House Rules • Outside quiet hours from 10pm - 7am; • Booking party is at least 25 years of age; • All guests must be declared on the reservation through Airbnb. Full names and contact information for any person staying overnight are required. No additional guests outside of those included on the reservation without express permission from the host; • No smoking, vaping, or e-cigarettes allowed; • No events allowed without express permission from the host; • No parties, no burning candles, no glitter or confetti, no hair dyeing or spray tans while here; • Unregistered guests are not permitted without prior approval; • Do NOT flush anything other than toilet paper down the toilets; • If you use it, please clean it: grill, blenders, gadgets in the kitchen, etc.; • Shoe-free home, please! If any of the house rules are broken, or if the police are called to the house at any time during the stay, the reservation will be immediately cancelled with no refund. If guests are found to have smoked in the house or on the premises, a fee of $250 will be charged. Checkout is 10:00 a.m., and guest door codes stop working at that time. Late checkouts cannot be accommodated. A 15-minute grace period applies. After 10:15 a.m., a late checkout fee of $25 will be charged for each full 15 minutes, up to a maximum of one night's rate (the average nightly rate of the reservation). Guests remaining in the home after 11:15 a.m. will be charged the maximum. Our team may be on-site outdoors during your stay for routine care like lawn care and snow removal. We'll give you a heads-up whenever we can, and we'll never enter the house without your permission (except in an emergency or to address a complaint you've reported). If you have a complaint about any aspect of the property, please let us know. By reporting a complaint to us or to your booking platform, you authorize On Demand Bungalows, LLC to enter the property to address and remedy the situation, without needing additional permission.

Pet Rules • Well-behaved, house-trained dogs are allowed. No cats. • A non-refundable fee of $35 will be charged per pet / per night. Pet Owner Responsibilities: • Pet owners are responsible for picking up any animal waste on the premises. • Pets must be in a kennel or secured when unoccupied in the home. • Pets are not allowed on furniture or beds. • Pets are not allowed in the house wet. • Guests must declare the correct number of pets at the time of booking. Any undisclosed dogs found during the stay will be charged the applicable pet fee plus a $75 penalty per pet. Any undisclosed other pets (cats, birds, etc.) found during the stay will be charged a $250 penalty per pet, and the reservation is subject to immediate cancellation of the reservation without refund. • Pet owners are responsible for any damage caused by their pet inside or outside of the premises. • Any excessive cleaning, carpet shampooing, stain removal, or damaged furniture due to the guests' pets will be charged an additional cleaning fee of a minimum of $175, and/or the actual cost of replacement items.

Liability • On Demand Bungalows accepts no responsibility for damage to personal property brought onto the premises. • On Demand Bungalows cannot be held responsible for the failure of public services (e.g. water, gas, electricity, internet, etc.) or any disturbances beyond their control, including any natural disasters or "acts of God," for example: floods, earthquakes, blizzards, etc.

Security Features • We have a Ring doorbell camera on the exterior of the front of the house. This device is recording. • Noise Aware noise decibel monitoring device. The device does not record. • Wi-Fi-enabled thermostat, locks, and doorbell.

Outdoor Swimming Pool Rules • The outdoor swimming pool is open from June 1 - September 15 annually. Use of the pool is prohibited from September 16 - May 31. • The key for the pool deck is located in the miscellaneous drawer in the kitchen. • The outdoor swimming pool is solely for use of guests who are staying at Oasis off Main. • Swim at your own risk. Never swim alone. Know your limitations, including physical fitness / medical conditions. • Minors must be supervised at all times when in or around the swimming pool. • No running on deck or diving. • Swimming pool is cleaned once weekly by our maintenance team. • Guests are to remove all floats and toys nightly, and lock the deck gate nightly. • On Demand Bungalows reserves the right to close the pool due to weather or maintenance.
