• Check-in is 4:00 PM CST and check-out is 10:00 AM CST. • Early check-in and late check-out are not guaranteed, but may be possible upon request. • Luggage is not to be left at the property after check-out due to liability. • Guests are not able to have mail shipped to the property, as we do not have access to the mailbox. • Spring break/student groups (under age 25) must notify us BEFORE booking as additional requirements apply. All student guests must sign student agreement & bring $100 cash per person at time of check in for refundable security deposit. Student groups may not always be permitted and is at our sole discretion only to host. • No underage drinking or illegal activity of any kind is allowed. • If police or local authorities are called and eviction is necessary, no refunds will be issued, and the full security deposit may be forfeited depending on the situation. • A maximum of 2 house-trained dogs are permitted with a $200 non-refundable pet fee due before check-in. • Emotional Support Animals (ESAs) are subject to the pet fee; only ADA-registered service animals are exempt. Impersonating a service animal is a criminal offense in our state. • Guests are expected to clean up after their pets. An additional $50 fee may apply for excess cleanup. • Golf cart use is not included with your stay. Please inquire about availability and pricing. • Guests must be 25 years or older to operate the golf cart. Not permitted for student groups or anyone under age 25. • Pool heating is not included. Please inquire about pricing, which varies by season and length of stay. • Only registered guests listed on the reservation are allowed on the property. No unapproved visitors, drop-ins, or extra overnight guests allowed. If your guest count changes, your reservation must be updated in advance. • Do not rearrange furniture in the home. • Any cleanup of bodily fluids (indoors or outdoors) will result in additional cleaning and sanitation charges, and may cause partial or full loss of deposit. • Trash must be taken to the curb on Monday and Thursday evenings for Tuesday and Friday pickup. • Excess trash or missed pickup days may incur additional charges. • Trash cans must be returned to the home after pickup. Failure to do so may result in an HOA citation, which will be passed on to the guest. • All issues or damage must be reported immediately. • Guests may be held financially responsible for unreported issues or damage discovered after check-out. • Travel insurance is strongly recommended to protect your trip in case of unexpected changes or interruptions. • Violating house rules may result in additional charges or forfeiture of the security deposit
