According to most online booking platforms policies, you should leave a place as you found it. I wish this was the only rule I needed to have but, after numerous guest issues over the past few years, my rule list has had to change & increase. If you are like 99% of our guests and just an all-around awesome, responsible, curious & adventurous person - we will get along fabulously, and everything will run smoothly. I just have to plug the holes for when things do not go fabulously and I do ask for your patience and understanding.

Accommodation Terms
• You (and other members with you) agree to keep the property clean, to leave the property in a similar condition as you found it when you arrived, and to behave in a manner at all times while at the property which does not break any law.
• You also commit not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted or if not previously agreed with the owner.
• You are responsible to any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by you or any members of your party, pets &/or visitors/visitor's pets. This will be billed to your credit card on file at move out.
• The owner can refuse to allow you into the property or ask you to leave if they reasonably believe you or any member of your party (or any other person you have invited to the property) are behaving illegally or that any damage is likely to be caused, has been caused or is being caused as a result of your behavior of you or any members of your party or any person you have invited to the property.
• You must not hold events (such as parties, celebrations or meetings) at the property without the advance written consent of the owner. If you do any of these things, the owner can refuse to hand over the property to you, or can repossess it. If the owner does this, we will treat this as you canceling the booking. In these situations you will not receive a refund of any money you have paid for your booking and the owner will not be legally responsible to you as a result of this situation and the owner is under no obligation to find any alternative accommodation for you.
• You must allow the owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you prior notice). They will inform you of having to enter due to an emergency.
• An adult over 25 must be present on the property. Please do not leave unattended minors on the property.
Modifications & Cancellations • We have a strict no cancellations, no refunds rental policy. If you do book the home and cancel 10 days before move in - it is up to the owner to allow you to rebook and come back at a later date on a non-holiday. This may not be possible on the same property and it is up to the property owner to allow this option. This option is not guaranteed and only available if we are able to rebook the property for the full stay dates. • If you cancel on the day of, after check in, or up to 9 days before your arrival - there are no refunds or rebooking options as we will be unable to secure another occupant for the stay period. • Modifications or alteration requests are subject to the same rules as the cancellation policy. We will do our best to accommodate. But I can not guarantee that the request will be approved by the owner.
Minimum Stay This property requires a minimum stay. Please see the individual listing for the exact charge.
Inclusive Fees • Rates include a one-time restocking, linens & cleaning fee.
Utility fees (Gas, Water, and Electricity) are included in the rental rate. • On month long or longer stays, Utilities are provided but we have a cap on utilities of $175 per month - $50 gas, $55 electricity, $50 water, and $20 garbage. Anything over this will need to be repaid. Please understand utility bills all arrive on different dates so we do not prorate out the utilities or use a lump sum.
Housekeeping Service fee - • Yes - Please see the individual listing for the exact charge. • The linens & towels must remain in the property and MUST NOT be taken out of the property.
• Please do not wash our linens or white towels with your clothing. It will stain and ruin them.
Rate Changes • Rates are subject to change with 7 days without notice.
Written Exceptions • Any exceptions to the above mentioned policies must be written approved by the owner in advance. • Landlord and tenant agree to abide by all state, federal, local laws or adopted rules and regulations.
Parking • Parking is limited to 1 vehicles on most of our homes. Some only have on street parking so if this is a concern - message me. Vehicles are to be parked in designated parking areas only. Please do not park on the parking strip or up on the curb or you may get a parking ticket. Those fines run $250-$400.
Toilet and Sewage • DO NOT FLUSH anything other than toilet paper. • No feminine products or any other non-biodegradable material should be flushed at any time. • If you have issues, please text me. I have an sewer air gun for quick removal of clogs.
Our Smarthouse Rules
First of all - I do apologize in advance for how detailed my House Rules have had to become. After some horrible damage by first time guests and repeat problems - I have had to make this way more detailed that I would like. The days of a simple handshake and leave it as you found it are not being honored by a small minority of our guests but I have to apply the rules to all of our guests.
