SHORT TERM RENTAL GUEST RULES
BY PROCEEDING TO BOOK THIS ROOM OR ENTIRE SPACE, YOU AND YOUR CO-GUEST(S) CONSENT AND AGREE TO THE TERMS SET FORTH IN THE SHORT TERM RENTAL GUEST RULES. FAILURE TO FOLLOW THE RULES MAY LEAD TO ADDITIONAL COSTS AND/OR IMMEDIATE CANCELLATION OF RESERVATION AND EXPULSION FROM THE PROPERTY.
NO SHOES IN THE HOUSE: Guests must leave their shoes on the shoe rack in the hallway by the apartment door to maintain cleanliness and hygiene. Your items are secure as they will be under video surveillance (see camera above shoe rack) and the hallway is locked. Failure to comply may result in an additional cleaning fee of $50. Guests are responsible for ensuring their shoes are placed properly on the rack to avoid clutter and potential tripping hazards. Slippers used EXCLUSIVELY inside the space are allowed.
ABSOLUTELY NO SMOKING, VAPING, ROLLING, OR STORING ANY WEED ON THE PREMISES: Keep it in the car, please. Do not smoke directly in front of the building. This will result in a $500 SMOKING FEE added to the guest's bill. Do not use fans to exhaust smoke from cigarettes or weed; it comes right up to the 3rd floor. If you're caught doing this, you will encounter the $500 smoking penalty. Any detection of illegal substances or evidence of smoking inside the property may result in immediate reporting to law enforcement, in addition to the fees and expulsion.
NO PARTIES, LOUD MUSIC, UNAUTHORIZED AND/OR EXTRA GUESTS, OR VISITORS: We DO NOT allow any variance to this rule. It is strictly enforced. Non-compliance will result in immediate expulsion (removal from property with no refund). A maximum of 2 guests per room, 3 if paying for additional guests. All guest accounts MUST be verified and added to the reservation, NO EXCEPTIONS. You will not be allowed to check in until this is completed. Absolutely no visitors, unauthorized/unverified guests, parties, events, or gatherings. Violating this rule may cause delayed/denied check-in or removal of all guests from the property and will also lead to a $200/day surcharge for each unauthorized guest.
Quiet Hours: Quiet hours are from 10 PM to 10 AM. During these hours, guests must refrain from playing loud music, making loud noises, or engaging in any activities that could disturb other guests or neighbors. Any disturbances reported by neighbors or detected by security will result in immediate action, which may include expulsion from the property without a refund.
NO LOITERING IN FRONT OF THE BUILDING: For the safety, privacy, and comfort of all residents and guests, loitering in front of the building is strictly prohibited. Guests are expected to enter and exit the property promptly and avoid gathering or lingering in the entryway or surrounding areas.
NO NARCOTICS PERMITTED: Violation of this rule will result in immediate expulsion from the property alongside a $300 fee. No heavy alcohol consumption or drunkenness allowed on premises.
ALWAYS LOCK ALL DOORS: Especially the 2 front doors, every time, upon entry and departure. No exceptions. My family lives here, and I intend on keeping my guests and family safe at all times.
CLEANING RESPONSIBILITIES: Cleaning fees are for linen and towels. You MUST clean up after yourself. Failure to comply may result in additional cleaning charges. Clean as you go. KEEP ALL SHARED SPACES CLEAN AT ALL TIMES. Please keep bedrooms, kitchen, dining area, & bathroom in clean and sanitary condition. If you leave the place in disarray, you will be charged an additional cleaning fee ranging from $50-$500 depending on the degree of disarray.
PLUMBING CARE: Don’t flush any sanitary wipes down the toilet. Clogging toilet or shower drain lines may result in a $300 drain plumbing fee.
RESPONSIBILITY FOR DAMAGES: Guests will be responsible for any damages caused to the property, either intentionally or by negligence, by them or any co-guest.
MINIMIZING STRONG COOKING ODORS: Please be mindful of cooking dishes that can produce strong and lingering odors, such as frying fish or using curry. While these dishes are allowed, it is important to air out the space during and after cooking to ensure that the scent dissipates. Proper ventilation helps maintain a pleasant environment for all guests and prevents the need for additional cleaning fees.
