You’ll be staying in someone’s home, so please treat it with care and respect.
All transient (short term) rentals must be registered with the Association or its designee. Valid government issued photo identification for all occupants must be provided by the host via email to the Association prior to checking into a unit. The identification must also be present at check in to confirm identity of each guest. All guests must sign the Guest Rules during check-in and must always adhere to them. Failure to do so may result in reservation cancellation or loss of amenity use rights. The Association will not approve/check in any reservation exceeding the max occupancy limits of units for safety and fire hazard protocols. Studio cannot exceed 2 people, 1 bedroom cannot exceed 4 people, and 2 bedrooms cannot exceed 6 people. District 225 Miami is a non-smoking building. Smoking of any kind is prohibited on Association property or inside condominium units. There are no designated smoking areas on the exterior of the building. Smoking is not permitted outdoors or within 25 feet of the building including within 25 feet of entries, outdoor air intakes, and windows. No guests shall cause any sort of disturbance or nuisance to other residents. There should be NO loud or unusual noises after 11PM or before 7AM. Bicycles, skateboards, scooters, rollerblades, and any other wheeled vehicle/device are not allowed to be used through the common areas including, without limitation, lobby, elevators, hallways, recreational facilities, pool, café, and entertainment rooms. Clothing and footwear are required in all interior common areas including, without limitation, interior amenities, lobby, elevators, and hallways. Such clothing includes closed shirts, shorts or pants, and shoes. Lone bathing suits should not be worn throughout interior common areas. The package room is located on the Lobby Level across from the mailboxes. Package room is accessible 24 hours a day. Packages that are left unclaimed for more than 5 days will be returned to sender. The front desk does NOT hold personal belongings. This includes luggage, envelopes, keys, bags, or food deliveries. Residents and/or short-term rental guests must meet food delivery drivers at the lobby. The use of all amenities is strictly limited to registered residents and short-term rental guests. Unauthorized use by a non-resident or guest is prohibited and may result in a violation fine or loss of amenity privileges. Domesticated pets may be maintained in a Unit provided that such pets, are permitted to be so kept by applicable laws and regulations, are not left unattended on external areas, are generally, not a nuisance to residents of other Units or of neighboring buildings, and are breeds not prohibited by applicable law or reasonably considered to be dangerous or a nuisance by the Board of Directors (in its sole and absolute discretion). A maximum of 2 pets are allowed per unit and cannot exceed 25 pounds each. All pets must be registered with management. Pets are not permitted in common areas including wellness areas, recreational facilities, café, entertainment room, pool, and roof deck. All dogs must be kept on a leash of a length that always a ords reasonable control over the pet when outside the Unit. Pet owners shall be responsible for picking up and properly disposing of all excrements. Any landscaping damage or other damage to the Common Elements and/or the Residential Limited Common Elements caused by a Guest’s pet must be promptly repaired by the Unit Owner. The Association retains the right to e ect said repairs and charge the Guest and/or Unit Owner. Trash chute access points are located on each Floor. Trash must be in bags and trash bags must be able to fit inside the trash chute opening. Trash bags should not exceed 13 gallons. Only tied Trash Bags should be thrown down the trash chute. No heavy, sharp, liquid, or loose objects may be disposed of in the trash chute. Large bags full of garbage and bulk trash are prohibited from being left in the trash chute room. Boxes should be disposed of at the Ground Level of the Building/Loading Dock. All Boxes must be broken down and folded. All guests are prohibited from leaving boxes or other items in the service corridor, hallways, and stairwells. The use of all amenities is strictly limited to registered residents and short-term rental guests. Unauthorized use by a non-resident or guest is prohibited and may result in a violation fine or loss of amenity privileges. Adult short-term guests will receive a temporary wristband at check-in to confirm amenity access. Wristbands will only be issued to adult guests that are registered occupants of the unit. Loss of wristband will result in a $10 replacement fee. All amenity rules must be followed. Amenity rules are posted in each amenity and are also available for review at the front desk and prior to booking.
