House Rules

If guests wish to check in before 2 pm, a fee of 25% of the nightly rate will be charged. No early check-in fee is applicable if it’s after 2 pm. There is no late check-out fee if it is within 12 pm. Any requests for late check-out made day of check-out will not be accepted. If the guest wants to check out after 12pm, there's a charge of 50% of the nightly rate. Unauthorized late checkouts will incur a fine depending on the unit's size: Studios / One-Bedroom Units: $50. Two-Bedroom Units: $100. Three-bedroom units: $200. Four+ Bedroom Units: $300.

1. Minimum Booking Age: Guests must be at least 25 years old to book the property. Exceptions may be made with prior written permission from the host.
2. No Parties or Events: Absolutely no parties or events are allowed, including fraternity parties, sorority parties, or similar gatherings. Violation of this rule will result in immediate termination of the reservation.
3. Law Enforcement Intervention: If law enforcement is called to the property due to disturbances caused by guests, the reservation will be terminated.
4. No Smoking: Smoking is prohibited at the property. Zero Tolerance Policy:

• First Infraction: $250 fine.
• Second Infraction: $500 fine.
• Third Infraction: $1000 fine.

5. Noise Restrictions: Please keep noise to a minimum, especially between 10 PM and 8 AM.
6. Maximum Occupancy: The number of guests should not exceed the maximum occupancy specified.
7. Pets: Pets are not allowed unless pre-approved in writing. Violation of this rule will result in a $500 fine + Extra cleaning charges
8. Parking: Guests must use designated parking spaces and adhere to local parking rules.
9. Garbage Disposal: Properly dispose of garbage and follow recycling guidelines.
10. Check-In/Check-Out: Adhere to the specified check-in and check-out times.
11. Damage to Property: Guests are responsible for reporting and compensating for any damages.
12. Illegal Substances: The use or possession of illegal substances will result in immediate termination and law enforcement involvement.
13. Safety and Security: Maintain property security at all times.
14. Local Laws and Regulations: Comply with all local laws and regulations.
15. Emergency Situations: Follow provided safety instructions and contact emergency services if necessary.
16. Abandoned Items: A $50 charge will be applied for returning items left behind. All items left behind will be discarded if not claimed within 30 days of checkout.
17. Refund policy: Our refund policy states that guests need to cancel within 24 hrs after the initial reservation to receive a full refund. Airbnb guests also can cancel at least 60 days before their check-in to receive a full refund.