NO EATING IN THE BEDROOMS: There is seating available in the kitchen and the dining rooms. Violating this rule will add an extra $100 to the cleaning fee.
TRASH DISPOSAL: Please do not overflow trash bins. If the bins are full, please tie up and dispose of trash in the trash receptacles on the 1st floor.
WATER DAMAGE PREVENTION: DO NOT LET WATER DRIP ON HARDWOOD FLOOR. Please dry yourself off before leaving the bathroom. Guests will be held liable if there is any water damage to walls or hardwood floors.
GENTLE HANDLING: Use care when opening and closing the bedrooms, bathroom barn doors, and glass shower doors (where applicable). PLEASE BE GENTLE.
BATHROOM FAN USE: Please use the bathroom fan ALL THE TIME. Be courteous to your co-guests and use the bathroom fan to remove any unwanted scents or humidity from the shower.
WINDOW MANAGEMENT: KEEP ALL WINDOWS CLOSED. If you do open them, make sure it's not raining, and close them as soon as you're done. Guests will be held liable if there is any water damage to walls or floors.
SECURITY OF BELONGINGS: Keep your room door closed. Keep all important items/documents in the safe inside the closet (where applicable). We are not responsible for any belongings.
KITCHEN CLEANLINESS: Please clean and dry all plates, pots, and pans as soon as they are used. Place them on the dish rack. DO NOT place wet cookware, dishware, or silverware on the shelves, as this can cause damage.
CHECK-IN AND CHECK-OUT TIMES: Check-in and check-out times are specified in the listing details on the booking platform. Early check-in and late check-out need to be scheduled in advance and explicitly approved by the host. There will be a $75/hr fee for late check-out. We will not accommodate any late check-outs without prior notification and approval.
USE OF COUNTERTOPS: DO NOT cut anything directly on the countertops. There is a cutting board provided for this purpose. Non-conformance with this rule may result in additional charges for damages.
EXTRA TWIN MATTRESS (WHERE APPLICABLE): Extra twin mattress is available only for the 3rd guest (or 5th guest if booking both bedrooms) who are paying an extra guest fee of $30. If the mattress is requested for less than 3 guests (or less than 5 if booking both bedrooms), then the cost will be reduced to $20/night. This rule is exclusive to the Brooklyn STR spaces.
LINEN: Linen provided includes towels, regular sheets, & fleece blanket. Comforters are swapped out for thick fleece blankets during the Winter season only. Clean towels are provided after the 5th night. Fresh linen is provided every 7th night. All stays longer than 14 days are subject to a linen fee of $30 on the 15th day and every 7 days after that. All extra towels and light linen provided outside of this schedule are subject to a $5 fee/set. Extra heavy comforters are $10 each.
RESERVATION MODIFICATIONS: Requests to decrease booked days will not be accommodated. Reservation alterations requesting the cancellation of reserved nights must adhere to our cancellation policy, which is detailed on our listing page. Cancellations must be made within 48 hours of booking and at least 30 days prior to the reservation date. Both conditions must be met for the cancellation to be valid.
MAINTENANCE AND REPAIRS: Guests acknowledge that from time to time, maintenance issues or unforeseen emergencies may arise, including but not limited to delays in check-in. In the event of an emergency maintenance issue, guests must first notify the host in writing (via email) and ensure receipt of the host’s acknowledgment of said notification. Immediately after sending the written notification, guests must follow up with a phone call to the emergency contact number provided to ensure all channels of communication have been exhausted. Guests will know their notification has been acknowledged once they receive an email or text reply from the host.
Emergency issues include, but are not limited to:
Malfunctioning utilities (e.g., no electricity, no water)
Essential appliances not working (e.g., refrigerator, stove)
Safety-related repairs (e.g., broken locks, exposed wiring)
Issues with access to the property (e.g., malfunctioning keyless entry system)
Leaks (e.g., water leaks, gas leaks)
Non-emergency issues include, but are not limited to:
Minor inconveniences (e.g., a light bulb that needs replacement, a dripping faucet)
Non-essential appliances not working (e.g., coffee maker, toaster)
Cosmetic issues (e.g., peeling paint, minor stains on carpet)
The host will triage emergency issues within a 6-hour timeframe after acknowledging the written notification and will work to rectify the issue as quickly as possible. If the issue cannot be resolved within this timeframe, a credit for that timeframe, prorated by the hour based on the daily rate divided by 24 hours, will be provided. This credit will not impact the remaining days of the stay. Non-emergency issues will be addressed during or after the guests' departure, whichever is most convenient for the guest. Guests are expected to provide reasonable access to the property, at mutually agreed-upon times, to allow maintenance personnel to address such issues promptly.