Please understand my home is not a hotel - it was not setup to take guest abuse. It was set up for guest's enjoyment. For you to feel like you are staying in someone's home as that is exactly what it is - someone's home.
So below are House Rules & Amenities and Things I ask you to do during your stay & at move out.
Quick Overview
My place is suitable for infants and children. I offer pack n' play cribs if you give me enough time to get them there as I keep them in my storage unit. If the listing says crib - I mean a portable pack n' play crib.
A pet is allowed. If you have more than one, you need to let me know breed & weight before I can approve multiple pets. Please let me know if you are bringing a crate with you or a doggie gate or if you need one. I only have a few of these and I will need advance notice to get it there if I have one available.
My property is not suitable for events or parties unless you book for the entire group coming. This can be over multiple properties as well as we have many that are near each other. Only booked guests are allowed on the property due to insurance restrictions/conditions.
I have breathing problems so all of My property is SMOKE FREE. Read rules below for more details.
Things to Note
Stairs
Potential for a few stairs to the main entrance or more if the bedrooms are on another level. Ask me for more details.
Potential for noise
Bring Earplugs if you are a light sleeper - Train goes right thru town and whistles often. During the school year - some of our homes are across from the Football Field. Fun to watch the games!
Potential for bugs
Depending on the time of year, guests may experience our bug season. This includes seed bugs, box elderbugs and midges. Neither bite. Just a bit of a nuisance. We do spray interiors and exteriors but they still can be an issue depending on the weather conditions during our summer season.
Parking
Some of our homes have one car parking and others do not have on site parking - ask me for details
Cameras
Most of our homes have Alarm Systems. And several have a Smart Alarm system that has image capture device pointed at TV. It only takes photos in an Alarm State. Not all properties have this system yet. Ask me for more details.
WIFI is live in our home PLUS a Smart TV is provided. Use my Netflix, HULU with BTV Channels, & Sirius account info. Super Fast WIFI is available in most places with 2G & 2 5G channels. Cable can be provided on longer term stays (80+ days). Wired internet is available in some locations.
Additional Guests are $15-35 per night. Amount will depend on the length of stay. This covers the additional towels, pillow(s) and linens. All of this is very expensive so please book for the total amount of guests that will be staying with you.
If you need more beds - please give us 72 hour notice. We have cribs, toddler beds, twin, double, queen & even King beds usually in stock.
If you are planning something special - (ie: Anniversary, Birthday, etc. ) - Let me know if you need something in advance and I will try and accommodate/help you. Life is all about the experiences we have and we try very hard to make our homes an fabulous experience for you!
Gourmet 10 minute Dinners from Gobble or even Smoothies from Daily Harvest - as long as I have advance notice - I can do just about anything!
Please, please, please help me keep my home clean. I have been pulling 15-17 hours on weekends as I can not find helpers willing to work weekends. I have several iRobots that help - Roomba and Braava units but I still need help with keeping the bath & kitchens clean & pulling off the sheets and getting the towels ready for the wash.
I ask that you to please clean the housewares you used and pull off the linens.
Please pull off the linens when vacating as we have new occupants coming in after you. If you have time - I would appreciate it if you could start a load of laundry as well. Not all my places have a set that is available to guests so ask me in advance.
Please put the dishes in the dishwasher and start the cycle for me. We have dishwashing pods for you. These are not locked and are under the sink. If you have children - I recommend moving these as they say they look like candy.
I try to have plastic utensil sets and paper plates if you don't want to wash anything. Not environmental friendly but I do understand wanting to relax on your vacations!
I have splattershields for you to use when cooking & frying on my stove. Please use them. If you are frying in a lot of grease, you can put a paper towel on top of the splattershield and it will keep grease from covering the stove, walls, cabinets and microhood above. I have used these for years and they cut down on the cooking mess by 80-90%. Best invention ever besides a Fry Wall.
