TERMS AND CONDITIONS FOR RENTAL OF A “FLORIDA LEISURE VACATION HOMES” PROPERTY

Valid reservation of a Vacation Home between Florida Leisure Vacation Homes (hereinafter called the Managers) and the person making the reservation (hereinafter called the Guest) is valid after the Registration/Authorization form has been completed, signed, and received by the Managers together with legible photo ID, and after the reservation has been confirmed through the booking channel.

The reservation deposit of $350 plus applicable taxes and fees is due at the time the reservation is made. Receipt of the deposit constitutes a confirmed reservation. For reservations made less than 45 days prior to arrival/check in, payment in full is required at the time the reservation is made. For reservations made outside 45 days prior to arrival, the balance is due by 45 days prior to the arrival/check in date.

By acknowledging the Registration/Authorization Form, the Guest accepts the terms and conditions for rental of a Florida Leisure Vacation Homes property and warrants that he/she is authorized to agree to abide by them on behalf of all other persons named on the registration form including those substituted or added to the reservation at a later date. The Guest may not sublet or assign the property or share with any others than the persons included in the agreement with the Managers.

All guests staying at the property must be named and their date of birth provided at the time of booking.

Cancellations - In the event of cancellation 45 days or less from the arrival/check in date, the Guest will forfeit the full cost of their reservation. Cancellations more than 45 days prior to the arrival/check in date will result in loss of the deposit.

Travel Insurance - Travel Insurance is strongly recommended.

Booking Changes - An administrative fee, equal to two (2) night’s stay, will be charged for any reduction in the length of stay or downgrade in inventory made to a confirmed reservation. Changes involving an upgrade in inventory or addition to the length of stay will carry a set administration fee of $100 with adjustment made to the additional nightly rate, or difference in inventory cost, plus applicable taxes.

Rental Period - Commences at 4:00 p. m. local time on the day of check in and the property must be vacated by 10:00 a. m. on the checkout day as stated on the Reservation/Authorization form. Early check in and late check out is strictly by arrangement with the Management company and must be booked 48 hours in advance. It is subject to availability at the time and applicable charges. Persons renting MUST be over the age of 24 years. Persons/children under the age of 21 years are not accepted unless accompanied by parents or a responsible adult.

Pool Area and Children - Children must at all times be supervised by parents or other responsible adults when using the swimming pool area. All persons using the pool and surrounding area do so entirely at their own risk. Pool patio areas and tiling inside the home can be very slippery when wet so it is strongly recommended guests dry off fully before entering the home. Running in the pool area is not recommended and diving is not permitted. Periodically pool care may be undertaken during a guest stay and the guest must allow cleaning of the pool to be undertaken.

Pool Alarm on Patio Door - The vacation home has a pool alarm on the patio door for child safety. Tampering with the alarm is prohibited. The Managers must be promptly informed of any malfunctioning alarm.

Quiet Time - Quiet time around pool area is 9:00 p. m. to 9:00 a. m. Please be considerate of neighboring guests and homeowners.

Parking - Permitted in the designated areas only. Do not park on grass areas or anywhere where sidewalks, others, or emergency services may be blocked. RVs, boats, trailers, and campervans are generally not permitted. Some resorts may restrict the number of vehicles allowed. Florida Leisure Vacation Homes has no authority over HOA guidelines and will not be held responsible for violations or towing.

Smoking Policy - All homes are smoke-free and there are no exceptions. This includes cigarettes, cigars, e-cigarettes, vapes, and medicinal marijuana. There will be a minimum charge of $300 plus applicable taxes for smoking inside a home. Damage caused by smoking will result in additional charges.

Registered Service Animals - Registered service animals are accepted under State Law in all homes. While there is no obligation to advise in advance, notification is appreciated to allow enhanced cleaning practices following departure.

Pet Policy - Pets are not acceptable in pet-free homes unless approved in advance in accordance with the established pet policy. The charge for unauthorized pets is $300 plus applicable taxes per pet.

Pet Friendly Homes - Pets are allowed only in homes specifically advertised as pet friendly. A maximum of two dogs of medium size are permitted. Pets must be crated when left unattended and should not be allowed on furniture or furnishings. Failure to comply may result in eviction. Guests are responsible for cleaning up after pets and any damages.

Use of the Accommodation and Amenities - Use of the accommodation and amenities is entirely at the Guest’s risk. No responsibility can be accepted for injury, loss, or damage to the Guest, visitors, belongings, or vehicles. Any accidents must be reported immediately. Personal belongings are at the Guest's risk at all times. Items left behind will be held for a maximum of ten days.

Property Damage - All properties managed are privately owned and the Guest is expected to take reasonable care of the home. Any damage or gross negligence will be the responsibility of the Guest. Artificially colored drinks and products containing bleach should not be used in the home due to risk of permanent staining. Damage must be reported immediately.

Barbeque/Grills - Guests must clean any barbeque or grill provided after use. A charge of $100 plus applicable taxes will apply if left unclean. Grills provided are free to use; guests are responsible for propane if required.

False Alarms - Charges incurred due to false alarms may be passed on to the Guest. Guests are responsible for ensuring they have the correct access instructions to avoid false alarms.

Cleaning Fee - A one-time end-of-stay cleaning charge applies to all reservations and is included in the cost of the stay. Additional optional cleans may be requested and charged.

Booking Fee - A non-refundable administrative booking fee applies to all reservations.

Additional Cleaning - Additional cleaning beyond normal use will incur a minimum fee of $50 plus applicable taxes. Guests are expected to dispose of trash properly and leave the home in reasonable condition. Dishes should be washed and put away or loaded in the dishwasher.

Trash - All trash must be bagged and placed in designated bins. Recycling must be separated correctly. Trash must not be placed in the garage. Excessive trash requiring additional removal may incur a charge of $50 plus applicable taxes.

Keys - Keys or access devices provided must remain secured and returned to their designated location. Loss of keys may result in replacement charges.

Service Calls to the Home - Non-emergency service calls outside normal office hours caused by guest negligence may incur additional charges. The Managers reserve the right to refuse service to anyone it considers may compromise the integrity of the property.

Theme Park Tickets - Information regarding third-party attractions may be available within the home.

Maximum Occupancy - Each unit has a maximum occupancy as noted in the listing. Exceeding this limit may result in immediate eviction. Occupancy is defined as any overnight guest.

Private Ownership - Homes are privately owned and furnished according to the owners’ tastes and preferences. The Managers cannot be held responsible for providing additional furnishings or equipment not presently available in the unit.

Maintenance and Force Majeure - No rebate can be approved based on circumstances beyond the Manager’s control. If the home becomes unavailable, a comparable accommodation may be substituted or a refund issued. The Managers and owners will not be liable for disruptions caused by events beyond their control.

Governing Law - This agreement is governed by the laws of the State of Florida. By acknowledging this agreement, the Guest confirms they have read and agree to these Terms and Conditions and are responsible for compliance by all occupants.

Please note the person acknowledging this rental agreement must be the lead name on the booking. PHOTO ID IS REQUIRED. A clear and legible copy of a valid driver’s license or passport must be provided.
