⚠ PLEASE STOP AND READ THE HOUSE RULES BEFORE COMMITTING TO THE BOOKING! ► Guest acknowledges and will abide by the Owner's booking and rental requirements and conditions listed here and detailed in the Rental Agreement (Rental Agreement will be sent once the booking is accepted). ► PRIMARY GUEST MUST BE AT LEAST 25 YEARS OF AGE AND BE STAYING AT THE PROPERTY DURING THE ENTIRE DURATION OF THE RENTAL PERIOD (No 3rd party bookings will be accepted). Minors 18 and under can only stay with a parent, legal guardian, or responsible adult.
► NO OCCUPANCY ABOVE THE STATED LIMIT. Babies/Infants/Children of ANY AGE must be included in the TOTAL guest count. 🛇 NO SCHOOL, STUDENT, or CHAPERONED GROUPS. ► RENTAL AGREEMENT e-signed by the PRIMARY GUEST IS REQUIRED; a COPY OF A VALID GOVERNMENT ISSUED PHOTO ID MUST BE PROVIDED TO THE OWNER/HOST within 48 hrs of booking acceptance (uploading a copy of ID to Airbnb is NOT sufficient). ► A Security Deposit is REQUIRED before granting access to the property (via Credit Card). 🛇 NO RVs, CAMPERS, TENTS, TRAILERS. No camping on the property. 🛇 NO SMOKING/NO VAPING indoors (any substances). Any cigarette butts must be disposed of properly in outdoor disposals. 🛇 NO PETS/ANIMALS of any kind. If unauthorized pets/animals are found to be present, the stay will be terminated with no refund. If evidence of a pet/animal is found after check out, the Guest will incur $100 per pet, per night charge, up to the full Deposit amount. 🛇 NO discharging fireworks/firearms / BB guns / Airsoft guns on the property. No hunting. 🛇 NO ILLEGAL ACTIVITY on the property, and adjacent public right of way. The Guest is fully responsible and liable for any illegal activity by the Guest or anyone in the Guest's party.
► ONLY courtesy STARTER SUPPLY is provided: TP, paper towels, laundry detergent, and dishwasher detergent. Guest(s) are responsible for purchasing additional supplies needed for their stay.
► GUEST UNDERSTANDS THAT THE YARD/PROPERTY IS NOT FENCED. ADULT SUPERVISION OF CHILDREN IS REQUIRED. ► Primary Guest (person signing the Rental Agreement) is responsible for advising ALL members of their party of these house rules and conditions of the Rental Agreement. ► WIFI: Complimentary Wi-Fi is available for your convenience. Log-in information can be found inside the cabin or via email. Please note that due to the cabin's rural mountain location, the owners cannot guarantee uninterrupted WIFI service and connection speed, and any interruptions in service do not warrant a refund. 🛇 No trash/litter/bottles/cans in the firepit or in the yard; all trash must be BAGGED and LOCKED in bear-proof containers. 🛇 No disconnecting of wires/cords/WIFI connections from electronics/ equipment/ TVs. Disconnected wires/cords/WIFI connections will incur a $75 charge per item per occurrence. Missing remote controls will result in a $75 charge per item. 🛇 No moving/relocating/rearranging furniture or décor items. Moving or attempting to move the pool table will result in forfeiture of the entire Deposit amount. Moving/relocating indoor furniture/games or moving indoor furniture outdoors will result in $75 per item per occurrence. ► Guests must obey county fire bans and refrain from using the fire pit during fire bans. ALWAYS put the fire out completely in the firepit after use. DO NOT dispose of grill or firepit ashes in the yard OR in the garbage, use the FIREPROOF CONTAINER provided. ⚠ Quiet time 10 PM - 7 AM Eastern. ⚠ If the Guest or any member of their party is found to violate these rules, their further access to the property will be denied, and the security deposit and rent money will be forfeited. ► Owners reserve the right to install and operate security devices or image-capturing devices anywhere on the property OUTSIDE of the dwelling for the express purpose of securing the property, driveway, parking, dwelling, and its contents, and enforcing occupancy and no-pet rules. Guest acknowledges their awareness of the presence and operation of such devices on the property, and consents to the possibility of Guest's (and their party's) images captured, on behalf of themselves and the entire Guest's party. ► Guests must inspect the cabin within 1 hour from check-in to ensure that everything is satisfactory and to contact the Owners in case of any questions, concerns, or issues. Any issue not reported upon check-in may be deemed the guests' responsibility. Guest concerns and/or complaints should be in writing, whether by text or e-mail, AND before departure, allowing the Owners sufficient time to document the issue and undertake reasonable corrections. Issues not reported before departure do not warrant any reduction in rent, discount, alternative accommodation, refund, or compensation. ► CHECK-IN is 3 PM ET, and CHECK-OUT is 10 AM ET. Late check-outs will be subject to a docking of the deposit. ► Guest agrees to follow check-in and check-out procedures and ensure that every member of their party does the same: ⬩ Before check out, ALL dirty dishes, glassware, cookware, and utensils should be washed and put away in cabinets OR in the dishwasher with the wash started. DO NOT put unwashed items in cabinets/drawers. ⬩ Empty the refrigerator and dispose of perishable leftovers that you are not taking with you. Unopened items can be left for the cleaners. ⬩ Do not strip beds (please leave them unmade with sheets and pillowcases left on). ⬩ Gather used bath towels and place them in the bathtub/shower or on the bathroom floor. ⬩ Place all BAGGED refuse in the OUTDOOR bear-proof container and lock/latch. Absolutely NO unbagged refuse. ⬩ Set the hot tub temperature to 85°F. Ensure that the hot tub is covered AND the cover is locked/cabled.  ⬩ Set ALL thermostats inside (upstairs, downstairs) the cabin to 65°F during the cooler months and 75°F during the warmer months (or set HEAT to 65°F and set COOL to 75°F). ⬩ Ensure all exterior windows and doors are locked. ⬩ After exiting the front door, pull the door tight, press the "SCHLAGE" button on the keyless lock, rotate the knob to lock, then verify the door has been locked. ► Stays of 8 nights or longer require an additional interim cleaning with an applicable cleaning fee (will be billed separately). ⚠ NOTE: USE of property, grounds, amenities, game equipment, fireplace, appliances, hot tub, fire pit, and grill is strictly at the Guest's own risk. Minors should be supervised at all times by a parent or responsible adult to prevent injury or damage to the property.