Amenity Use Policy The use of all amenities is strictly limited to registered residents and short-term rental guests. Fitness Center Fitness Center maximum occupancy: 50 Only registered residents or guests may use the fitness center. Fitness Center use is at your own risk. Hours of operation: Daily 5:00am to 11:00pm. Consult a physician before exercising or using fitness equipment. Follow the equipment instructions. All equipment must be wiped down after use. Proper attire must be worn; shirt, shorts/pants, and closed toe shoes. No food permitted in the Fitness Center. Glass containers are prohibited. Smoking of any kind is prohibited. Slamming or dropping weights/dumbbells is not permitted. Free weights and non-stationary equipment must be returned to designated racks. Personal audibles must be used with headphones. Any activity which in the judgement of sta and/or management is disturbing to others or constitutes a safety hazard is prohibited. Children under the age of 17 must be accompanied by an adult. Pets are not permitted in the Fitness Center. Please limit the use of cardio equipment to 30 minutes when others are waiting. Any equipment malfunction or damage must be reported to management immediately. Tampering with lights, ventilation, acoustics or any fixtures is prohibited. Basketball Court Basketball Court maximum occupancy: 120 Only registered residents or guests may use the Basketball Court. Hours of Operation: Daily from 5:00 AM to 11:00 PM, by reservation only, see the front desk for assistance. Court use is at your own risk. Basketballs are available for use. A valid identification must be presented and will be filed with management until the ball is returned. A lost ball will result in a fee of $75. The condominium association and/or management are not responsible for injuries or lost/stolen items. A 10-minute grace period is given for late arrivals before the reservation is forfeited. Athletic clothing is required. Shirts must always be worn. No jeans, boots, sandals, or bare feet. No food allowed on the court. Beverages in closed containers only. No glass containers permitted. Please refrain from playing rough or hanging from the rim. Non sportsmanship such as o ensive language or aggressive behavior will not be tolerated. Children under 17 must always be supervised by an adult Pets are not permitted on the Basketball Court. No playing while under the influence of alcohol or drugs. Smoking of any kind is not permitted. Report any injuries, unsafe conditions, or maintenance issues to management immediately. User(s) will be held responsible if damage(s) occurs. Tampering with lights, ventilation, acoustics or any fixtures is prohibited. Bicycles, roller skates, skateboards or scooters are not permitted on the court. Professional instructors must register with management and provide proof of insurance in accordance with the condominium association’s requirements.
Locker Room, Steam Room and Sauna Locker Room maximum occupancy: 16 Steam room and sauna maximum occupancy: 5 Hours of Operation: Daily from 5:00 AM to 11:00 PM. Reserved for the use of registered residents or guests only. Use of the facilities must be with care and caution for your health. Use at your own risk. Sauna or steam room should not be used in greater than 10–15-minute increments with cooling down periods after use. When body temperature has cooled down, users may re-enter and repeat the sequence up to three times. The temperature in the sauna and steam room should not exceed 180F. Shower before entering the sauna or steam room. The use of a towel is required. Spa towels are available for use. A valid identification must be presented and will be filed with management until the towel is returned. A lost towel will result in a fee of $25/towel. Proper attire and footwear must be worn. Do not enter the sauna or steam room immediately after eating. Do not wear jewelry in the sauna or steam room. Food and drinks are not permitted in the sauna or steam room. Loud conversations in person or via phone are not permitted. Personal music devices are restricted to headphone use only. Smoking of any kind is not permitted within the facility. Residents and guests must be completely dry before entering/exiting the spa. Anyone with open sores or wounds on the body may not use the sauna or steam room. People with health conditions should consult their physician before using the sauna or steam room. Report any damage or maintenance issues immediately to building management. The condominium association and/or management are not responsible for injuries or lost/stolen items.
