attempt to mediation or arbitration if the claim exceeds small claims court limits.
