Renter is responsible for damages and agrees to pay for any damages to furnishings or household items exceeding $100, as well as additional cleaning charges. *Strictly enforced: NO moving or rearranging of inside and outside furniture.*Please be gentle with the blinds and don't pull them up too tightly or quickly. It's a sloooow roll.;) If you feel them stick, just gently work with it to unstick. Please let the children know not to use the blinds. 5. OWNERS RIGHTS: * Owner reserves the right to cancel the agreement and enter the property for inspection or eviction if conditions are not met. All monies paid by Renter shall be forfeited as liquidated damages. 6. INDEMNITY CLAUSE: * Renter agrees to indemnify and hold the Owner harmless from any claims related to Renter’s use of the property. Renter assumes all risk of injury related to recreational activities on the property. 7. ACTS OF NATURE: * Owner is not liable for loss, damage, or injury due to circumstances beyond control, such as poor weather, natural disasters, power outages, or mandatory evacuations. 8. NO SUBLETTING: * Renter may not sublet or assign this lease without the prior written consent of the Owner. 9. SECURITY: * Renter acknowledges the security features on the property but understands that it does not guarantee absolute security. 10. RIGHT OF ENTRY: * Owner reserves the right to enter the premises for inspection, emergencies, or repairs, providing reasonable notice. 11. RESTRICTED AREAS: * Certain areas containing owners' property are off-limits to the Tenant. The HOA will tow additional cars at the unit. *Absolutely NO parking in single parking spot by the stairs marked 'No Parking'. * Violation poses a significant issue for the owner. 12. No SAND in HOTTUB. Rinse feet off with outside shower prior to enjoyment. 13. EVENTS/COMMERCIAL PHOTOGRAPHY AND FILMING: * Prior written consent is required for any commercial photography or filming at the property. * Prior approval is required for hosting events or gatherings at the property. * Additional terms and conditions may apply for commercial activities; please contact us for details. 14. HOUSE RULES: * Renter agrees to adhere to house rules, including the care of furnishings, quiet hours after 9:00 PM, and observance of cleanliness procedures.
