LISTING, AMENITIES & OPTIONAL ADD-ONS
Please review the full listing, including Listing Notes, before booking. Only amenities specifically stated as included are included in the base accommodation rate. Optional add-on amenities and services are available at an additional cost and may require advance arrangement. All optional add-on pricing is disclosed in the listing and available for review before booking. Add-ons are arranged and billed directly by Zukaland and are payable in cash at check-in.

GUEST REGISTRATION & WAIVER
Once the booking is confirmed, guests are required to complete our online Guest Registration Form and Liability Waiver before arrival. The link is automatically sent in the Welcome Message after booking confirmation. Completion of the registration and waiver is a condition of the stay.

CEDAR HOT TUB & SAUNA
The wood-burning cedar hot tub and sauna are optional add-ons and are not included in the base accommodation rate. They are subject to availability and must be reserved at least 48 hours in advance. Once preparation has begun, the amenity cannot be cancelled and the fee is non-refundable. Unauthorized use is prohibited.
All spa facilities are privately booked for the guests who reserved them. If a spa facility is booked by another group, please respect their privacy and do not enter or use the area during their reserved time.

REGISTERED GUESTS & VISITORS
The reservation must accurately reflect the number of overnight guests. The base rate includes up to 12 guests. Additional overnight guests beyond 12 are $50 per person, per night, up to the property's maximum occupancy. Unregistered overnight guests or visitors require prior host approval.

PARTIES & EVENTS
Parties, events, or gatherings beyond the registered reservation require prior host approval and may be subject to additional fees, conditions, and deposits.

SMOKING
No smoking or vaping inside the house. Smoking is permitted outdoors only. Please use provided ashtrays and keep smoke away from open doors and windows.

FIREPLACE, FIRE PITS & FIREWOOD
Use the indoor wood-burning fireplace and designated outdoor fire pits responsibly and never leave an active fire unattended. Outdoor fires must be fully extinguished after use and are permitted only when local regulations and fire restrictions allow. Firewood from the property's woodshed is not included and must not be taken unless pre-arranged and paid for.

PETS
Pre-approved pets are welcome with a $50 pet fee. Pets are not permitted on beds or furniture. Pets must be kept on a leash whenever other guests are present on the property. Owners must clean up after their pets and are responsible for any pet-related damage or additional cleaning.

SHARED PROPERTY, CABINS & BEACH
A Riverhouse booking provides private use of the Riverhouse but does not include exclusive use of the entire Zukaland property. Other guests or the property owners may be staying in the separate log cabins unless those cabins are also booked by your group.
The beach, waterfront and watercraft are shared areas. Please respect the privacy and enjoyment of other guests. Do not enter the log cabins or their private areas, and do not disturb cabin guests. The trailer washroom facility is exclusively for cabin guests and is not available to Riverhouse guests.
Zukaland staff may be present on the property as needed to prepare or service booked amenities, maintain the property, and provide guest assistance.
- RIVER, WATERFRONT & WATERCRAFT
The river is a natural environment with changing water levels, currents, depths, slippery surfaces, underwater obstacles, and other inherent risks. Swimming, boating, use of docks and watercraft, and all waterfront activities are undertaken at your own risk. Life jackets must be worn when using watercraft, and children must be supervised at all times.
Watercraft are shared with other Zukaland guests. After use, all watercraft must be returned to the designated racks. Do not leave watercraft on the ground, shoreline, dock, or near the water.

NOISE & COURTESY
Please be mindful of other guests and neighbouring properties. Our property is large and designed to be enjoyed, but we ask that excessive noise and amplified outdoor music be kept to a reasonable level, particularly during quiet hours (10:00 p.m.–7:00 a.m.). Please be especially considerate with speakers, amplifiers, PA systems, or other amplified sound during these hours.

SECURITY CAMERAS
Exterior security cameras are installed for property and guest safety. Covering, disconnecting, repositioning, obstructing, damaging, or otherwise tampering with security cameras is strictly prohibited.

FOREST, TRAILS & WILDLIFE
Zukaland is surrounded by beautiful Muskoka forest, and wildlife, birds, insects, mosquitoes, and other little forest creatures are naturally part of the environment — this is their home too! You may occasionally encounter them around the property. Please enjoy nature respectfully, keep a comfortable distance from wildlife, and never approach or feed wild animals.
To avoid attracting curious visitors, please do not leave food, food scraps, coolers, pet food, or garbage outside or unattended.
Our natural setting also means uneven terrain, rocks, roots, slopes, stairs, and forest trails. The trail down to the river has steep and uneven sections, so please use the designated stairs and handrails and walk carefully. Use of the trails, grounds, waterfront, docks, and natural areas is at your own risk.
- GARBAGE, RECYCLING & ORGANICS
Please help us properly separate waste. Recycling and organics are unlimited, helping us keep general garbage to a maximum of 2 bags per stay.
Use blue bags for recycling and clear bags for general garbage, and place organics in the designated containers. All garbage and recycling must be securely placed in the garbage shed behind the garage. Please do not leave garbage or food waste outside.

PROPERTY CARE & FURNITURE
Please treat the house, furnishings, equipment, and grounds with care. If any indoor or outdoor furniture is moved during your stay, all furniture must be returned to its original location before checkout. Guests are responsible for damage, missing items, or excessive cleaning resulting from their stay.

REPORT ISSUES DURING YOUR STAY
Any issue, missing amenity, damage, or concern must be reported to the host promptly and before checkout, so we have a reasonable opportunity to inspect and address it. Concerns first reported after departure may not qualify for refunds or compensation when we were not given an opportunity to resolve them during the stay.