Spa Treatment Room Treatment Room maximum occupancy: 2 Hours of Operation: Daily from 5:00 AM to 11:00 PM, by reservation only, see the front desk for assistance. Reserved for the use of registered residents or guests only for treatment services conducted by licensed and insured providers. Treatment providers must register with management and provide proof of insurance in accordance with the condominium association’s requirements. Spa towels are available for use. A valid identification must be presented and will be filed with management until the towel is returned. A lost towel will result in a fee of $25/towel. Treatment room reservations can be made through the front desk. A 10-minute grace period is given for late arrivals before the reservation is forfeited. The treatment room must be left in its original condition after use. Report any damage or maintenance issues immediately to building management. No Food or beverages allowed. Pets are not permitted in the Treatment Room. The use of the Treatment Room is at your own risk. The condominium association and/or management are not responsible for injuries or lost/stolen items.
Racquetball/ Volleyball Court Court maximum occupancy: Racquetball- 4 players, Volleyball- 12 players. Only registered residents or guests may use the court. Hours of operation: Daily 5:00am to 11:00pm. Court use is at your own risk. The condominium association and/or management are not responsible for injuries or lost/stolen items. The use of the court is by reservation only. Reservations can be made at the front desk, 1 hour at a time. Equipment will be provided after the reservation is checked in at the front desk. Racquetballs and Racquets are available for use. A valid identification must be presented and will be filed with management until the balls are returned. A lost racquetball will result in a fee of $15/ball, racquet is $50, and volleyball is $50. Volleyball must be reserved at least 24 hours in advance. Volleyballs are available for use. A valid identification must be presented and will be filed with management until the ball is returned. A lost ball will result in a fee of $50. A 10-minute grace period is given for late arrivals before the reservation is forfeited. Athletic clothing is required. Shirts must always be worn. No jeans, boots, sandals, or bare feet. Rock Climbing Hours of Operation: 9:00am-5:00pm; by reservation only, see the front desk. Use of the climbing wall is restricted to registered residents or guests. Climbers must be 18 years or older to use the wall unsupervised. Children under 18 may only climb under the direct supervision of a parent or legal guardian. All users must sign a liability waiver before using the climbing wall. Climbing alone is not permitted. A buddy or spotter must always be present. Do not attempt to or climb the wall without a harness. No horseplay, running, or rough housing in or around the climbing wall. Only proper climbing shoes are allowed on the wall. Chalk must be used sparingly and kept in a closed bag when not in use. Report any damaged equipment or injuries to management immediately. Proper athletic attire must be worn; shirts are required. Users must clean their shoes before entering the climbing area. No food allowed on the court. Beverages in closed containers only. No glass containers permitted. Do not participate in rock climbing while under the influence of alcohol or drugs. Use only equipment approved and maintained by the Association unless otherwise stated. Harnesses and belay devices must be used as instructed. Top-rope and lead climbing may be restricted based on wall design and management approval. Management may revoke climbing privileges for rule violations or unsafe behavior. The condominium association is not responsible for injuries or accidents arising from the use of the climbing wall. Climbing is inherently risky; users assume full responsibility for their actions and equipment. Tampering with lights, ventilation, acoustics or any fixtures is prohibited.
Movement Studio Movement Studio maximum occupancy: 44 Hours of Operation: 5:00am-11:00pm Use of the Movement Studio is restricted to registered residents or guests on a first come first served basis. Residents or guests may book in advance for up to 1 hour. Children under 17 must be supervised by an adult. The Movement Studio features a virtual trainer system. The system must not be altered or reset. Residents may choose from the provided list of approved programs. No personal devices may be connected to the system without management approval. Professional instructors must register with management and provide proof of insurance in accordance with the condominium association’s requirements. Personal music devices are restricted to headphone use only. Please report any technical or facility issues to management immediately. Remove shoes before entering the practice area. Please keep voices low and avoid phone use in the studio. Clean and return all mats and props after use. No food allowed in the studio. Beverages in closed containers only. No glass containers permitted. Do not use the studio if you are sick or experiencing symptoms of illness. The condominium association and/or management are not responsible for injuries or lost/stolen items. It is recommended that users consult a physician before beginning any exercise program.