Delays in check-in due to unforeseen emergencies or acts of God, including but not limited to maintenance issues, natural disasters, or other events beyond the host’s control, shall not constitute a material breach of this contract. The host will make every reasonable effort to resolve such delays promptly, and guests agree that no refunds or credits shall be due unless the delay exceeds a 6-hour period, in which case the above credit policy will apply.
Failure to notify the host of any issues first in writing and then via the emergency contact number immediately after may result in the forfeiture of any claims for compensation or refunds. By booking, guests agree that the host is not liable for any incidental or consequential damages resulting from maintenance issues, delays, or unforeseen emergencies, including but not limited to loss of personal belongings, discomfort, or inconvenience. Any credits or refunds provided are at the sole discretion of the host, based on the specific circumstances of each case.
GOVERNING LAW AND EXCLUSIVE JURISDICTION: This Agreement shall be governed by, and construed in accordance with, the laws of the Commonwealth of Pennsylvania, without regard to its conflict of laws principles. The parties agree that any legal action or proceeding arising out of or related to this Agreement shall be brought exclusively in the state or federal courts located in the Commonwealth of Pennsylvania. Each party hereby irrevocably submits to the exclusive jurisdiction of such courts for the purpose of any such action or proceeding, and waives any objection to venue in such courts, including any objection based on the grounds of forum non conveniens or lack of jurisdiction. The parties acknowledge that the administrative and management functions of the properties covered by this Agreement are primarily conducted from Pennsylvania.
SEVERABILITY: If any provision of this Agreement is found to be invalid, illegal, or unenforceable by any court of competent jurisdiction, such provision shall be deemed severed from this Agreement and shall not affect the validity, legality, or enforceability of the remaining provisions. The parties agree that the court shall endeavor to modify the invalid, illegal, or unenforceable provision to the minimum extent necessary to make it valid, legal, and enforceable, preserving to the fullest extent possible the intent and economic effect of the original provision.
COMMUNICATIONS: All communications between the host and the guests, including notifications of issues, requests, and other inquiries, must be executed first in writing, via email, in order to preserve a digital record of said communication. This is a mandatory and non-negotiable requirement. Following the initial email communication, guests may then follow up with a phone call and/or text (SMS) if necessary. The host will consider communications valid and actionable only if they are first received in writing via email. Failure to comply with this communication protocol may result in delays in response or the forfeiture of any claims, requests, or accommodations.
CHARGEBACK POLICY: Guests agree that initiating a chargeback without valid cause, as determined by the terms and conditions of this Agreement, constitutes a breach of contract. In the event of a chargeback initiated by the guest, the host reserves the right to contest the chargeback and seek reimbursement for any associated costs, including but not limited to legal fees, administrative fees, and any other expenses incurred in disputing the chargeback. Guests acknowledge that frivolous chargebacks may result in a penalty fee in addition to reimbursement of costs.
DISPUTE RESOLUTION: Before initiating a chargeback, the guest agrees to first contact the host in writing, via email, to attempt to resolve any issues or disputes related to the booking or stay. The guest must provide the host with a reasonable opportunity to address and rectify any concerns. Failure to comply with this dispute resolution process may result in the forfeiture of any claims for refunds or chargebacks and may be used as evidence against the guest in any subsequent legal or payment disputes.
ACKNOWLEDGMENT OF CONTRACTUAL OBLIGATIONS: By booking and completing payment, the guest acknowledges that they have read, understood, and agreed to all terms and conditions outlined in this Agreement. The guest further acknowledges that any attempt to dispute or chargeback a payment without prior notice and valid grounds will be treated as a breach of contract and may result in legal action for recovery of the disputed amount, as well as any additional costs incurred by the host.
