There is a $150 pet fee that goes toward cleaning for all properties that are pet-friendly.
POWER/ WEATHER-RELATED CANCELATION: Luxevaca does NOT issue refunds due to acts of nature such as weather, road conditions, snow conditions, power outages, or forest fires. We strongly recommend travel insurance that covers your stay.
We ask that you sign a stay agreement and go through our verification process.
Most complaints about renters are PARKING, NOISE, and TRASH! Please make sure you respect the rules and neighborhoods, and towns. Never park on the street or on neighbors' driveways, regardless if they are not in the house. When a Parking Violation is reported, we send you two calls and text messages directly. If it has not been corrected within 15 minutes, neighbors commonly call the police, and an agent will drive to the property. At that point, a $1,500 fine will be posted on your card. This money will be used if there is a fine. A noise violation is first reported to the guest twice. The third time, we called the official county security to give you a fine and ask you to vacay the property. A noise violation can result in eviction, losing not just money but also a right to stay in the house. Quiet hours start at 9:00 pm and end at 8:00 am.
UPON ARRIVAL: Look around; if there are concerns or issues with your rental property, please immediately contact us at leave a message if there is no answer. No refunds or considerations are given unless we are notified of problems during your stay.
EMERGENCIES/ MAINTENANCE: If you have a problem getting into the cabin or if there are problems with the property's condition, please immediately contact the LuxeVaca. If it is after office hours, we will return your call as soon as possible. If it is not an emergency, please contact us during regular business hours between 8:00 am - 9:00 pm. A fireplace not turning on is not an emergency, and the TV not working is also not an emergency.
DEPARTURE TIME: Check-out is at 10 am. Your prompt departure is appreciated so we can prepare the property for incoming guests. Late check-out may be arranged for $50 ($100 at properties that sleep 11+), depending on the arrival of other reservations and the housekeeping schedule. If you have not arranged a late checkout, you may be charged $100 for every hour spent at the property past 10:00 am checkout time. If the property has not been vacated by 4 pm, a fee equal to Half the rental rate will be charged.
PARKING: Comply with the ordinance. Do not park on the street, and the only places to park vehicles are inside garages and driveways. Not respecting rules can also result in a fine provided by the county if a neighbor complains. The Maximum number of vehicles is strictly enforced. Call and ask if you are unsure of the number of vehicles allowed. NO MOTOR HOMES, BOATS, OR TRAILERS ARE ALLOWED ON THE STREET. LINENS & TOWELS: Towels, sheets, pillows, and blankets are provided. We do not provide any linens or towels for outdoor use. DO NOT take the cabin's linens or towels outside. Bring or buy items for beach use, sunbathing, or smoking outside. Extra sheets and towels are provided if you stay a week or longer (otherwise, one set per guest is provided where laundry facilities are available).
CLEANING FEE(s) and TRASH ORDINANCE: A non-refundable cleaning fee is required with all reservations. This fee is for our housekeepers who clean up after you. Guest(s) must follow all check-out procedures detailed in this agreement. Please leave the property in the same general and good habitable condition when the Guest(s) arrive. If we find the home was “TRASHED,” say you party like a “rock star.” Don’t be surprised if you get charged extra. Be respectful to our hard-working crew.
TRASH IS NOT ALLOWED OUTSIDE AT ANY TIME. HOUSEKEEPING IS IN CHARGE OF PUTTING TRASH OUT. REMEMBER, THERE IS A FINE IF YOU LEAVE TRASH OUTSIDE. TRASH SHOULD BE PLACED ON TRASH CANS WITH SCREW TOPS OR BEAR BOXES IF ANY EXCESS OF TRASH,

NO SMOKING: Smoking is NOT permitted in any LuxeVaca property. Smoking is allowed outside as long as butts and ashes are not left behind. Discard the butts and ashes in the outside garbage. Do not throw butts on the ground (including the fire ring) or bring them into the cabin. Leave no trace. If there is any tobacco smell in the property after your departure, there will be a minimum $250 charge. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.
