RESERVATIONS: A credit card deposit is required at the time of booking on a major credit card, to confirm a reservation. Full payment is required 30 days prior to arrival, which will be charged automatically to your card on file.

CANCELLATION POLICY: • 100% refund if you cancel 30 or more days before check-in. • 50% refund if you cancel between 14 and 30 days before check-in. • No refund if you cancel less than 14 days before check-in. • Cancellations must be made by 11:59 PM in the property’s local time zone (MST) to count under the policy.

VACATION RENTAL INSURANCE: CSA Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. If you do not elect coverage, you acknowledge you have read and understand our cancelation policy and choose not to purchase Vacation Rental Insurance on behalf of all occupants. Insurance cannot be added after a potential loss or after final payment. Separate CSA terms and conditions apply, please read your policy and contact CSA with questions.

SECURITY DEPOSIT: A credit card number is required at the time of check-in. I, and including guests occupying the above unit during the dates specified) acknowledge that the credit card on file with Alpine Meadows Management may be used as a security deposit and authorize Alpine Meadows Management to charge my credit card for any damage to the interior and/or exterior of the unit, hot tub, missing keys ($10/per key), excessive housecleaning charges required after my stay, late check-out charges and for any unpaid rental balance due incurred during the dates of my stay as listed above. Should charges incur, a detailed account of these charges will be provided. If you are locked out of your unit after 10:00pm, the charge for after-hours assistance will be up to $100.00 payable in cash only at time of service.

CHECK IN/ CHECK OUT: Check in time is at 4:00PM on scheduled date of arrival. Check out time is at 10:00AM on scheduled date of departure. Early check-ins may not be allowed, a $50 early check in fee may be applied. Early check ins must be approved by management office before arrival. Late check outs may not be allowed, a $50 late check out fee may be applied. Late Check outs must be approved by management office.

PETS: Pets are prohibited from staying at all of our properties except Baldy Bear Cabin. Guests who violate this rule will be fined $150.00/day plus be liable for any excessive cleaning charges and or damages caused by the pet(s).

NO SMOKING: Smoking is prohibited in all our condos and homes. Violators will be charged $150.00/day and be held liable for any excessive cleaning charges.

DISCLAIMERS: • Alpine Meadows Management reserves the right to change a reservation without notice at any time, due to emergencies that were unexpected or the sale of the property. Alpine Meadows will make every effort possible to provide accommodation that is equal to or an upgrade at no extra charge to the guest. • When booking at French Ridge Townhomes, Alpenrose Condos or Val Chatelle Townhomes, because of the time share nature of the property; the unit letter/number is subject to change. • If there is a hot tub on the property you have rented, Alpine Meadows can in no way guarantee that hot tubs are always 100% in working order. Due to extreme temperatures, damage, and or misuse, hot tubs can become inoperable at any time. Alpine Meadows does not refund monies due to inoperable equipment. • Alpine Meadows will not be held responsible for damage, injury or loss of properties related to weather, travel agents, vehicle difficulty, or any negligence that is beyond the control of Alpine Meadows Management Company. • 4WD or AWD vehicles are required in the winter, snow and ice will be on all surfaces including driveways and roads - no refunds will be granted for the inability to arrive to your destination with improper vehicles. Our homes are near 10,00FT elevation; please plan for high alpine environment conditions all year. • Colorado Traction Law: September – May 31 of each year. All drivers on I-70 between Morrison and Dotsero will be required to adhere to the traction law, which requires vehicles to have either 4wheel drive with snow or mud+snow rated tires or specialized winter tires, chains or other traction devices for cars with two wheel drive. Ensure you have the correct equipment when driving in Colorado. Please be sure to mention your destination and traction law when renting a vehicle. Alpine Meadows will not refund for the inability to reach your destination with improper vehicles.

INDEMNIFICATION AND HOLD HARMLESS: TENANT agrees to indemnify and hold harmless owner and Landlord and their representatives from and against any liability for personal injury or property damage sustained to any person (including TENANT’S guest) as a result of any cause, unless caused by the gross negligence or intentional willful act of the Owner or Landlord.
