The layout features a one-bedroom, one-bathroom configuration with a single queen bed, perfectly accommodating up to 2 guests. The interior consists of a bright and airy open-plan living area that flows seamlessly onto a private outdoor space. Here, you can enjoy a BBQ or sundowners while taking in the beautiful sunset over the Papamoa Hills. The comfortable bedroom is designed for unwinding after a day of sun and surf, paired with a sleek bathroom that provides a refreshing space to recharge.

Designed for convenience, the studio includes a functional kitchenette equipped with a fridge/freezer, microwave, toaster, kettle, and a versatile air fryer for preparing light meals. Please note that there is no conventional oven or stove top available. For year-round comfort, the space is fitted with an air-conditioning heat pump.

• House Rules: No smoking, vaping, or illicit drug use on the premises (inside or outside). No parties or gatherings exceeding 2 guests are permitted. The guest house is attached to a quiet main house with no children.
