#1 Smoking Policy: To maintain a pleasant environment for all our guests, we kindly request no smoking or vaping inside the house. If any residual smoke odor is reported by our cleaning team, a $250 deep cleaning fee may apply. Thank you for your cooperation.

#2 No Parties: Our neighborhood is a peaceful and serene place, and we want to ensure a tranquil atmosphere for everyone. Please refrain from hosting parties during your stay. In the event of a disturbance reported by the homeowner's association or neighbors, eviction may occur, along with the forfeiture of your security deposit and unused rental nights.

#3 Quiet Hours: To respect the tranquility of our neighborhood, we observe quiet hours from 10 PM to 7 AM. We appreciate your understanding and cooperation during these times.

#4 Pet Policy: We are delighted to welcome small and medium-sized, house-trained dogs to our property. Please note that there is a $75 additional cleaning fee for your furry friend, and any damages caused by your dog may result in additional charges. We generally allow one dog, but exceptions may be made on a case-by-case basis.

#5 Dishwashing: To assist our cleaning team and maintain a tidy space for all guests, we kindly ask that you wash all dishes before your departure. A $50 charge may apply for any dirty dishes left behind.

#6 Check-In/Check-Out Flexibility: We strive to accommodate your schedule whenever possible. If you require a late check-out or early check-in, please let us know, and we'll do our best to arrange it at a rate of $50 unless otherwise agreed upon.

#7 Additional Guests: For the comfort and safety of all guests, we request that you adhere to the number of guests specified in your reservation. Any extra guests will incur a charge of $50 per person per night.

#8 Trash Disposal: To maintain the cleanliness of our home, please dispose of all trash in the provided receptacles. Any additional trash left throughout the house may result in an additional charge based on our cleaning team's hourly rate."

#9 Spa Usage: Our spa is a relaxing amenity for your enjoyment. For safety reasons, please ensure that no children under 18 years old use the spa without adult supervision. Kindly refrain from adding bubbles or any other substances to the spa. Treat the spa cover with care, and replace and lock it when not in use. Any damage found at check-out will result in charges, including a $50 fee for a required drain and fill.

Each person renting and staying in our home (guests) agree to be responsible for all damage and loss of personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property. Guests will be responsible for any and all accidents, loss, damage, or injury caused by his or her, or anyone in their party’s negligence or willful conduct. The guest(s) liability insurance whether homeowner’s or other will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the house and all grounds of the entire property located at 2418 Paradise Falls Way Sevierville TN 37862. It is the duty of the guest(s), while occupying the premises, to guard against accidents and to caution all members of their party to do so. Reckless endangerment of or by any people in your party is against our policies and is not allowed. We will not be held liable for any such action. Guests must notify the owner of any maintenance problems immediately that would affect the safety and security of any person renting and staying in the house.

EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.