CHECK-OUT REQUIREMENTS: A starter supply of cleaning supplies has been provided; please bring additional if you feel this will not be adequate. Basic cleaning supplies are stocked so you can do your own cleaning during your stay. Housekeeping is not provided during your stay unless previously arranged. Failure to comply with pre-departure cleaning requirements resulting in excessive cleaning will be charged to your credit card at $45/hour, with a one-hour minimum.
Place soiled towels in the bathtub or hamper.
Clean your dishes. Run the dishwasher. Our housekeeping staff will be happy to put clean dishes away.
Floors should be in good condition and ready to be vacuumed by our housekeepers.
All household trash, garbage, recycling, and/or other discarded items should be properly bagged to avoid spillage/leakage. Under no circumstances should household trash be left unsecured outside. If you do, additional charges/fines may apply.
Pick-up of household refuse can be arranged for extended stays.
Refrigerators and microwaves should be left free of food.
All appliances (stove, oven, BBQ, etc.) should be left clean and free of spills and grease.
Please wipe down counters and other surfaces.
All litter must be picked up from the premises, placed in the outside garbage cans, and tied securely in trash bags.
Please try not to leave any pet hair in the home! Duct tape works great on furniture and may be provided with our other cleaning supplies.
NO GLITTER AND CONFETTI. This is not allowed at any property. You know why.
The thermostat should be set back down to 60 degrees. Unplug space heaters.
Turn off AC units or set them to 70 when you leave.
Lock all doors and windows.
If you were allowed to bring your pets. Please clean up after them.
LEFT ITEMS: Please check your belongings carefully before you leave. If you request, left items can be mailed to you, and you will be charged shipping costs plus a $10 service fee. LuxeVaca is not responsible for lost or stolen items.
PLUMBING: Do not put any feminine products in the toilet. The toilets are water-saving models and don't have a strong flush - limiting the amount of toilet paper used will help prevent a clog. Plungers are provided if a clog occurs. Please do not pour grease down the drain. Grease pots are provided. Garbage disposals are NOT FOR GARBAGE!
POOL / HOT TUB USE & RULES: Using the pool or hot tub is strictly at your own risk and liability. Our crew sanitizes and replenishes chemicals in all pools and hot tubs before your arrival. If additional maintenance is required during your stay, or the next guests cannot use the pool or Hot tub due to how you left it, there will be a $50 per hour charge (and the cost of supplies if necessary). If you cannot use the hot tub due to a malfunction not caused by the Guest(s), you will receive a $25 refund/night. (Hot tubs may be drained and refilled before your arrival; therefore, it may not be warm until later that evening. Also, due to the high mineral content in the mountain water at some of our cabins, the hot tub may initially appear cloudy until the minerals settle. Please notify us if you have any concerns. An adult must supervise children under 14 years at all times. No running, no diving permitted. No Eating by the pool, No Glassware by the pool. Use non-breakable drink containers in the pool or tub area. If the water level is low (below the filter intake), add more water or notify us. Low water can destroy the pump, resulting in additional charges. DO NOT ADD bubble bath, salt, oils, or anything else, even if they say they are compatible. If the temperature has been adjusted during use, please return it to the original setting when done. Failure to reset may cause the hot tub to overheat and stop working, possibly resulting in additional charges. When not in the tub, replace the cover and thermal blanket (where provided) and secure the safety strap to conserve heat, ensure safety, and keep debris out of the water. Unhook the safety strap before removing the cover. Do not sit, stand, or lie on the pool or tub cover; a $300 charge will be made if the cover is broken this way. Observe the safety precautions posted at the pool or tub and have all guests do likewise. An adult must always accompany children. Local laws prohibit the use of hot tubs after 9:00 p.m. or before 8:00 a.m., and a $1000 fine will be imposed if police or security report a violation. ALWAYS SHOWER OR BATHE BEFORE AND AFTER USING THE HOT TUB! Body oil, makeup, hair products, etc., clog filters!
Satellite TV, INTERNET, & PHONE CALLS: All properties are privately owned and have different subscription packages. LuxeVaca does not guarantee any programs, events, or receptions. Guest(s) are liable for ordering any Pay Per View—if Guest(s) do not use their own credit card for ordering, programming charges plus an additional $5.00 processing fee will be charged to the credit card we have on file. Some properties are equipped with a telephone; short calls within the U.S. are permitted. Do not put your credit card information on the device unless you want to pay for everyone.