Please be very careful with our very expensive Calphalon Hard Anodized, non-stick Cookware. It can not be placed in the oven over 425 degrees and can not be used under the broiler. They are NOT dishwasher safe nor can you use metal utensils to cook in them either. And they are definitely not safe to use on the BBQ. I should have a set of stainless also in the unit but they are not nearly as nice as my Calphalon set. These are a dream to cook with.
Please do not put our cookware in the dishwasher. It will ruin the finish on stainless steel &/or hard anodized cookware and damage the nonstick coating on the fry pans and cooking pots if put in the dishwasher. These must be hand washed.
PLEASE Do Not put any items away dirty either. Leave them out if you can not wash them before leaving. Please note that cleaning cookware you used is not included in my advertised cleaning fee. If you use something - I ask you to put it back clean or to please not use it. Please also do not use metal utensils in my cookware as you will damage the finish. I have silicon and plastic utensils for you to use that are dishwasher safe.
Please do not put our cooking knives in the dishwasher. It will ruin the finish on stainless steel cookware and damage the sharpness if put in the dishwasher. These must be hand washed. PLEASE Do Not put any items away dirty either. Leave them out if you can not wash them before leaving. Please note that this is not included in my advertised cleaning fee.
I do provide only some basic essentials to get you started, and I ask guests to please replenish your own supplies. I do not provide baking essentials (flour, eggs, milk), cooking oil nor spices beyond salt and pepper at most places so please keep that in mind if you are wanting to prepare something special during your stay. I do provide bakeware and cookware though.
Please put the used towels in the hamper and leave them by the bathroom for me.
If you make a mess - Please clean it up before you leave. I ask all my guests to leave my home clean and move out and I will bill for excessive cleaning & damage at $35 per hour.
Please No smoking or Vaping allowed inside. Outside smoking needs to be 15 feet from an any open window or door (including your neighbors windows as they may also be our guests). I have had guests cancel if there is a smoke smell in the unit and I will bill your account a minimum of $1200 and up to the cost of the cancelled reservation if it was for more. I also charge $3 per cigarette butt to pick up.
I consider smoking in the unit to be damage and will bill to clean & possibly repaint the inside of them &/or buy new slipcovers for the furniture if you smoke inside and the odor can not be removed. I am so extremely sensitive to cigarette smoke that I will have to hire out the cleaning if it is present.
Security Deposits are listed on all my places. Most booking platforms will only charge funds if I submit a damage claim. No damage no charge. Already lost one Smart TV and a King Linens this year so please make sure to lock all windows and doors before you vacate.
Amenities are subject to change if the previous guest(s) damaged them.
Couch colors are subject to change if the previous guest(s) stained the cover.
Bedding in the photos is subject to change as it may be easier for me to bring a whole clean set than try and wash everything in one afternoon. Takes a numerous hours to wash all the king linens and towels. And no, I do not take these to a laundry matt as I do not feel they are sanitary.
Please No High Heels on Hardwood Floors. Please bring house shoes or slippers for use inside.
Please Use Snow Shovel in Winter and keep areas of use free and clear of ice and snow.
No drugs tolerated and our properties are all smoke free but alcohol is fine. Please avoid red wine in the living & bedrooms and upholstered outdoor sets. If it stains, you will be billed to replace anything stained.
Please keep the heat below 70 degrees as over 70 and under 55 - anything else will grow mold in our area. It gets cold here in the winter (negative 15 degrees for a week or so in winter) - Bring warm clothes with you! Our area is High Desert and we have extreme weather in the Mountains. Weather can change at anytime and we can have freezing temps in June. It can be 25 a night and 75 during the day so large weather shifts as well. Always pack warm clothes and extra water with you when hiking. And always check the weather before booking - we have snow and ice storms and forest fires thorough out the year.
