Occupancy
1 The minimum age to rent the property is 25 years old.
2 The maximum occupancy is 6 people. The number of people allowed cannot be exceeded.
3 At all times, the maximum capacity outside (family dinner, outdoor fire) and inside is 10 people, including tenants and their guests
Use of the premises
4 The Tenant undertakes to respect the leased premises and to return them in the same condition as on arrival.
5 The Tenant agrees to use only the leased premises and to respect the spaces of neighbors and residents in the area.
6 No smoking is allowed in the unit and on the premises, except in a designated area at the end of the driveway to the shed. Alcohol consumption is permitted within the boundaries of the pavilion and its adjoining land. Drug use is prohibited on site.
7 No pets allowed.
8 The Tenant agrees to respect reasonable rules of conduct and not disturb neighbors and residents in the area. The Tenant shall maintain a reasonable level of noise both inside and outside the unit. After 10:00 p.m. and before 8:00 a.m., noise should be kept to a minimum.
ATVs, snowmobiles and other recreational vehicles on site
9 It is not permitted to bring on site and use an ATV, snowmobile, motorcycle or any other vehicle of this type. It is forbidden to install a tent or trailer on the site.
Rental stay 2 weeks and more
10 For rentals of more than two weeks, rental fees include housekeeping and linen change every two weeks, day and time to be confirmed by the landlord upon arrival. For 3 hours, tenants are invited to engage in occupations outside the pavilion.
Breakage and damage
11 The Tenant must notify the Landlord of any breakages or damage caused during their stay. The Tenant is liable for property damage that occurs in or on the rented property, including the land and outdoor equipment, during the rental period, and under their responsibility.
12 The Tenant is responsible for the actions of any other person on the leased premises.
13 Access to the Sainte-Anne River (on the site itself, 5-minute walk):
Starting in June, a dock is available to tenants, as well as kayaks (for adults and children) and life jackets. These facilities are exclusively for the use of tenants. Only persons authorized to navigate on the water may use the facilities. The presence of an adult is required at all times at the dock or for swimming or kayaking, to exercise constant supervision over minors.
Delayed Departure
14 If on the day of departure, the Tenant does not leave the premises at the time mentioned (provided for in the contract), an additional fee of $75/hr may apply.
15 REGULATIONS CONCERNING THE USE OF KAYAKS
The following text refers to all activities on and around the Sainte-Anne River, including kayaking, for all persons accommodated in the "La Sittelle" and "L'Hermine" pavilions.
"The tenant" means the person who has paid for accommodation as well as each member of their immediate family or friends who are also accommodated. No guest of the tenant has the right to use the kayaks / "The landlord" refers to Zetco Inc., owner of the premises.
Booking at "La Sittelle" or "L'Hermine" pavilions constitutes an agreement to strictly follow the instructions below and to accept the terms of said instructions. This text binds all heirs and legal successors.

The tenant has decided to engage in a physical activity in a kayak and as with any physical activity, there is a risk of injury. The tenant certifies that their physical condition allows them to do the activity safely and that they have never had heart problems;

The tenant agrees not to be under the influence of drugs or alcohol;

The tenant acknowledges that kayaking on the river requires knowledge and skills that they have mastered. The renter participates in the activity voluntarily and certifies that they understand all the risks associated with kayaking;

The tenant undertakes to use the kayak only when the current is weak enough to navigate against the current without any effort (to the left from the dock), and to return easily and at all times to the starting point;

The tenant is advised that the owner has no knowledge or skill for kayaking, and will not provide any advice in this regard;

The tenant undertakes to wear a lifejacket at all times, made available to them on site or otherwise to ask the owner;

The tenant undertakes to practice kayaking with at least one other person at all times, and never to be alone on the water;

The tenant agrees that no minor under their responsibility will have access to the river or the kayak without being accompanied by an adult;

The lessee accepts all risks inherent in the activity and releases the owner from any claim for injury, death, property damage or theft, loss, or other liability of any kind arising directly or indirectly from kayak use.

The tenant must inspect the good condition of the kayak before using it and must immediately notify the owner of any breakage found and not use it, otherwise the breakage may be claimed from them.

The tenant must return the kayaks to the place where they are deposited, before going down to the dock.
