This is a family owned cabin. We ask that you treat our home as your own. By booking this cabin, you agree to the following:

☆ You must be 25+ to book. We do not accept rentals made by parents on behalf of their children under the age of 25. 
☆ The person that made the reservation needs to be present at the property for the duration of the reservation

☆ Children must not be left unattended. 
☆ 4 Human Max ☆3 Vehicle Max ☆ No Pets. This cabin is not set up for pets. Don't bring them. In an effort to be considerate of guests with allergies, pets are NOT allowed, and the policy is strictly enforced. If you sneak a pet in of any kind, you will be charged an additional $500, and you will be asked to leave without refund. ☆ No Smoking, indoors or out.
☆ No parties are allowed. ☆ No glitter or confetti. ☆ We stick to our cancellation policy. We do highly advise that you purchase traveler's or trip insurance to protect your purchase in the event of poor weather, illness, or other factors outside of our control that would cause you to have to leave early or cancel after booking. ☆ The cabin has a security camera positioned towards the front porch/parking lot. ☆ Please keep the cabin clean during your stay. Biohazards, excessive amounts of garbage or dirty dishes left in the property will result in an additional cleaning fee. ☆ COMMUNITY POOL:☆ -The Grandview Community Pool is open! It is only open to whomever is staying at our cabin, no extra guests. -Use at your own risk. -Pool is open from 9am to sunset. -Please follow all rules posted in the pool area. -Pool does not have lifeguard on duty. Children under age of 14 need to be supervised at all times. -No food is allowed inside of pool. No glass around pool area. Swim diapers must be worn by any child that is not potty trained. -Please clean up your area before leaving pool area. ☆ We do not refund for loss of amenities beyond our control including power outages, loss of wifi, hot tub, or fireplace or something breaking such as an appliance during your stay as these things are tough to get fixed on short notice. No changes/refunds due to illness going /fear of heights/mountain road conditions/ inclement weather/natural disasters/power or internet outages/acts of God/events going beyond host's control. Guests are required to report any issues with cleanliness, items in need of repair, or disruptions to their stay or comfort during their stay to provide the host time to correct the issue. No refunds will be considered for anything reported after checkout. ☆ HOT TUB:☆
 ☆Hot tub is for adult use only. ☆Guest use of hot tub is at your own risk. ☆ Absolutely no bubbles, soap, bathbombs in the hot tub. 

☆Our hot tub is drained and cleaned between all guest visits. 
 ☆The water temperature takes a few hours to come up to the 100' minimum after cleaning and refilling. Please allow additional time the first day. The temperature setting should not be over 104 degrees for health and environmental safety. 
 ☆Do not use the hot tub if you have consumed alcohol or you are pregnant. 
 ☆No soap, glass or food in hot tub. ☆Do not leave hot tub lid off when it’s not in use. Do not sit or stand on hot tub lid.
 ☆ To avoid unwanted pest & creatures, do not leave any open food out in the cabin or on patios & decks. ☆ Wildlife, including bears, inhabit the area, including but not limited to bears/snakes/mice/spiders and ants. You may see or come across them during your trip. The same is true of any other cabin or condo in the Smoky Mountains. If this concerns you, you may want to reconsider visiting. Please maintain a safe distance from wildlife, do not feed them, and do not leave food in vehicles.
 ☆ Do not leave any food outside or in your car, it will attract unwanted guests ☆ GRILL: Use at your own risk. Clean the grill after you use it. Turn it off and put cover back on when not in use. If the propane tank runs out, you can replace it at a nearby store and we will reimburse you via the Airbnb app. 
☆ Do not sit on decking rails, the drop off is very steep. ☆ Keep all trash in bear-proof enclosure.
 ☆ If something is broken, let us know! ☆ Do not put food down drains, or flush anything besides TP down the toilets.
 ☆ Turn off lights and lock all doors whenever leaving the cabin. ☆Turn off fireplace, and unplug and turn off space heater every time you leave the cabin. ☆ Fireworks are not allowed. ☆No refunds will be given for early departure for any reason, including inclement weather, road conditions, or malfunctions in equipment (i.e., internet, hot tub, fireplace, etc.). ☆ Tampering with the owner’s closet, wifi router, or security camera is strictly prohibited and you will be asked to leave the property immediately without refund. ☆This cabin is privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises. ☆Prior to leaving the property, please look thoroughly for your personal belongings. We are unable to ship items that have been left behind. ☆You must vacate the property by 10am of checkout day, no exceptions. For every 15 minutes past checkout time you will incur a $100 fee. Our cleaners & maintenance crew are on a strict schedule especially during busy season.
