QUIET TIME The Fab Flat is located in the center of a lively city, yet our immediate neighborhood is wonderfully quiet and peaceful.

San Francisco's Victorian homes are over 100 years old, lacking the noise insulation conferred by today’s building materials. A television playing a loud movie, music, or loud talking can easily disturb fellow guests in the upstairs apartment. Please keep noise within the apartment to a minimum after dark.

We have an understanding with our neighbors that exterior quiet hours are from 11pm till morning. They don’t hesitate to call the police if noise gets out of hand - FYI! Thank you for your understanding!

HOUSEKEEPING Bi-monthly housekeeping is required in order to keep the property in good condition. These cleanings will begin on the first or second Tuesday after your arrival (depending on arrival day). The cost is $110 per visit, to be paid by the guest (billed on day of cleaning through Airbnb). If bills remain unpaid at time of departure, these expenses will be deducted from guest’s security deposit. Additional cleanings are available, and can be coordinated depending on Fatima’s schedule.

NO SMOKING Smoking is never allowed inside the flat, on the front or back stairs. Please only light up on the couches by the rear of the yard. Evidence of smoking inside automatically forfeits your entire security deposit.

PARTIES/GUESTS Small gatherings of friends are welcome, especially in the yard on a warm day, but please to be respectful of your other housemates, my upstairs guests, and the neighbors. Unauthorized guests not agreed to and paid for through Airbnb at time of booking, and found to be residing at the flat, will be in violation of the residency terms agree to via Airbnb terms. Booking guest will also be in violation of residency terms and subject to repayment of additional guest fees (calculated and repaid via Airbnb system), forfeiture of part or all of security deposit, and possible eviction.

DEPARTURE/CHECK-OUT Flexible check out times are allowed depending on next guest arrival and host needs. Please remove sheets from the beds, and place with all used towels in the laundry room. Please clean all your own dishes (and/or start the dishwasher), and take your recycling/compost/garbage to the basement. Be sure to lock all doors and windows, and turn off all lights, prior to departure. Guests not vacating the property by the agreed upon date and time will be found in violation of the terms of residency, and in violation of Airbnb’s Terms of Service, and forfeit all security deposit funds. Any additional legal action, services, expenses or fees required will be the sole responsibility of the Guest.

CANDLES Please avoid the use of candles or incense with open flames within the home. These old wooden homes are very susceptible to fire.
