Rules for this unit are as follows: Pets are not allowed. Smoking is not permitted. Children are allowed. The minimum age limit for this unit is 21. Quiet in condo/hallways: 7:00 pm and 8:00 am all noise levels must be kept to a minimum.

Beach Club Condominiums Rules & Regulations Rules & Regulation Violation fees start at $50.00

1. Park in assigned space only. Vehicles parked in someone else’s reserved space will be towed at the owner’s expense. DO NOT PARK IN A FIRE LANE! Auto repair is not allowed on property. FOLLOW SPEED LIMIT SIGNS (5mph). WHILE ON PROPERTY. SIGNS ARE POSTED AT BOTH ENTRANCES.

2. All boats, trailers & rv’s must be parked in the boat parking area and must be registered at the Beach Club Office. This is not a storage area and parking is limited to 7 consecutive days, IF ALLOWED.

3. Sidewalks, driveways, entrances, hallways, stairwells, & parking lots, shall not be obstructed or used for any purpose other than ingress or egress.

4. Between 7:00 pm and 8:00 am all noise levels must be kept to a minimum. All other times we ask everyone to be respectful of others living below and around you. No moving furniture, no loud music/TV’s, loud talking, screaming, yelling or loud parties, no loitering, playing, running, stomping or bouncing on the floors in the condo, hallways, stairwells or throughout the property. NO CONSTRUCTION BETWEEN 7:00 PM & 8:00 AM

5. Owners and Guests are not allowed to store or chain anything such as toys, wagons, bikes, tricycles, shoes, car seats, etc... in hallways, under stairwells or attached to any railings on any part of our property. These items can be stored on your patios or balconies for up to 7 consecutive days after which time they need to be placed inside your storage closet or condo. Nothing is allowed to hang or be thrown over patio/balconies. This includes all trash, cans, cigarette butts.

6. Trash must be thrown in the dumpsters. Do not leave trash or trash bags in hallways, stairwells, inside or outside of building entrances, at the mail center, laundry room, bbq areas, on patios or lying next to the dumpsters. Dumpsters are located at both ends of building 5. Indoor/outdoor furniture, mattresses, appliances, or construction debris such as windows, doors, cabinets, counter tops, carpet/carpet pad, are not allowed in the dumpsters or anywhere on our property. Dumpsters are for full-time residents and guests only.

7. NO glass, NO smoking, NO pets & No Tents/Canopies are allowed in the pool or fitness center areas. The ADA requires that service animals are always under full control of the handler and must be harnessed, leashed, or tethered while in public places unless the devices interfere with the service animals work or the person’s disability prevents the use of such devices. Service animals are allowed in the pool/hot tub area but not in the water.

8. POOL HOURS ARE SUNDAY – THURSDAY 7:00am to 10:00pm AND FRIDAY & SATURDAY 7:00am to 11:00 pm. Children under the age of 15 are not permitted in the pool area unless accompanied by a parent or guardian. The rinse station located in the pool area is great for rinsing off sand. Anyone under the age of 18 is not permitted in the sauna or fitness center unless accompanied by a parent or guardian. Rental Tenants are only allowed to have 2 guests at the pool and fitness center. Please adhere to all pool rules posted on the gates and in the pool area. DO NOT OPEN THE POOL GATE FOR ANYONE, THEY MUST USE THEIR GATE CARD!

9. Subject to city restrictions a car rinse area is available for rinsing sand off items such as cars, trucks, umbrellas, chairs, coolers etc.... even pets. CLEANING FISH IS NOT ALLOWED, NO BOATS, TRAILERS OR RVS ALLOWED! Anyone caught dumping chemicals down the water drain will be fined and reported to authorities.

10. Charcoal BBQ grills are available at the pool and throughout the property. Please clean up after yourselves so the next guest can enjoy the area. Personal grills cannot be used or stored on patios, balconies or storage rooms and if used must be 10 ft. from any building, overhang or vehicle. Management has the right to remove grills from these areas.

11. Beach Club has a two-pet limit. If the homeowner has allowed you to bring your pet it must be on a leash & under the physical control of an adult at-all-times while outside. The ADA requires that service animals be under the control of the handler at-all-times and must be harnessed, leashed, or tethered while in public places unless the devices interfere with the service animal’s work or the person’s disability prevents use of such devices. Pet waste must be promptly picked up and disposed of. For your convenience pet disposal bags and containers are located throughout the property. Pets cannot be left unattended on patios/balconies. Please make sure barking is limited so as not to disturb other guests. (PLEASE NOTE THIS UNIT DOES NOT ALLOW ANIMALS)

12. All windows may have window treatments and any portion visible from outside must be white in color. Window treatments consist of blinds and curtains only.

RULES VIOLATION FEE SCHEDULE VIOLATIONS WILL BE FINED AS FOLLOWS

1. $50.00 per glass container in pool area (under 16 oz.). $100.00 per glass container in pool area (over 16 oz.). In addition, if glass is broken guest will be fined for actual cleanup costs by (staff or vendor).
2. $50.00 for smoking in pool area - per occurrence (this includes e-cigarettes, vapor cigarettes etc…)
3. $50.00 for having canopies & tents in the pool area.
4. $100.00 pet in pool area violation.
5. $50.00 per incident for not picking up after pets. $50.00 per incident for not having pets on a leash.
6. $500.00 for inappropriate behavior/conduct while on Beach Club property.
7. $100.00 for tampering, defacing or damaging Beach Club property plus actual cost of repairs. Fines could be higher depending on severity.
8. $50.00 per bag for trash bags left in hallway and for illegal trash dumping. Dumpsters are for owners who live here, rental guests & housekeeping after guest checkouts.
9. $150.00 for dumping construction debris plus cost of disposal. UNDER NO CIRCUMSTANCES ARE OWNERS, GUESTS OR CONTRACTORS ALLOWED TO USE OUR DUMPSTERS FOR CONSTRUCTION DEBRIS, IN DOOR OR OUT DOOR CARPET, FURNITURE, APPLIANCES ETC…. These are the most common Rule Violations. There are many other possible violations that could occur at any given time. Should any others arise the Board of Directors will determine the violation fee that will be assessed. POOL AREA UNDER SURVEILLANCE

NOTIFICATION PROCEDURE
*Owners will be notified by email as soon as incident is reviewed via camera or in person by
Beach Club Staff. Camera videos are available for up to 9 days from the date of the incident if
owner or their representative want to view them.
*Email will be in the form of an invoice with a full description of the incident. Invoice is due in
full by the due date on the invoice (2 wks. from invoice date).
*Owner is responsible for paying Beach Club and collecting fines from their guests for reimbursement.
