Rules for this unit are as follows: Animals are not allowed. Smoking is not permitted. Children are allowed. The minimum age limit for this unit is 21.

HOA RULES: These rules and regulations and associated fees and reimbursements apply to all Owners and Guests.

1. In compliance with Texas Property Code §92.010, no more than 6 adults may rent or occupy any unit. A maximum of 8 people may occupy a unit as long as at least 2 of those people are under the age of 18.
2. Guests (short-term renters) may NOT bring a pet on the Seahorse property. Only owners may have pets on property.
3. No glass allowed inside the pool fenced area. In addition to the fine listed below, if we need to drain the pool due to broken glass, you will be responsible for reimbursing the Association the full cost of doing so, which runs approximately $1,500.
4. Strict NO SMOKING policy. Seahorse is a NO SMOKING development. No smoking inside the gates (including courtyard and the hallways). Signs are posted next to the entrance gates stating, “No smoking within 25 feet of building entrance”.
5. No events or parties on the property without prior approval of theBoard.
6. Guests may not invite or permit people on the Seahorse property who are not staying in the unit.
7. No loud or vulgar music, shouting, or other noises that may disturb neighbors. Be respectful and considerate to others.
8. Do not hang anything from the second-floorrailings.
9. Follow all posted signs, including the poolrulessign. No one under the age of 14 may use the pool without adult supervision.
10. No trailers, boats, RVs, or other vehicles that use more than one parking spot allowed in the Seahorse parking lot unless you receive prior permission from theBoard.
11. If you occupy the covered cooking area, please clean up after yourself. This includes cleaning the grills/Blackstone and outdoor tables after each use.
12. No BBQ pits, grills, boiling pots, or fryers allowed except those provided by the Association in the common area.
13. No household trash may be dumped in the trash bins in the courtyard common area. The dumpster is located on St Augustine Drivei by the fence next to the side entrance.
14. No chairs or belongings may be left in the hallways or walkways or stored under the stairs.
15. Do not relocate the patio furniture. Pursuant to Paragraph 4.4 of the Condominium Declaration, the Association establishes the following penalties for infractions of these regulations. These penalties are in addition to the Association’s right to evict any Guest who violates these regulations. • $100 per night for violation of rule 1. • $100 per night for violation of rule 2. Guests may also be charged additional cleaning fees per their rental agreement. • $100 for violation of rule 3, plus reimbursement of the cost to drain the pool if glass is broken. • $100 per violation for 4 – 15. • Reimbursement to the Association for any damage caused by violation of any regulation. Owners are responsible for paying fees and cost reimbursements caused by their Guests. Owners are solely responsible for collecting such fees and cost reimbursements from their Guests.