Fitness Lounge Only registered residents or guests may use the Fitness Lounge. Hours of Operation: Daily from 5:00 AM to 11:00 PM. Fitness Lounge maximum occupancy: 48 Disruptive behavior, including loud talking, music, or inappropriate language is prohibited. Users must clean up after themselves and leave the space as found. Do not leave garbage behind, please place it in the nearest garbage can. Report any damage or unsafe conditions to management immediately. Tampering with court lights, ventilation, acoustics or any fixtures is prohibited. Business Center and Lounge Business Center and Lounge maximum occupancy: 180 Hours of Operation: Daily 5:00am-11:00pm Only registered residents and guests may use the co-working spaces. Workstations and conference rooms are available on a first come first served basis. Users must maintain a professional and respectful environment. Phone calls should be taken in designated areas or with the use of headphones. Video calls must be made with headphones; speakers are not allowed. Disruptive behavior, including loud talking, music, or inappropriate language is prohibited. Users must clean up after themselves and leave the space as found. Food is permitted in designated areas only; beverages must have lids. Trash must be disposed of properly in the bins provided. Wi-Fi is provided for business and study purposes only. Users must not engage in illegal downloading, streaming, or activity that compromises network security. Shared equipment must be used responsibly. Misuse may result in loss of access. Tampering with lights, ventilation, or any fixtures is prohibited. Personal items should not be left unattended. The Association and/or management are not responsible for lost, damaged or stolen items. Any safety issues or suspicious activity must be reported to building management immediately.
Entertainment Room Entertainment Room maximum occupancy: 60 Hours of operation: Daily 8:00am-11:00pm Damage caused to the Entertainment Room and its content are the responsibility of the person who caused it. This will result in a $150 minimum fine in addition to all costs equal to the extent of damage. Smoking of any kind is not permitted in the Entertainment Room. Alcohol is not permitted in the Entertainment Room unless approved by Management. No pets permitted. Personal listening devices must be used with earpieces only. No open speaker system is permitted unless it is the Associations’ or approved by management. Excessive and/or loud noises will not be tolerated. Management personnel have the authority to stop any activity that persists in causing excessive noise after being warned. Those under seventeen 17 years of age must be accompanied by an adult when utilizing the Entertainment Room. Children are the direct responsibility of their parents or legal guardians. Proper attire and shoes are required while in the Entertainment Room. Television(s) must be kept at reasonable levels. Failure to comply with these rules may result in the forfeiture of your right to use the Entertainment Room in the future. Tampering with lights and ventilation is prohibited. Alcohol is not permitted in the Café unless approved by Management. No pets permitted. Personal listening devices must be used with earpieces only. No open speaker system is permitted unless it is the Associations’ or approved by management. Excessive and/or loud noises will not be tolerated. Management personnel have the authority to stop any activity that persists in causing excessive noise after being warned. Pool deck/Bar and Grill maximum occupancy: 250 Pool bathing load: 40 Sun Shelf Depth: 9 inches; Pool depth 3 feet to 5 feet. Maximum pool temperature: 104F Only registered residents or guests may use the pool. Children under the age of 17 must be accompanied by an adult. Pets are not permitted in the pool or on the pool deck. Please shower before entering the pool. Towels or covers must be placed over lounges and/or lounge cushions. Pool towels are available for use. They must be returned after use by placing them in the towel bin caddy located on the pool level. Lost/stolen towels will result in a fine of $50. Floats and similar devices are not permitted in or around the pool except as provided by the Association. Running, horse playing, or loud activity is not allowed in the pool or on the pool deck. Smoking is not permitted in the pool or on the pool deck. No food, drinks, or glass permitted in the pool or within 5 feet of the pool. Do not enter the pool if you are ill or have diarrhea. Any toddler still using diapers and/or incontinent person must wear appropriate garments. Do not spit or swallow pool water. Music must not be audible except for Association activity. Any activity which in the judgement of sta and/or management is disturbing to others or constitutes a safety hazard is prohibited. No bicycles, skates, scooters, or hoverboards are allowed. Pool and/or pool deck will close in the event of lightning or severe weather conditions.
