BOOKING POLICIES AND REQUIREMENTS

To ensure a smooth experience for every guest, please review prior to booking:

• A signed vacation rental agreement and valid government-issued photo ID are required within 48 hours of booking. • We adhere strictly to our cancellation policy. • Travel insurance is strongly recommended to protect your investment. Information will be provided after booking.

HOUSE RULES

• Primary guest must be at least 25 years old and present for the duration of the stay • Only registered guests are permitted unless prior approval is granted • No parties or events • Quiet hours are from 10 PM to 8 AM • No smoking or vaping inside the home • Golf cart drivers must be at least 25 years old with a valid driver’s license and follow all local laws **for homes that provide a golf cart.

This home is designed for relaxed coastal stays and is not suitable for disruptive group behavior.

This rental is governed by the North Carolina Vacation Rental Act. By booking, paying, or taking possession of the property, you are agreeing to the full terms of the agreement.

Returned within 45 days after departure, per North Carolina law. Trust Accounting Payments may be held in a North Carolina real estate trust account. Interest, if applicable, belongs to the property owner. Keep the property clean and safe Avoid damage or illegal activity Notify us of maintenance issues (like smoke detectors) Use the property for residential purposes only

Violation of these terms may result in termination of your stay or eviction.

Expedited Eviction

For stays under 30 days, North Carolina law allows expedited eviction if:

Rent is not paid Rules are violated Fraud or misrepresentation occurs Pets Allowed only in designated pet-friendly homes with approval Unauthorized pets may result in: Eviction Loss of all payments Additional cleaning or damage fees Property & Amenity Use (Risk Acknowledgment)

By booking, you acknowledge inherent risks associated with:

Pools and hot tubs Docks and waterfront areas Recreational equipment (kayaks, bikes, golf carts, etc.)

You agree to:

Use all amenities responsibly Supervise children at all times Accept responsibility for your group and guests Damage Responsibility You are responsible for: Damage to the property Missing items (including linens and towels) Excessive cleaning Entry & Access Management may enter the property during reasonable hours for: Repairs Inspections Showings (if necessary) Legal Governed by North Carolina law Legal disputes must be filed in the county where the property is located Electronic Communication All documents and notices may be delivered electronically (email/text) Final Acknowledgment
