HOUSE RULES – LEGALLY BINDING SUMMARY
By booking this home, Guest agrees to all terms of the Vacation Rental Agreement governed by Oregon law.
-Primary guest must be 23 or older and must occupy the property for the entire stay.
-Maximum occupancy: occupants limited to the maximum occupancy of the specified property, including children and infants.
-Daytime visitors are allowed between 8 AM and 10 PM. No additional overnight guests.
-Government ID may be required within 24 hours of booking.
-No third-party bookings or subletting.
-Check-in time is 3:00 PM and check-out time is 11:00 AM. Holdover fee of 2x the nightly rate applies to any late departure unless agreed in advance with host.
-No events, parties, or gatherings beyond maximum occupancy.
-No rearranging furniture, changing locks, or tampering with Wi-Fi or electronics.
-Outdoor fires are strictly prohibited. Only Host-provided propane fire tables may be used.
-Pets must be at least one year old, disclosed in advance, and approved by Host.
-Pets are not allowed on furniture or beds and must be cleaned up after immediately.
-Smoking, vaping, and marijuana use are prohibited anywhere on the property.
-Hot tub, fire table, and river access are at Guest’s own risk. Children must be supervised at all times.
-Entry into the river is at Guest’s own risk. Host is not liable for injury, drowning, or property loss.
-Quiet hours are 10 PM to 7 AM. Noise complaints from neighbors or the County Sheriff may result in eviction.
-Parking is limited to one vehicle per bedroom unless otherwise approved.
-No RVs, trailers, boats, or oversized vehicles over 22 feet without approval.
-Trash must be placed in designated bins. Excessive cleaning will incur additional fees.
-No mailbox access or mail delivery. Packages are at Guest’s own risk.
-Host is not responsible for lost, stolen, or abandoned property.
-No commercial use, photography, or filming for profit without Host’s written consent.
-Cancellation policy follows the platform policy unless booked directly.
-Guest is responsible for any damages, fines, or policy violations.
-Security cameras and decibel monitors may be used for safety. Tampering is prohibited.
-Failure to vacate by 11 AM without approval will incur double nightly rate and possible trespass charges.
-Guest is encouraged to obtain travel insurance.
-All communications and notices may be sent electronically by text, email, or platform message.
-Agreement governed by Oregon law.
Specifics:
Noise Ordinance
If a noise complaint is called in by a neighbor after 10 pm, the County Sherriff will be notified, and you could be evicted from the property without a refund. Neighborhood disturbances put us at risk of losing our license to operate as a short term rental. By all means have fun, enjoy the home and enjoy each other, but in accordance with neighborhood guidelines and the Local Noise Ordinance, all outside activities need to wind down by 10 pm.
Occupancy
The Guest agrees to limit the number of occupants to the maximum occupancy of the specified property. You are welcome to host day time and evening visitors, but additional guests may NOT stay the night. Homes may not be sublet.
You MUST be 23 years or older to book a reservation.
Smoking
NO SMOKING is allowed on, at, or in any part of the property. This includes vaping, cigarettes, pipes, cigars, marajuana, or any other substances. This includes any space on the property, including outdoors. Absolutely no smoking.
Evidence of smoking will result in the appropriate charges to pay for sanitizing, de-odorizing, and cleaning the effected areas. Additional charges will apply.
Pets
Guest is responsible for any and all injuries and/or damages to person or property caused by any pet brought in, at, or around the Property. Guest must clean and properly dispose of all pet excretions immediately upon discovery. Since the Property is pet-friendly, any animal brought on the Property must be one year or older. Pets brought onto any pet-friendly property must be registered prior to arrival.
Packages and Mail
Host is not liable for any packages sent to your vacation rental, please note that sine this home is a vacation rental, it does not have access to a mailbox. If your package is placed in a mailbox or parcel box you will need to contact the local Post Office.
Parking
All cars are to be parked in the driveway of your rented property unless specified. You may have 1 car per bedroom, no additional cars will be allowed without prior approval.
Third Party Payments
All reservations booked through a third party booking site such as Airbnb and VRBO are subject to their payment terms and policies. FOR AIRBNB RESERVATIONS All payment inquiries including cancellations must be directed to Airbnb guest services.
Property Modifications
Guest will not make any alterations in or to the Property, including, without limitation, moving furniture, paintings, rewiring or moving electronics (TVs, modems, etc), adding or changing locks, placing signs, displays, or exhibits, or using screws, fastening devices, nails, or adhesive materials.
Construction
Central Oregon is one of the fastest growing communities in our state. During your stay, the host is not responsible for construction in the surrounding neighborhoods or streets. The host does not have control over any other location that is not our property. However, if there is an issue on site please send us a message.
Check in and Check Out
Check-in is 3:00 pm. Check-out is at 11:00 am. Host will consider early arrivals or late departures only during off-season months. Guest will vacate the Property at the end of their scheduled reservation in a timely manner.
We take pride in having our home professionally cleaned between visits.
Lost and Found
Host nor home owners are responsible for any personal items left in the home or on the property, including items lost or stolen. Unclaimed items will be held for you for 15 days. After 15 days, all left items are donated.
We will be happy to ship retrieved items to you for the cost of postage+a $75 service fee.
Release of Liability
Host nor home owner are in no way responsible for bodily harm or injuries that may occur while you are in the home or on the property.

Any request to shorten stay will be considered case-by-case; fees or payout may vary.
Violation of any federal, state or county laws as well as policies stated in this agreement are grounds for immediate eviction without refund. Any violation of this contract results in a forfeit of your security deposit.
When you send an email to host or home owner or visit the web site, you are communicating with us electronically. You are consenting to receive communication from us in return, electronically. You agree that all agreements, notices, disclosure, and other communications that host or homeowner provides to you electronically satisfy any legal requirement that such communication be in writing.