Bar and Grill Hours of operation: daily, dawn to dusk. Pool Deck/Bar and Grill maximum occupancy: 250 The Bar and Grill must be reserved via the management o ice prior to use. The Bar and Grill is for the use of registered residents and/or guests. The use of the grill is at your own risk within their designated area. Grill usage is only during the hours of 9:00am through 8:00pm. The Bar and Grill can be reserved for a maximum of 4 hours. Additional time must be approved by Management. Alcoholic beverages are not allowed unless prior approval by management is given. Bar and Grill must be left in their original condition after use. Residents and/or guests are responsible for ensuring the grill area is cleaned and all trash is properly disposed of in designated containers. Users of the Bar and Grill are responsible if an event occurs where there is damage to the common elements including furniture. For your safety, sitting or standing on the grill and bar counter tops is not permitted. People under the age of 18 must be accompanied by an adult. Utensils are not provided; you may use your own. No music, loud noises, or decorations are allowed near the grill or surrounding areas. Food and beverages must be consumed within the Bar and Grill area only. Glass containers are not permitted. Smoking of any kind is prohibited near the Bar and Grill and surrounding areas. Pets are not allowed at the Bar and Grill or surrounding areas. Flammable materials must be kept away from the grill.

E-bikes The use of the E-Bikes is a first come first served basis. All users must download the app and register with Zybra in order to rent the e-bike from Zybra. Use the QR code below to download the app and start riding: E-bike(s) must be returned in the same condition as received. Users will be held responsible by Zybra for damage or loss of an E-bike. E-bikes can only be ridden on smooth surfaces, i.e. concrete or asphalt. Both wheels must always remain in contact with the floor. Riders should be proficient cyclists over the age of 16. Never ride under the influence of drugs and/or alcohol. Do not ride if you have a medical condition that a ects your ability to perform physical activity. Never use headphones. Do not use a cell phone to talk or text when riding. Always keep both hands on the handlebar grips and brake levers. Do not brake with just one brake lever, both levers must be gripped until e-bike reaches the desired speed or to come to a stop. When riding at night please exercise increased caution. Do not tamper with the equipment on the e-bike or the bike itself. Management and the Association do not manage the e-bike rental. All rental matters must be handled directly with Zybra. Grill The use of the grill is at your own risk. The grill(s) must be reserved at the front desk prior to use. A grill can be reserved for a maximum of 2 hours. Grills may only be used from dawn to 8:00pm. For your safety, sitting or standing on the grill counter tops is not permitted. Grilling may only be done in the designated areas. People under the age of 18 must be accompanied by an adult. Residents and/or guests are responsible for ensuring the grill area is cleaned and all trash is properly disposed of in designated containers. No undeclared or additional guests are permitted under any circumstances. 2.4 Minimum Age Requirement Guests who are 23 years old or older may book accommodations. Guests younger than 21 may only book if they are accompanied by someone who is at least 23 years old. Guests younger than 23 who are not accompanied by someone 23 or older are not permitted to book. 2.5 Smoking, Drugs & Odors Smoking, vaping, marijuana, or illegal drug use is strictly prohibited inside the unit and building. Evidence of violation may result in a minimum $500 remediation fee, plus any additional cleaning or damage costs. 2.6 Hair Dye & Staining Materials Hair dyeing, bleaching, or use of staining substances is prohibited inside the unit. Any resulting damage will be charged to the Guest. 3. Guests are responsible for pet waste, damages, odors, and disturbances. 4. CHECK-IN & CHECK-OUT • Check-In: After 3:00 PM • Check-Out: By 11:00 AM
Late check-out may result in a fee of up to 50% of the daily rate. Early check-in is subject to availability and additional fees. 5. PAYMENTS & FEES Full payment of rent, taxes, cleaning fees, deposits, resort fees, and any applicable charges is required prior to arrival. Parking and optional services are paid separately. Any optional hospitality services or property add-ons requested by the guest (including but not limited to Early Check-In, Late Check-Out, pet fees, parking) are managed and processed through our connected professional Property Management Software. By confirming this reservation, the guest explicitly consents to these specialized operational charges, which will be invoiced via our secure external payment gateway and are fully authorized and exempted from standard off-platform restrictions. 6. DAMAGE POLICY (SECURITY DEPOSIT OR DAMAGE WAIVER) Guests must select one (1) damage coverage option prior to check-in. Access will not be granted until a selection is confirmed. Option 1: Refundable Security Deposit • A $1,000 refundable security deposit will be authorized on the Guest’s credit card prior to check-in.