Please keep AC units above 76 degrees or you will trip the circuit breakers. Most on the main circuit breaker lines have the refrigerator on them. So if you trip it while you are away, the refrigerator may defrost. This can make quite a mess and can ruin floors due to water damage. To be safe, please turn off the air conditioners when you leave.
Please do not park on the lawns. Keep on streets, driveways or gravel only. City fines up for $350 if you are improperly parked. And even if you park up on the curb. Stay on the asphalt and save yourself a hefty fine.
Please respect the peaceful enjoyment of your neighbors - no loud music after 10pm and please no parties.
Well behaved animals are welcome INSIDE of house. PLEASE do not let them up on the furniture or beds. We ask that they not ever be left unattended in the home. If you leave - be sure to Crate them. If you do not have a crate with you - let me know as I have a few. PLEASE no young pets or puppies - they just cause too much damage. And no aggressive animals allowed. If you need a doggie gate to keep them in the kitchen area - let me know. If you can not keep your pets off the furniture at home - I recommend bringing sheets to cover the furniture and beds in my home. Pet hair on my furniture and linens in a very time consuming to remove. I have boot trays that you can use for animal feeding stations. If this sounds like too much of a hassle - there are great places to board here. And rover.com has fabulous day and night pet sitters.
PLEASE NOTHING HOT or WET on any of the furniture - especially the wood tables, nightstands and dressers. This is a big problem and it costs about $400 to refinish a dresser top. I have placemats everywhere to try and halt the damage. I love my wood furniture but it is getting damaged due to hot and wet items.
Please use hot pads for hot dishes on my dining room table.
No muddy shoes in house. Prefer you leave your outside shoes at the front door and bring house shoes (like sandals for inside use). I have boot trays that you can use for your shoes.
PLEASE No food or drink in bedrooms or Living room please. I have a lot of white couches.
Please No jumping or shoes on any of the beds or upholstered items like the couch, chair or ottoman. While we do have some slipcovered furniture - it still takes 3 to 4 loads of wash (@3 hours) to get them clean.
Let me know when you have used the last of something so I can replace.
No blaring music, movies or loud parties to disturb my nice neighbors or wildlife. Please respect the peaceful enjoyment of your neighbors (we have guests around you) - So please keep the volume down.
Bring Earplugs with you if you are a light sleeper as you can hear the train travels thru the center of town & whistles at many traffic crossings.
This home is most likely a Smarthouse as that is my day job. There are remotes that turn on several lights in the home so you never enter a dark home. Digital dimmers are easy to use - double tap to turn on to full brightness. Hold for a few seconds and the dimmer will act as a countdown timer so you can walk thru to another room before it turns off. No more bump in the night accidents.
Please note this property's Smarthouse system may have a photo surveillance system that starts taking photos in an alarm state. It also may have a Security Setting &/or Alarm system. This protects both the owners and Airbnb Guests. TVs will be brought to the property the day you check in. No electronics are left in unoccupied homes.

I am seeing way more last minute bookings so please take a look at my Things to Note if you are booking last minute. If you would like to review this - please let me know and I will send it to you. I only have so much time to prepare the home if you are booking last minute and less time if I have someone else checking in that day as well and even less time if someone is requesting an early check in. Sometimes I can accommodate an early check in with an additional $25 per hour early you want. Sometimes I can not.
AGAIN - whatever you do - please do not put anything back dirty. It is not fair to my next guests that are checking in after you. I have never had to play detective like I have since 2020. With COVID - it is essential to keep things clean and sanitary and I ask that you help me to keep everyone safe and healthy. When in doubt, just leave it out for me to clean.
Recommend keeping the windows closed at night as SUMMER is the height of our BUG season and they are ATTRACTED to ANY LIGHT. Porch areas and patios can be especially buggy. They do not bite or do anything more than annoy. No amount of spraying will help with this as they only have a 24 hour life cycle. Once it cools down and the lake level rises - it will be back to being relatively bug free. I will message you more on this at check in if it is during our bug season.
My home will be your home during your stay, so please respect it as much.