WOOD STOVE/FIREPLACE: The presence of firewood is not guaranteed. If wood is provided at your property, it is provided for indoor use only! If it is found that any wood is used or cut from a property, a minimum of $100 will be charged! A wood fireplace cannot be used on a red flag day. Call the local Fire Department. Put nothing except wood or wood products in the stove/ fireplace. Do not put flammable material on or near any heat source, such as the electric baseboard or wood stove.
DO NOT LEAVE property with a fire in the wood stove or fireplace!
CAMPFIRES: Campfires cannot be used when a burn ban or red flag warning is common from July through September. When using a campfire, a charged/filled water hose must be within 10 ft. The fire should be small enough that embers do not land outside the rock ring. Wood is not provided, and woodcutting around the cabin is not permitted. BYOW (bring/buy your own wood).
Campfires must be completely extinguished before going to bed.
DO NOT LEAVE CAMP FIRES UNATTENDED!
WINTER CONDITIONS: We will attempt to clear the driveway and walkways of snow before your arrival. A shovel is provided should you need it during your stay. Please be cautious when there are icy conditions. It may be required to carry chains or have traction tires during the winter months. AWD or 4-wheel drive is recommended In the mountains. We have no control over the main stress being plowed.
Pets Pets are allowed at select properties for an additional charge of $150 per pet. Some properties have limits on the number of pets allowed. Unauthorized pet occupancy will result in immediate eviction and loss of all rents and deposits. If unauthorized pets are discovered after your departure, a penalty of $150 will be charged to the card on file. If you are permitted to bring a pet, the following rules must be followed: $150 per week usage fee for each pet. No pets on any furniture or bedding. Please remove as much pet hair as possible to avoid additional cleaning time and charges. (Duct Tape works great for this!) All waste must be picked up, placed in the garbage cans, and tied securely. (Remember that some properties don’t have garbage service, and housekeepers must remove your trash with their vehicles!) No pets in the hot tub. Pets should not be left unattended in the home unless supervised. Damage caused by the pet will be charged to the credit card on file.
RIGHT OF ENTRY: Guest(s) agree that LuxeVaca reserves the right to enter the rental property at any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations, or improvements as we may deem appropriate, or to show the property to prospective purchasers or guests (in which case prior notification will be given).
SECURITY & SAFETY RISKS: PLEASE ALWAYS LOCK DOORS AND WINDOWS WHEN YOU LEAVE! When you rent the property, you assume responsibility for it, its contents, and your personal property. Always lock the doors and windows when you leave the property. A master lock box is provided for keys, for which you will be given a code. This code is changed for security purposes for every guest. Guests are responsible for the lost key replacement costs. Children are welcome, but conditions in and around the home may pose hazards to them and adults, such as the river, steep riverbank, open stairways, wildlife, icy surfaces, and fireplaces. LuxeVaca does not assume responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazards, except citronella candles in buckets outside or supplied emergency candles in case of a power outage.
INDEMNIFICATION & HOLD HARMLESS: Let's talk before you leave that bad review. We want to make it right.
While LuxeVaca and its Property Owners strive to maintain Vacation Properties in the finest condition, no guarantees are implied regarding suitability or for any particular purpose. All Guests) and their invitees use the Vacation Property structures and premises at their own risk. LuxeVaca and its Property Owners shall not be held liable or otherwise responsible in any way for injury to any Guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said Guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and BBQs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of God/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied regarding the suitability of utilities and other services provided to the Vacation Properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the Vacation Property and/or its contents. LuxeVaca and its Property Owners shall not be held liable nor otherwise responsible in any way for allergic reactions to Guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the Vacation Property and/or its contents, nor from mold and/or airborne spores, nor pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this Agreement, Guest(s) and invitees hereby agree to hold forever harmless and indemnify LuxeVaca and its Property Owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including the cost of defense, arising out of or in any way connected with the Guest(s) use of the property.