• The deposit will be released after check-out, provided there is no damage beyond normal wear and tear, missing items, policy violations, or excessive cleaning.
• Management is authorized to deduct documented damages.
Option 2: Damage Waiver Fee • A non-refundable damage waiver fee is payable prior to check-in.
• Covers accidental damages up to $500.
Exclusions: The waiver does not cover damages exceeding $500, negligence, misuse, intentional acts, unauthorized parties, smoking violations, appliance misuse, or loss/damage to non-covered items such as key fobs, access cards, parking passes, or amenity cards. 7. GUEST REGISTRATION & IDENTITY VERIFICATION 7.1 Mandatory Registration All Guests must complete a mandatory pre check-in registration process prior to arrival. 7.2 Identification Valid government-issued photo ID is required for the primary booking Guest. Accepted forms include passports, driver’s licenses, and government-issued IDs. 7.3 Identity Verification Guests may be required to complete real-time selfie verification to confirm identity and prevent fraud. 7.4 Data Use & Privacy Registration is completed securely through the designated check-in platform (SuiteOp). Information collected is used solely for identity verification, access authorization, fraud prevention, and compliance, in accordance with applicable privacy laws. Failure to complete registration may result in delayed or denied access or reservation cancellation. 8. CANCELLATIONS Cancellation policies are governed by the terms selected on the booking platform. No refunds will be provided for weather events, medical issues, travel disruptions, or early departures. 9. BUILDING RULES & AMENITIES DISCLAIMER Guests must comply with all building and HOA rules. Removal by building security results in no refund. Amenities including pool, gym, valet, Wi-Fi, A/C, elevators, and other services are provided as a courtesy and are not guaranteed. Temporary closures or outages do not constitute grounds for refund. Management is not responsible for third-party services, including valet parking. 10. CLEANING & HOUSEKEEPING No daily housekeeping is included. Optional housekeeping is available upon request. Guests must dispose of trash and leave the unit in reasonable condition. Excessive cleaning may result in fees ranging from $150–$500. 11. PACKAGES & DELIVERIES Management is not responsible for lost or damaged deliveries. Unclaimed packages will be returned. 12. MAINTENANCE & SERVICE INTERRUPTIONS While Management will make reasonable efforts to address maintenance issues, no refunds will be issued for temporary interruptions of utilities, internet, appliances, or amenities. 13. DAMAGES, LIABILITY & INDEMNIFICATION Guests assume full responsibility for personal injury, loss, theft, or damage to personal property. Guests agree to indemnify and hold harmless the Owner and Management from all claims arising from occupancy or use of the property. Owner insurance does not cover Guest belongings. Travel insurance is recommended. 14. TERMINATION & EVICTION Management reserves the right to terminate occupancy and evict Guests without refund for violations of this Agreement, misrepresentation, unauthorized guests, excessive noise, or safety concerns. 15. LEGAL TERMS Governing Law & Venue This Agreement is governed by the laws of the State of Florida. Venue shall be Miami-Dade County. Chargebacks Fraudulent chargebacks may result in recovery of disputed funds, administrative costs, and legal fees. Entire Agreement This Agreement constitutes the entire understanding between the parties. Any exceptions must be approved in writing. 16. ACCEPTANCE Payment, check-in, or occupancy constitutes full acceptance of all terms, rules, and policies contained herein.
